Great news lepaskilf.
No good news here unfortunately. Solicitors can't commit to a completion date yet as waiting on searches (could be two weeks, could be four ). We feel we have strung the waiting tenants along long enough and couldn't wait another four weeks. So we've decided to put our stuff in storage next week and move in with family for the remaining weeks. More cost and hassle but it seems the best option at this point.

We're supposed to exchange today - we heard this morning that our buyers' solicitors have got the 10% deposit and had "left a message with our client to get back to us and give the go ahead to release the funds" - is that normal? They've given their solicitor the money but are now not answering the phone to say their solicitor can shift the money to ours and start the process going (we are in a chain of 5). Am not succeeding in waiting very patiently.

Congrats to those who have managed to exchange / complete in the last week or so. I hope your moves go well.
Thanks for the advice on EAs. We had our preferred agent around at the weekend for photos and measurement and have EPC and floorplans later this week. The draft particulars arrived in the post today along with their Ts&Cs. The Ts&Cs are nonsense, so will have to go back and challenge / discuss them. They want 1.25% which I think is a bit steep too.
Have seen a few more houses, but only one really of interest.

DP is getting cold feet (again) about whether we should put on the market when there's really only one house we're interested in. The agent for that house rang a week ago just to see whether our house was on the market yet, we had told them what our offer would be and were told it was 'ridiculous' but maybe there's been no other interest?

Hi Cheminotte - our agents had 1.5% fee on the form and without our even asking they knocked it down to 1% so I would definitely negotiate that.

Our buyers pulled out yesterday, the day after we should have exchanged and just under 2 weeks before our moving date - after waiting for 6 months for the chain to be complete. We are gutted . . .

Hi guys - thanks so much for sympathy! They were buy-to-let buyers and had been waiting patiently for 6 months for the chain to complete, but decided that they could get the same return on a cheaper property - can't fault the logic but the timing is pretty rubbish!

Anyway, London being London we have 4 more viewings tomorrow so fingers crossed - we have been absolutely manic tidying the house today and all we need is one good offer to get us back in the running! Not sure what the rest of the chain is doing but hoping we can get back in there :)

Susanna that's awful. What a setback. Hopefully one of the other viewings produces an offer.
We found out on fri that a clause in the mortgage had been lifted allowing us to complete without having buy to let arrangements in place but unfortunately no one was ready to complete at such short notice. We are packing up ready to move on thurs. Most likely putting our stuff in storage and moving in with family but are meeting with solicitor tomorrow to sign and confirm that we won't be completing this week (it's too tight time-wise but a tiny part of me hasn't given up hope ??).

Susannah what a pain... Things move so quickly in London hopefully you'll have a new buyer this week.

I've chipped into this thread a couple of times but it is taking soooo long that lots of posters have come and gone Smile

We've had a complete chain since beginning of June and had a long protracted process getting mortgage approval as DH is self employed. Relatively short chain 1 property above the one we're buying, and one below ours.

We've all been good to go on and exchange for the last three weeks, but the ftb at the bottom hasn't yet had mortgage approval.... The valuation survey has apparently been instructed but it's not been booked in yet - that's been the message for the last three/ four weeks!

Heard on Saturday that there is a cash buyer now introduced who has been told that if they can get themselves sorted quickly they can buy the bottom of the chain ... So it's a bit of a race... And hopefully we'll exchange within a fortnight.

So bizarre that at the start of this we thought 15 August was a realistic date for completion, and here we are thinking it'll be the end of September at the earliest!

Susanna I hope someone will snap up your house. What a nightmare.
Well we had a mortgage but now we are buying a different house, the lender wants to have another look at finances (dh reckons it's to make sure we haven't blown all the money from our sale now that we are in rented Grin), I will admit in very nervous though. We had been making the effort to spend a bit less in the run up to applying originally but have gone a bit mad lately! Dh also has no idea about the new rules etc, whereas I keep reading (here of course!) about loads of people being turned down. Fingers crossed

Daring to join this thread as I have had an offer accepted on what I think is my almost ideal house. Slightly nervous as I've got to the survey stage before and things went wrong, with the house and with my chain.

This time my chain all seem to be making good progress and the house is modern, so fingers crossed!

Jobs for today:

  1. get in touch with a surveyor
  2. take steps to sell my ISAs as this house is the the absolute max I can scrape together.

We're still here, just. I haven't said much because it was all pants.
The valuation has been done (last week) and we're (fingers crossed) in the last bit. Feel I've really dropped the ball in chasing people as we've been dealing with other stuff.

Congrats to everyone who has exchanged, I dropped off the thread as nothing was happening but we're edging closer towards a moving date (hopefully), previous buyer dropped out, new one wanted an extended lease so waiting on that now, vendor restless.

Baby 3 is due mid dec, chances it'll be here before we're in the house?!

Hope you are all seeing some progress, sometimes it's hard to know if anything is happening, and who should be doing something next, I find.

I have instructed solicitor to get searches under way. I'm undecided what to do about survey, the quote I got is VERY expensive and it's a modern house.

I don't think solicitor has received draft contract yet. It has been a week since offer accepted, hoping to receive it soon. Ideally I would like to receive the property information form before survey is carried out (last time I rushed to survey and wished I had got more info first).

I'm tempted to ring my estate agent to check on the rest of the chain, but as they are ahead of us perhaps I should leave him alone!

I am taking the children to see the house this afternoon, hope they approve! It will also give me a chance to look at lots of practical things.

Ish. Didn't help matters yesterday when he suggested the exchange date had moved and then said actually he'd probably made a mistake because he couldn't check his emails. It all just seems very last minute.

How are we getting on? How many are still waiting to exchange? We are 16 weeks since our chain was completed and no exchange date in sight. It is frustrating and tied up in legal wranglings.

Hi, is it OK to just jump right in? I'll read all 18 (!) pages in a bit, because I'm sure there will be loads of things I need to know.

We're buying our first purchase [together], and seem to be further along than we thought! Apparently the solicitors have one final thing to get back from Land Registry, and then they'll be ready to exchange. As to the mortgage, we're within a whisker of the bank approving and the survey being done (and we've deliberately went for a lender who's known to be fast-moving.

So excited, may I say WhhheeeEEEEEeeeEEEE! please?

We hope to complete in 2 months because the property I'm buying has tenants in it who will be leaving then, but I would like to exchange ASAP. I'm feeling stressed, but for no particular reason, I think it's just all the decision making.

I have arranged for a homebuyers report and solicitor has received some docs but not property information form. I have been sorting out my finances so that I have all the funds at hand when required.

I'm joining now after much watching ... Last year house sell fell through just before exchange, week before supposed completion, was all packed up and 8 months pregnant - ideal!

Gave up and started again in a June, sold straight away, had monumental enquiries etc and just about to exchange (we hope) in the next few days, but due to last time I just can't get excited, it's really taken the shine off it for me!!!

Need some positive news soon or I'm going to go mad
