We now have a mortgage, have done a survey on where we are buyer and instructed a solicitor.
They are surveying ours tomorrow. I know how it will go- we want x amount knocked off for xyz. Buyer is buy to let and wanted originally to be in by march 31 St to avoid the stamp duty. Now he wants to be in by the eleventh of march. I can't afford to go any lower, how desperate do you think he is?!

Our buyers are now asking us to pay for indemnity insurance... to cover the fact we have no completion certificate for our dining extension. It was done in the mid 80s, 20 years before we moved here!! The quote was just over £100. Tempted to tell them no!! Oh, and they say they want to move next week!!

Paddington how can your buyers move so soon? Have you exchanged. If so you don't have to pay for their indemnity.

JT no we haven't exchanged yet. Only just got the contract to sign! I don't see how they can expect to move next week (they are keen to as it's half term).

row and Paddington my buyer (i think) wants me to pay for indemnity for a chimney breast removal which I would estimate (from the artexed ceilings) was done in the 80s. plus they've heavily hinted that they will have to spend a lot of money on the electrics to bring it up to building regs.

I'm saying no way. You offer well over asking price on an old house, that's what happens, nowhere is up to building regs unless it's brand new. Our Sellers are going to take forever to even find anywhere so if our buyer pulls out I'll just put it back on the market and not have to go into rented.

Have been rooting through the documents the previous owner of our house left behind. - thought there might be something I'd overlooked. Found an old indemnity insurance policy, in their names, from 2001!

Row if I understand you correctly, your buyer is BTL and wants you house cheaply and is asking money off post survey?

I would think that the new tax is making him pretty desperate! He has to get a good return on BTL rental and it will take years to recoup the extra tax if he can't strike a deal with you.
Don't reduce you price any more!

We thought our buyer would try to reduce post survey, and we had already decided to be tough as she had got the house with money off already.
She is fine with the survey, not worried about negative comments. So the same might be for you.

JT05, yes btl. He already has other properties. We think he's moved the date from mar 31st to mar 11th because he has a tenant in mind for April 1st.

House was up originally for £79,950. We dropped it to £74,950 then to £73,000. Hrs offered £69,000 and we accepted as its been on the market for seven months with very little interest. Nothing is selling in my part of the country!

Surveyor came round and said its in no worse condition than any house of its age in the area. I reckon he's going to ask for money off towards the electrics and salt in the walls.

Fingers crossed he doesn't.

Paddington, I thought four weeks was pushing it but next week!?

It really depends on how desperate you are to move.

Another way of looking at it is that you've sold for 10k less than the asking price, but in the long term will you make that up in the profit you could make on your next house? You could wait another year and still have to accept a lower offer!

As I said, it's like playing poker!

Is the salt in the walls to do with efflorescence related to damp?

Can I rant about my buyer please?

She's still not instructed a surveyor. She keeps sending us nice emails saying she's "struggling" to choose one as its "so complicated and they all seem so nice" What? Just choose a bl**dy surveyor and send them in FFS. they are all regulated by the same people.

Second she sends us an email this morning saying she no long wants to buy washing machine, fridge freezer and dishwasher so please would we clear them out as she's decided to "fully replace the kitchen before she moves in" and "would it be alright to start stripping ours out as soon as we've exchanged so she can get on with it quickly". No it f*cking wouldn't. She'd also like to send someone in to measure up for kitchen sometime over the next week or so and "they will give you a ring to make an appointment"

Oh and apparantly she's going to "sit down and read all the searches tonight and then decide what to do about them" Confused What can she "do about them"

OK I don't mind if she wants someone to come in an MEASURE the kitchen but I'm not bl**dy well ripping it out before the money is in our solicitors account.

Rant, rant, rant... rage, rage, rage.

lists I feel you pain! Our buyer has had 6 visits! 3 with builders discussing the ripping out of most things and walls!

They intend to remodel quite a lot. I can understand why, although the house is modern and to our liking and lifestyle, it has huge potential.

On the plus side once exchanged I am going to cancel the window cleaner and do no more housework! Grin

JT05, salt due to everything in the area being built on reclaimed beach. Dampcourse doesn't stop it. First thing the buyer said when he came round was show us the salt! Rather hoping he bore that in mind when he offered us less.
Desperate to sell but not overly keen on being skint either.

Hello all! Good to hear some of you have had progress and I sympathise with those of you with annoying buyers. Well I will be off this thread now as we finally completed and moved into our new home this week. It's a complete renovation project, big Victorian townhouse (money pit!) but we still love it and I can honestly say the agony of the buying/selling process was all worth it in the end. But I'm definitely not moving again for at least 25 years Wink Good luck to you all!

Congratulations Pip, enjoy your new home. We embarked on a similar project 30 years ago, but sadly had to leave our beautifully renovated house for job move.

Now we're on the brink ( I hope) of leaving the house we moved to! I also have said ' never again' I hope I mean it this time!

So buyer has finally found a surveyor. He's coming next Friday and apparantly the survey will take him four hours! What will he be doing? Counting the bricks? Its only a 2 bedroom house!

dp thinks she's going to try to bring the price down :(

Four hours?! Our buyers surveyor was here ten minutes. We reckon he'll try to get the price dropped, he'll have done it cheaper than your lady's expensive survey!

Our guy that wants to be in by the 11th march still hasn't had the survey back, sorted his mortgage or met with the solicitor.Hmm

List Our buyers surveyor took 2.5 hours to thoroughly survey our 9 roomed house, plus two garages. Maybe yours is expecting lunch as well! 😀

lists mine had a survey like that, it still didn't bring anything up! He had to come back with separate people to find stuff (electrician etc).

I figure, she's investing about £800 in a survey, if you say no to reductions she'll be loath to pull out.

Surveyor coming Thursday to look at our electrics and salt/ damp.
Also working on the tight deadline/ survey expense means firstly they'll buy and secondly not pull out when we refuse to reduce.

Really p'd off! We asked our solicitor for an indication of exchange dates, no chain and 8 weeks into process.
Buyers solicitor responded with a question that they asked two weeks ago! We replied the same then as now. It is about something that is not on our property and we are not responsible for. No big deal and the buyer likes it!

I feel like pulling out and relisting.

JT05, when I bought my first house I managed to get the name and phone number of the buyer. We got a lot sorted without the solicitor and it meant we could both hurry them along as we had both sides of the info.

We are in touch with our buyer, but this is a piece of paper from the local council, which has little to do with our property. DH is having it e mailed to him, all done in under an hour!

I've comforted myself with a bit of retail therapy!

We have finally sold our house which has been on the market since early summer and only had two viewing. Early days but ftb so hopefully all will go OK. Only thing is all the houses we were interested in have sold. Just glad someone made an offer because no one seemed interested
