Great news on the exchange take what a huge relief it must be.

How long after a 2nd viewing would you leave it to get feedback?

I waited patiently today hoping to hear, but nothing, using online agent, so either leave it or text the viewer as have her number ahhhhhhh don't know what to do Confused

Yes, good news take.

We had feedback, and an offer the day after the second viewing lady. Fingers crossed you hear something soon.

We are going backwards and forwards on renting something now or waiting until we actually exchange. The houses we want to view, let alone live in are few and far between.

I have found one I would be happy with, 6 miles from the school we want, long term landlord (something he inherited and rents out, unlikely to sell, been a rental property for 7 years).

I have arranged to view it. The agent tells me they need 4 weeks to get the references/lease together which is slightly worrying as asking for 2-3 weeks from exchange to completion is 'unusual' according to my solicitor.

We don't mind paying for two houses for a few months if necessary but I wouldn't want to do it for longer than five months. A crystal ball would be useful.

There is an awful lot of variables and 'what ifs' and I'm not sure I am the sort of person who handles uncertainty well.
However bigger all I can do about it.

I bit the bullet and rang the couple who came on the second viewing Sunday, left a bright and breezy message, that was this afternoon.

Not heard anything, so guessing it wasn't right for them, just be nice to know.

I know it's much easier said than done but ringing viewers is a bad move. The brightest, breeziest message still sounds like your a bit desperate to sell.

It's the massive downside of using and online agency as a traditional one can be pushier to get feedback but you have to work on the theory that they'll come back to you if they're interested.

It's a horrible process, been there with the phone checking, but unfortunately there's a lot of nosey time wasters out there.

Feedback tends to be quite quick with a traditional agency as, even if your house is no good for a viewer, the EA is keen to find out why in order to find them something else, which means you get to hear what they think too.

This is the big reason why I don't like online agencies- it's all too impersonal and they aren't bothered if your property sells or not. IMO they're fine if the property sells quickly but not if it doesn't- the problem is predicting that.

Oh god apparantly my buyer is coming round on Saturday to talk to me, measure up the house, and see how things work. She also wants to talk to me about the cost of white goods.

Feel like its a job interview wtih really horrible consequences attached if I get it wrong plus I'll have a 3 year old ,, a stroppy 10 year old and huge heaps of boxes everywhere.

I don't mind her visiting but this sounds like an inquisition :(

I am expecting a visit too Lists - with a relative who is a surveyor, in addition to their normal survey.

I think yours sounds better than mine!

Good news though, my work is fairly specialised and there is a perfect 1/2 time job advertised within 10 miles of where we want to move. I have spent the morning writing my application.

Does anyone agree that this is slow - my agent has suggested that my solicitor needs to pull his finger out. Solicitor is a local firm who we have used for years, but the partner who looked after us has retired.

I spoke to the new chap when we appointed him and wasn't massively impressed by his manner, didn't really feel like I was talking to someone I was paying/meant to be on my side but I carried on and appointed him. Fees of £850 to sell.

Appointed on Tuesday morning, forms received 4 days later. Forms returned on Monday and contracts have not yet been sent out.

Agent (well regarded local firm, never heard a bad word said about them) thinks Solicitor should be responding within 48 hours and that he has already added a week to the process.

I phoned his secretary who said my file is in the dictation pile although she doesn't know that it contains the draft contracts and she should get round to it tomorrow.

So - normal timeframe or is this verging on arrogant solicitor being too slow?

Hope the visit goes well lavender. We have now had 2 surveyors and 1 builder crawl round our house! We've just delivered the second lot of questions to our solicitor - same answers as we gave in the first place!

We are being very pessimistic and feel they are either going to pull out or ask for a reduction!

I am feeling very stressed!

lavender unfortunately it sounds normal, I usually go to hassle of turning up with paperwork at the office just to try and speed it up, never works!

Frustrating as hell.

I did get feedback today from viewers who came twice - they said they loved it and it is a beautiful home, but they are still weighing up their options Hmm
However couple who viewed yesterday called today and they loved it too, and want to put offer in, but they haven't sold. We talked figures, but I basically said we will talk again once they have sold... Think that's the right thing to say Smile

Really disappointing lady - his manner is something else. I wouldn't mind if I had gone for a cheap as chips firm.

