Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

Sorry I've gone awol. Work has been manic, ds1 had an op, and many other things!
We're still on market. Had a viewing on Sunday (yesterday) so fingers crossed they put in an offer. We are now approaching the end of our contracted agreement with the EA and not sure what to do. Do we change, stay with them, change our asking price? Anyone else in a similar position?

Oh Gobbolin, sounds dodgy! Sweet pea, I'm not sure there's much benefit in changing agents (been there and done that in the past). How long have you been on the market? If you're still getting viewers that's a good thing. The people who came yesterday want to view again tomorrow evening. They love the house but the only reservation is the parking. We have a single drive and park on the street too. In fairness, that was our compromise when we moved here but we have never had any problems parking. They only need to sell one of their houses and the EA thinks it should sell quickly. Well they would say that I guess. Dreading showing them around as we are mid packing for hols and both kids will be revising, plus I'm not cut out to be an EA.

Good luck Puggy I'm sure you will be absolutely fine. I wouldn't worry about the packing.
Well our weekend viewers won't be putting an offer in. I've only been on 10 weeks and it's really getting me down.
We have signed with the EA a set fee rather than a percentage so not sure if they have the incentive to go for a good price or if they just want it sold.

Does anyone feel that the market has slowed a little or is it just round my way?
On our street there are 4 properties on the market, all been up for 6-14 weeks and still all for sale. Is it the EU vote possibly?

The market round here seems to be much as it has been all year. Not much on. When things come up, the sensibly priced and not horrendous stuff is going quickly and the overpriced and otherwise hard to sell is going nowhere.

The overpriced and difficult houses keep changing agents, but it's not the agent that's the issue. The extremely overpriced house on my street has just changed agent and dropped their asking price ever so slightly. They're now asking £315k rather than £320k, on a street where the most anything has ever sold for was £275k (and it was really lovely). This one has swirly carpets and fake beams. I'm not sure the new agent will make any difference for them.

Feeling nervous about this evenings second viewing. I know they love the house and hope that they accept the compromise is the parking. There's nothing else I can do about it. If the house came with a huge drive way it would be worth a whole lot more. I am probably over thinking. We have an off road parking space, a large garage and added storage room, two loft spaces plus they are used to Victorian houses so won't be scared of the Again and open fires etc.

I spoke to the second agent yesterday about the house - they knew nothing about an offer and I could tell they thought the vendor and/or the other agents were lying. They called the vendor who know says he wants 40k above what I was told the minimum was last week. I said I didn't want to make an offer but tiler me know if anything changed. However, I think this is rxCtky the kind of situation where 10 minutes before exchBge, the vendor woukd suddenly demand another 100k. So we are reluctantly just leaving things

Aarrghhhh - there is nothing else we can see at all we want to buy

Going to see a house today which is having the photos taken ready to be put on. It hasn't had any work done since 1957! Although it has been maintained etc by the nice old lady owner.

Gobbolin, sounds like the owners of the house you were interested in are playing a silly game. Maybe the house you view today might be the one. Sometimes things are meant to be.

An old guy just knocked at the door and asked if he could have a leaflet about the house as he was looking for a house in the area! I was a little wary but closed the door and fetched him the lovely glossy EA brochure... Hope he's not a psycho!

I sent a detailed email with my feedback from the weekend and the estate agent thanked me profusely. I was shocked when he told me that loads of viewers just dodge phone calls. How rude.

I am feeling happier today. I had lots of Wine last night with a good friend and think we dodged a bullet with that house.

I am off to see another house tomorrow before it goes on the market. Walked up with the girls in the pram whilst DS is at nursery and it is a lovely plot. The old lady has lived in it since 1957 (that will be a full rewire then, says the builder glumly Grin) but I'm worried that they won't price all this into the asking price as it is quite a prestigious address as the estate agent keeps reminding g me Hmm. Plus there is a history round here of elderly people being under the illusion that their house is worth eleventy billion pounds and they sit on the market for two years until they see sense.

Anyway. How did your second viewing go puggy?

I don't think it's just where you are that there's a history of elderly people sitting in houses that need to be completely redone imagining that they're worth about 300% of what they are.

I love the whole EA speak: prestigious address. Grin

I think the viewing went OK. There were lots of them (a blended family moving in together). I think the lady and her girls are keen but I know the man is looking for a large garage. They were here a while and spent a very long time outside in a line looking up at the house. Maybe they were assessing road noise, which I never notice but all of a sudden sounded louder. They are a lovely family but I guess it's a big decision bringing two families together and everyone needs to be happy. She's is putting her house on with my EA so that's a good sign.

No feedback from yesterday but two more viewings booked in. One for Saturday and one next week. We will be away so only have to leave the house tidy. The people who came yesterday are going on the market with my EA but don't have their photos until next week. I am mentally moving in to a house we can't even offer on yet but I will keep their EA up to speed. I have a good rapport with her as we bought through them last time and she knows we are not flaky. Hope everyone else is OK.

went to have my viewing today. Had to do a usain bolt up the road from our music class. Got there and it was the 91 year old owner's first day with her new hearing aids. I had brought my 3 year old, 2 year old and 5 month old so that was Shock Grin

Basically, they want the same as another house that just sold down the road but is 1.5k sqf bigger and has more original features (Victorian. This is a 1930s). By the time you pay stamp duty and do this one up, it would break the ceiling price in this area by tons. I dint think a developer will be interested as the additional stamp duty plus doing up costs make it even less profitable.

My face was Shock. The agent quickly said they might come down but loads of people will be interested. I said that was fine. DH is going to look at it tomorrow.
