Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

Maxy hope you get a buyer soon, my son is on the spectrum too so understand just how stressful moving is for them (and us!).

Thanks Pippa. We should really be exchanging this week but am just hearing nothing from solicitors to give an entry date.

We have heard nothing back from our offer - assume they are mortally offended Grin. House next door sat on the market for 2 years until it sold with a hefty reduction so I suppose they will need to give careful consideration as to whether it's better to sit it out or accept. Maybe we will never hear back Grin

We have a response from our broker!! She has spoken to the underwriter and when they did another credit check the report her end still shows defaults as not satisfied 🤔 However she will support my case with the two reports I have sent saying I have no debts and everything is satisfied. It has now been passed to have the offer assessed and fingers crossed we should get an offer. Thank god we used a lender who manually assesses applications

Well, our vendor who has dragged our sale out for months has said we need to exchange and completed within the next 10 days or they will remarket the house! Our buyer, myself and DH all work full time, the DC have school here and we have a holiday booked. V annoyed tonight.

Hope someone gets some good news soon!

DH came home last night after calling into the etsate agents telling them if we sold for 10k less will it sell any quicker - she tried to dissuade him as they do always always sell but he has done some finances and is prepared for it to cost him a bit of money if it means it sells quicker. We just all want to be together. The other option s to leave it empty and change insurance. We have family and an excellent neighbour that can also keep an eye on things.

I was so looking forward to starting our new life and felt so sad about staying here on my own as never really see anyone. Gosh sounds like a right sob story!

I can't believe the vendors Pippa! We are falling over ourseleves to be reasonable.

We have a second viewing from a couple tonight who are very keen and someone else who mistakenly arrived this morning to view (I wasn't even dressed ha ha) but he is going to make an appointment to come again.

I never realised how tiring it all was.

Meanwhile poor DH is getting himself all stressed trying to juggle everything in his head.

We found out there has been some misinformation in our chain, apparently they thought we were first time buyers 🤔 Our chain isn't ready as still some enquiries going on.
Broker emailed again today and said our case has been passed on for final checks pre offer 🙏🏻🙏🏻

We still have heard nothing about our offer despite emailing it nearly 48 hours ago. 🤔. Didn't even receive an acknowledgement.

Am checking rightmove to look for other places to view

That's bad Gobbolino. Are you going to chase the EA? Nothing much happening here. I have prepared my huge file for the 3 hour face to face mortgage appointment tomorrow. After that, I guess we arrange for a survey but first I'll check what's going on in the rest of the chain. Sending positive vibes to everyone.

I think so, puggy. DH is off today (rare day off with no on call or bloody patient issues) so I'm not minded to waste it trying to chase up by phone and being given the run around. I think I'll just send a text asking if they got my email (sent offer by email as wanted to be really clear what the basis of the offer was and what the builder had said needed fixed re: damp etc)?

Really hope things get moving for everyone soon.
We had the rescheduled viewing yesterday but no feedback yet. Also no offers forth coming from the couple who were sorting out their mortgage or the people who are desperate to live in this area. The wait continues. Thankfully no other interest in the house we want to buy.

The market seems pretty stagnant right now. Hope you get some good feedback and and offer from these viewers Gobbolino. It's so disheartening getting nothing back. At least the place you want is still on the market

My buyer received their mortgage offer yesterday so now it's all go. We all want to complete at the end of next month so our solicitors need to pick up the pace a bit. Our draft contracts should be with us today, I've paid for the searches on the place we're buying and I guess we just need to see if our buyers are going to go for a structural survey (we're not bothering).

Very much hoping this continues to be hassle-free but I'm not holding my breath!

The house was hugely over-priced. This isn't some random conclusion we have come to but after taking advice from the builder on damp etc and also carefully analysing what other properties have sold for. One next door sold for £585k less than two years ago. In better decorative order but these vendors want £750k Hmm.

DH has a client relationship manager at the bank who is really helpful. He has sorted out the increase in mortgage and also liased with underwriters. Obviously any value woukd he based on a full survey but their desktop valuations for this house are no where near 750.

There is a history of houses like this sitting on the market in this area for 2 years+ before selling at around 85% - 87%. Our offer was 85% so not so laughably minuscule that we don't even deserve an acknowledgement of it, surely Hmm

Gobbolino - they should definitely have acknowledged it. Frustrating for you not to know where you stand. If it were me I'd be chasing but I have no patience at all.

It sounds like they would be silly to turn it down, Gobbolino. People do get greedy though.

We are still in limbo, not quite ready to exchange apparently, despite our vendor's ultimatum and I am back looking on RightMove in case it all falls through! But as we don't have to move and with all the uncertainty surrounding Brexit, we might stay put if the chain collapses. I would feel terrible for our buyer, she has wanted to buy in our area for a while and had a sale fall through before.

I think some people are in denial about the value of houses sometimes. Our friend who lives in a flat next to us, same build, similar size although different layout. They have a tiny dark kitchen and third floor with no lift, although they have a parking space. We have a bigger lighter and airier kitchen on 2nd floor but no parking space. We were on for OIRO £345 and accepted £342k. They were on for £350k and declined £348k. Other flats brighter, airier and bigger than theirs are going for no more than £345-350... I don't know what they are expecting. Odd expectations.

Ironically, the estate agent said they could be interested in our house. I'll just ignore any offer they make Grin childish

Pippa, well our chain is now looking even shakier. Despite selling our property in April, our solicitor informs us that our buyer isn't actually ready to exchange because they have not received the completed search results yet! I cannot believe that they have not been done yet.

DH and I are seriously considering staying out fur a year. Then starting looking again. If we see a house we like on rightmove, we'll stick a note through the vendor's door

I think we might pippa. We are not desperate, desperate to move and have just fully refurbed the house so quite happy to have a chance to enjoy it for a bit. We'll keep a general eye on the market but just going to enjoy the summer as much as we can with the awful weather Grin.

Not heard anything from the estate agent at all so we can assume that our offer is rejected and no counter, I think as that is nearly 4 days since we made it.

We'll keep a general eye on this house too. Won't say to keep us updated as think it might make us look to keen and I'm sure they will magic some spurious "offer" up from somewhere but if it's still on the market in 3 months, we'll ask what is happening. Quite nice not to worry about dragging 3 DCs age 3 and under round for viewings etc Grin

Sorry for going awol but I'm feeling same as all of you. It's just so frustrating

After dropping price to £475k we've had 3 offers (£485k, £475k and £450k). We declined £450k but they were the only people ready to proceed. So we're still offering viewings and had quite a lot (all with same feedback about busy road) but as soon as one of other buyers get theirs sold then we can proceed.

But exclusivity on house were buying ended and they have people who want to view. We managed to negotiate another week or so but worried it's all going to fall through. If we don't get the house we won't move. Feeling pretty fed up.

gobolino I'm up for a Facebook group as long as none of you steal my house Grin

Getting so blooming frustrated...it is all so stagnant our end. Just had our DIP referred to a senior underwriter...needed payslip, bank statements,accounts from private work and a nationwide certificate from our accountant to fill in.
We need to take them to branch so they can scan them and email them over...
It takes 48hours but the woman dealing with our mortgage is in today then again Tuesday!!!!! Then goes to underwriter for another 48hours...still not had valuation on the house we are buying...I am worried that the vendor is going to lose faith in us.
This has been going on 2 months now :-( argh.

I am also up for a Facebook account.