If my agent (who I respect more than the solicitor) thinks he is dragging it out next week I will ask for my file to be transferred to the office in the same town as the agent as the firm is one they recommend, just not the office I have used.

Very tricky when someone loves it but hasn't sold. A dear friend has 'had a buyer' who has yet to sell for almost a year! Her house is overpriced and so she is hanging on.

I would say the same as you I think. Time wasters are annoying, amazing the number of people who can find the time to view when they are not quite in a position to go ahead. I am always scrambling around for every spare minute and it really wouldn't enter my head to waste my time viewing if I couldn't put an offer in on something I liked.

Instructed solicitor on 26th
Received papers on 27th
Returned papers on Friday 29the

We've just had our buyer come round and she received the contract from her solicitor on Thursday 4th which presumably means our solicitor sent paperwork out on Monday or Tuesday

Oh god I am so glad she's gone. I hate pepole going round our house even though it won't be our house for much longer!

Hello!

I lost this thread for a bit. Hope you're all well.

Our buyer has come up with a few questions. One of which is "there is significant work to bring the electrics up to building regs". So he not asked for any money off yet but I'm waiting for him to do that! I'm definitely going to say no. He is the one who looked around a fairly priced 1930s house and offered 10k over asking price. I can't afford to go any lower.

In other news we've found a house we love. It's lush, in a village we thought we'd get nowhere near. It's on for 315k. We offered 305 and said we'll be completed by end of March so will be in rented and chain free. The genius estate agent told the sellers that we'd want to complete on theirs asap. They responded to say they felt that was too much pressure as they've not found anywhere yet so wanted more like the asking price. We came up to 310k and have said there's no pressure, we're happy to stay at MIL until we're ready to go. I'm so annoyed she told them that we were dying to move asap. Grrrr. Waiting to hear back. I'm really really hoping we get it.

Clocks we are in a similar position re: the selling. Our buyer offered substantially lower than the asking price. Now the paperwork is nearing its end and the survey has been done, everything is quiet, no comments re the survey.
We are expecting them to suddenly ask for money off!

I hate the phone ringing, I'm so pleased it's Sunday and no one can ring with bad news!

Your EA comment just shows ' trust no one'!

What will your response be if your buyers drop the price? I'd like to think I'll hold my nerve! We had 3 great offers within days so I'm not concerned about selling. It might just mean we're a few weeks behind, which actually suits us!

We will refuse to drop the price, considering the huge drop at offer stage and, as we are downsizing, we can wait for another buyer.

They have invested the time and money in the purchase, so far.

However, it would be great to see things settled and to get on with our lives!

I am an overthinker and can easily wind myself up into anxiety! DH is very calm about the whole process.

Hi folks,
not posted on here for a while. Hope everyone is doing OK! We thought we were close but now, after several weeks of silence, our buyers have raised potential issues. They want us to pay to have our boiler serviced (fair enough, it's not been done for a few years). Our solicitor can't find a FENSA certificate I'm sure I sent her - not sure how long it takes if I have to order a replacement? Plus they want some kind of completion certificate for an extension done 20 years before we moved here! argh. The rest of the chain (especially the bottom, who are in rented) is anxious to move I think so any serious delays could mean it falls apart..

Oh no Paddington! Nightmare! People bring up the randomest crap which you'd never even think of!

Mine want some proof that the chimney breast was removed by a professional. Urrrrr I literally have no idea when it was even done. The ceiling is fully 70s swirls so I'd imagine a while ago!

We had an offer accepted on a house today! It was asking price which is annoying but its in an excellent area (tiny tiny gorgeous village) with fab schools, in a corner cul-de-sac, and is better than what we have now. We never dreamed wed be able to have all of those things! Amazing.

Paddington I had to order a fensa certificate for a property owned by my boss. It was £12 and took about 10 days to come through if I recall correctly. You can order them from tehir websites.

After 75 viewings over 8 months we have finally accepted an offer on our house. The people buying it have already sold their house too so no chain either side. If it all goes ahead how soon could we actually move?
I am trying not to get too excited in case it all collapses (like our 'sale' last year).

I have noticed people viewing over the winter months seems much more serious than the summer ones. We had a flurry of second viewings recently too. I hope other people's luck has also changed.

We hope we are on the last bit before exchange. Beginning to allow myself to a bit hopeful!
