I can't see if there is already a thread like this so here goes..

We finally upped our offer enough for it to be accepted on our dream house. It's been stressful so far and this is just the beginning. We have had so many let downs: vendor changing mind, vendor getting higher offer etc and we hope this sale goes through smoothly. We've been looking for years. Come and join me if you're buying and equally stressed....

Today has felt really stressful. Our house has been on the market for just over three weeks. We have had many viewings but got our first offer on the weekend. It's a low offer. I didn't want to accept something so low! This weekend we viewed a house that didn't look great in the photos but felt right when we where inside.

Today I accepted the low offer on my house and offered asking price on the house we liked. We were not the only to offer asking price so upped our offer - it was accepted!

It's only the beginning but I already feel stressed!

I haven't been here for a while but had another buyer and they pulled out this morning! Hundreds of pounds down and they were here Saturday showing family and measuring up. Am absolutely gutted as we're in the buying process too. They must change our crazy system. Sad

Sailor -my mantra at the moment is not to get too excited until I'm sat at the new house having my first cuppa. Really horrible that's how I feel tho

We have paid for valuation and solicitors. If I pulled out I would do the right thing and make sure no one was out of pocket. Some people have no morals.

Hi, can I join? After being on and off on the market for two years we finally have an offer from a buyer. We had one offer before but they pulled out. We are desperate to sell but haven't find a house that we like, so will be renting or staying with relatives. I am just anxious this buyer is going to pull out too. We had a flood early in the year due to next door's burst pipes. Everything if fix but what if it mentions in the survey report. This is getting very stressful.

Well, I'm back from a walk-through with the surveyor and everything's perfect BUT there's someone else who wants to make an offer on the house, they didn't even want to view it first. The EA has stalled them by insisting on a viewing but I hope we won't have a fight on our hands Confused

Noticed a few people mentioning issues around bits of the house without regs or certificates. Your solicitor should therefore be advising you to pay for indemnity insurance. You have to do it for each problem (in our case it was double glazing and the downstairs bathroom). It is basically a way of insurers and solicitors to make money but it stops everyone going on about it and insures the buyer against future problems.

For a 1930 to 1950s house, what sort of survey do you recommend? Is a homebuyer survey adequate?

Oh no bludger! really hope you don't get Gazumped, that's not fair, wasn't a condition of your offer that there would be no more viewings - or is that not enforceable? I notice today the house we are buying isn't marked as SSTC...

Sherbetpips do you know a rough cost for the indemnity thingy?

Our buyer's buyer is asking for end of Nov completion which would suit us fine but I feel it's all a bit out of our hands now... al we can do is ask the solicitors to do their thing as quickly as poss and try to keep our end of things moving smoothly

Oh bloody hell everyone...I can feel its all starting to get to everyone Hmm
All so stressful.
I spoke to the Vendors EA-the actual chap who is dealing with the particular house. What a knobHmm basically told me he had never heard of any vendor having to pay for an extra reports etc....so I just let him go on & on...and then said well my sol has advised us such & such. ( he was a knob when he came round to vault our house. So obv we didn't go with them)
So now the drain issue is with the sol. We shall wait and see.

Pinkle, our potential new house was built in 1952. We had a homebuyers done. Was advised that if you were buying a barn conversion or somewhere that had had lots of work done then you would need a full structural survey. Otherwise a homebuyers should suffice.

I had a little cry this afternoon, after our surveyor positively gushing about the house this morning the other guy is viewing the house tomorrow. Now, we have about £15 000 left in our budget but it would've been nice to have to use it as it would've paid for a new car for DH before baby arrives and a new sofa.

It's just the stress of this, knowing we have to be packed and ready in 6 weeks and having another early scan next week combined that's pushing me close to losing my nerve.

Oh bludger Sad even if this other buyer does make a higher offer the vendor might not accept? You've done the survey and are committed buyers so that should work in your favour...

Bludger, can't you get some unsavoury characters to hang around the house-/ area all day? Park some old bangers just outside? That might put them offWink

If they didnt want to look around could it be developers? They obviously wouldnt care too much about details and would just be looking at floor plans, layout etc

Pigley, I thought it might be a developer, someone who wants it for the rent potential. We'll see, they must realise that we're committed and would just put our offer up if they try and gazump us.

Tomorrow is not going to be fun :(

A quick update here, after telling our surveyor that we needed the report ASAP he has just emailed it to me - brill!

We had a minor bidding war today and the price has gone up by £6000 as a consequence, but the other people are close to their limit whereas we could go on for another £10 000 - I just hope we don't have to!

Hi all. Wondered what you thought of this......our buyers came for another look last week. We were in, on the first visit we were out.

So they have had 2 viewings. They have had a survey and touchwood all going through if a bit slowly. They have now requested via the EA a further look this weekend but they want us to be out! I have agreed but think it a bit cheeky tbh. Apparently they felt we got in the way last time they came and they didn't feel able to look around properly.

Am I being unreasonable in being a bit annoyed?

Lagoon. Before we went on the market I posted the question wwyd-show viewers round or leave it to the EA? Dh is REALLY put off by homeowners being at the house where as I would prefer to meet the vendor. ( although maybe going back for subsequent views would be better if the sellers weren't there. If you feel the need to have a proper nose around & critique the house) sorry.
Mil-jeez. Nerves of steel. Did you find out the circumstances of the other party-ie developers?

Mission. Did you hear anything-good or bad- back from your two viewings?

Hmmmmm. Know what you mean but they are buying the house. The detail can be sorted when they move on surely! They have already been in twice. Anyway have agreed to it. Anything to progress the sale.
