Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

OP posts:

Oops!! In getting very confused indeed with all the emails flying around (am deaf so don't use the phone) and it was Your Move that asked about mortgage advisors not Connells!!

Mummyme87 · 04/05/2016 15:24

All the estate agents I have viewed with ask me to see their mortgage advisor. I swiftly tell them to do one.

Got a letter confirming that our offer has been accepted but it also says our sellers have not got anything yet. The long process continues

velocitygir1 · 04/05/2016 17:10

Just had a powwow with my EA. lots of feedback and two second viewings :-) one said 10k under asking price which we kind of expected in honesty.
The crazy lady has withdrawn her offer and found somewhere else...dodged a bullet there I tell you!

Ea can't get hold of two viewers even though he's left 2 messages...so we shall see.

Ea also has a house coming on that ticks all our boxes...we get first refusal so will take a look deffo, sad it's a couple splitting up though :-(

puggymummy1 · 04/05/2016 17:30

Finally have a bit of feedback. Viewer one - she likes it but he has reservations, viewer two, didn't like the parking and said house too close to the road (we are a Victorian house on a village high street. Viewer three, he likes it and Mrs was poorly and coming next Tuesday. Viewer four came today when I was at work, so no feedback yet. House we like still for sale and nothing new to the market. No more viewings booked in. Suppose I better keep the house tidy just in case. I wonder if we will get any more viewings.

bexleyboop · 04/05/2016 19:55

Oh ffs... Dh got to Connells to be lectured at about their mortgages for an hour, despite being told he was there to discuss the offer. Then, after all of that, the branch manager wouldn't even discuss the offer anyway!

We're to expect a phone call tomorrow if the vendors have accepted the same offer this time, but now we're being given the run around about their circumstances - the agent who showed us around said they had already found a property, potentially a new build, and they only had 4 weeks to sell the house. The branch manager is now suggesting that they haven't yet found a property to buy.Confused

I'm going to go hide in a corner somewhere now. So fed up.

puggymummy1 · 04/05/2016 19:56

Oh Bexley, what a nightmare!

puggymummy1 · 05/05/2016 10:25

Feedback from yesterday is that house too close to the road and not big enough. House is huge I think and the road is a village high street and is very quiet. Last hope remaining is the viewing of the wife of the husband who viewed on Tuesday. I suppose it's passed the man test so we will see. Other than that, nothing else booked in. Lord knows why I am cleaning today!

Mummyme87 · 05/05/2016 11:44

Puggy, it only takes one viewer to make an offer.
It took us about 8 viewings and a price drop to get two offers. Lots of people liked our flat but we have no allocated parking and no lift to our floor (2nd floor).
Someone will turn up who loves it

puggymummy1 · 05/05/2016 11:52

Thanks Mummy. I swore I wouldn't be negative but... Smile

puggymummy1 · 05/05/2016 15:38

So, there's a house we are viewing this weekend that's back on the market. Total opposite to the house we looked at last week which was 17c cottage with no parking. This is a fairly new eco house with an unconventional layout and it's been on and off the market. No traffic and parking. No garage to store all the crap in though.

Mummyme87 · 05/05/2016 18:03

Ahhh so our buyers have started with enquiries about the flat. I'm feeling nervous

puggymummy1 · 05/05/2016 18:47

Is it just standard stuff Mummy?

Mummyme87 · 05/05/2016 20:20

I think so, questions about our parking situation. Meh

puggymummy1 · 05/05/2016 21:26

Ah, what is your parking situation?

puggymummy1 · 05/05/2016 21:57

The cottage we liked is under offer! Bollocks! Nice of the EA to tell me especially as I spoke with them today as they are also my EA! Balls!

Mummyme87 · 05/05/2016 23:03

We live in new build flat and have no allocated parking. We rent a space quite cheaply. There are non enforced visitors spaces and road outside of block is free outside of mon to fri 10-4. They knew all this when they made the offer

puggymummy1 · 06/05/2016 06:52

Don't panic Mummy, they just need to confirm what they have been told.

bexleyboop · 06/05/2016 10:52

They've accepted the original offer we made! Hearing different things again about their situation though - apparently they've not made their minds up between 2 different new builds.

Not heard anything off our buyers about surveys etc. Not sure whether they're waiting for stuff off our solicitor or what?! I think I'll have to get our agent to chase them next week.

Oh, DH has just told me we've got 800 quid on the credit card cause he had to pay his car insurance. If that affects our mortgage we could be screwed. His parents have offered us some money towards the house, but they might be paying that off too now :( Stupid DH. Wouldn't mind, but I'm a SAHM with very little income (I work about 2.5 days a month) so the money all comes down to him, but equally he doesn't let me help budget etc and he's awful with money. I swear if this cc affects the mortgage I'm going to screw!

Mummyme87 · 06/05/2016 11:10

Bexley, our mortgage company said they aren't bothered about small amounts like under 2k on cc as long as it's paid off by the time the mortgage starts

bexleyboop · 06/05/2016 11:34

mummy I hope that's the case with ours! He's in the bottom of his overdraft too I've just discovered. I could honestly swing for him! His parents paid of 10k of debt earlier this year so we could afford to move, and they're giving us 15k to be able to move to this nicer area - I hate it :(

Although I have managed to talk him in to looking at a nursery for DS who's 2 when we move, so I can go back to work... if I can find a job in Northampton that is.

Hope your buyers don't cause too many headaches for you with questions - it's horrible isn't it, when they start to "pry" lol!

Spickle · 06/05/2016 13:48

Bexley - I work in a conveyancing firm. All the mortgage offers I see now want credit cards paid of within 30 days of completion (you have to provide written evidence that it's been paid off).

Does your mortgage lender know about the gifted deposit? Both the lender and your solicitor will need to be advised of this, as there are a few rules you have to adhere to.

Spickle · 06/05/2016 13:49

paid off

bexleyboop · 06/05/2016 22:16

spickle Thanks for that info :)

They do indeed, we had a similar situation when we bought our current house so we know they need letters from the in laws about where the money has come from etc.

The way things are looking, it appears that we'll be needing a smaller amount from them than 15k anyway.

puggymummy1 · 07/05/2016 12:54

Viewed eco house today. They're getting lots of viewings, five today alone. It's fair to say that they didn't clean up to the same standards as me and it's not dressed nicely. We didn't love it like we did the cottage and the finish wasn't brilliant but we could still make it our own and we'd save £175 per month on bills alone. However, we have no more viewings now until Tuesday so we aren't close to any offers.

velocitygir1 · 08/05/2016 15:38

So just showed my last viewers round and they seemed to love to house!!! So hoping/praying for a good offer.

No more booked in so hoping for some EA good news next week.

We viewed 2 properties on Friday , was supposed to be 4 but dixons messed up and there was only one person in the office-doesn't instill me with confidence.

Anyway 1st house was stunning, perfect bar having no garden just a yard and parking would be a pain. 2nd one was way to small.

So got to view a few more next week and talk to our financial advisor...I'm fed up already lol.

Gutted about the cottage puggly :-( so is the Eco house a no go? Or a maybe?
