Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

golden that's awful for you. Surely a document that important ? should have been requested before now.
Sorry to hear of your delay Wow but it sounds as if you are almost there.
Loads of paperwork to read on the place we are buying, very thorough but I'm a bit 'so what' about a lot of it. It seems to be a very recent thing. We have bought old properties before and I can't remember such a backlog of ancient bumph with them.
As I just have to have something to worry about - half the house has gone in first load, I'm now worried I case the rest won't fit in tomorrow! But out of sight out of mind.Grin

Thanks Fenella - I've started ringing round and putting move-related stuff in motion already. Nothing that can't be unraveled if necessary, but otherwise it'll be a scramble.

JT05- yes really annoying and the outcome of this document won't change anything to do with the sale. Apparently the person who needs to retrieve the document is a jobsworth type person and has said if the solicitor badgers them for it they will take even longer to get it. Quite why it takes 2 weeks to e-mail a document is really frustrating.
On a positive side I suppose it gives us another week or two to continue to declutter even more. At least the removal people are doing the packing so we aren't surrounded by boxes.

Wowfudge- hope the blips are sorted!

Just checking in - though we have been away for the weekend so no real progress here. We still haven't actually made an offer! But we hope to instruct EA and make an initial offer this week.

Fenella 12 viewings sounds amazing am sure you will get offer but I know I would be extremely anxious too - have you had any feedback from the EA yet? I wonder if they follow up with everyone - you would like to think so !? Though the agent selling the house we want seems so laid back it's quite unnerving!

Well, we are on the last lap now: exchanged late this afternoon. I am now shattered - I think the stress and adrenaline we're keeping me going. Removals booked and paid for.

How's everyone else getting on?

That's great Wowfudge and gives me some hope! Our move has been delayed for 2 weeks now due to a document which still hasn't arrived. Our buyers solicitor has flagged something up as a potential problem (which isn't) and seems to be being deliberately difficult. Some of the e-mails he has written to our solicitors are so abrupt and rude. Our Estate Agent has been brilliant but the solicitors not so.

Moved out today! Stuff in storage! Sitting in a hotel! Bliss. Plan to sleep at least 12 hours.

We went to our solicitors to sign draft contracts. We are ready to exchange and complete as soon as possible. I can't believe it's all gone so fast in the end.

Wow fudge that's great news, the end is in sight, actually I'm sure I recognise your name from an old thread (somebody was asking about the area) and I'm pretty sure we're in the same town!

That must be really frustrating about that document! Such a waste of time especially is its not actually relevant!

2 more sleeps until we move, packing has not been fun, especially with the kids on school holidays. But I'm getting there.

Quite possibly tickley! When we started off, we were looking at relocating darn sarf, but things changed shortly after our house went on the market. We're moving up the road, but more rural than suburban and a beautiful house. Really looking forward to it after more than six months thinking about it, researching it, yadda, yadda!

Our purchase has had it all - if I go into detail I'll out myself, but it has been so drawn out.

golden I suspect it's all designed so things move at his pace. Hope you get things resolved soon Flowers

Congrats Wow and JT05.

We have found a house that we really want to buy - it is at the top end of our budget and in a village in the right catchment area but ours isn't on the market yet - argh. Photos were taken yesterday by the estate agent but we haven't received our ad to proof yet so we are going to chase that first thing tomorrow morning then make sure they put it online asap and hope we find a buyer before anyone else buys it.

It is highly unlikely in the area we are looking at and it is SO much nicer than everything else we have looked at. We have offered her the asking price but the vendor has, understandably, said she is keeping it on the market for now as we can't proceed. Keep your fingers crossed for me.

Waves nervously
We have gone on the market today. I'm terrified. Hoping the viewers come soon while the house is tidy after cleaning and decluttering for photos yesterday morning. Any tips on keeping the house tidy with 2 kids would be very welcome.
I want to start looking at houses but don't want to get too disappointed if we lose it because we haven't sold. Is there a right order to do things?

Hi Sweet, it sounds like we are in a similar position. I think it is probably sensible to keep an eye on the market online but not get too fixated on a property - like I have just done - but I have to say that actually viewing several in our price range already has helped us get a sense of what we can get for our money so that we know when we have found one we want to offer on. I also want to keep our house tidy now we have done the decluttering for photos.

The vendor - it is Purple Bricks, an online agency, so I don't think they care either way! We are planning to put ours on at the top end of what we think it is worth but we would take less now, if that was on the cards, if it meant a quick sale.

JT05- hurray!

Just when we think we are on a home straight and so close to moving, our solicitor has thrown yet another spanner in the works. She now thinks we might get clobbered for an extra £35,000 for the SDLT tax. Property has a couple of very small outbuildings. She has been dealing with our move for 10 months and decided to tell us this after the cut off date of 31st March. It was just casually thrown in at the end of an e-mail. We can't magic up that sort of money! DH is fuming.

golden I've just been reading about extra stamp duty on granny annexes- I don't know if this is why your solicitor is saying that now- but the key to whether it is applicable seems to be if the annex is worth over £40k and could be sold as a separate dwelling.

I can't imagine, but don't know for sure, that that would apply to outbuildings- if it does then a lot of buyers/ sellers of farm type properties are going to struggle because of this.

We went on the market yesterday, how long did people have to wait to get viewings? I am so desperate to sell (how long is a piece of string I suppose).

We are in rented and it's our old empty family home.

sweetpea we have started viewings just so that we can keep an eye on prices and what we can get for our money. We told the estate agents our position and as long as we are marketing, they were happy to do viewings.

Thanks Bear- yes ours is a former farm type property but none of the small outbuildings can be accessed separately. Surely the EA, both solicitors and owners would have flagged this up before now and certainly before the 31st cut off date. I have scoured the Government advice on this and I am sure it can't apply to the property we are buying as it will be our only property and residence.

Some good news is that the document our buyers solicitor waited for has arrived earlier than expected. It proves exactly what we said all along and supports the other documents we have. What a complete waste of time that was. We could have moved this week.

I am trying to sell and buy- house on market for 2 weeks, and only 3 people looked, one halfhearted offer from someone whose chain had just fallen apart. We offered on one we like but it's still on the market, until WE get our house under offer. Not totally in love with it, but haven't seen any better and now lost the will to look at any more- what's the point? [hmmm]

Now someone wants to see it tomorrow, so need to do some tidying- got 2 teenagers at home on school hols while DP and I out at work!! Feeling really tired and demotivated about it all....Flowers to all struggling to move on with your lives!

I hope it picks up, there have been so many holidays, I somehow thought that people wouldn't jump ship for the whole month! Or maybe they just aren't interested. We reduced the price, the agent suggested the initial price which we thought was quite high, and then agreed the need to reduce it quite quickly.

At least there are some flowers out in the front garden, though they are being blasted by wind and rain right now!

I really want to get moving, but can't be bothered with all this cleaning and nagging the family to help. To be fair, they have done more than I expected at first which is nice.
