I can't see if there is already a thread like this so here goes..

We finally upped our offer enough for it to be accepted on our dream house. It's been stressful so far and this is just the beginning. We have had so many let downs: vendor changing mind, vendor getting higher offer etc and we hope this sale goes through smoothly. We've been looking for years. Come and join me if you're buying and equally stressed....

So latest is that estate agents have pulled out all the stops and I now have a viewing tomorrow and one on Saturday. Fingers etc crossed!!

Eek! We finally have an offer accepted! It's the fifth place we've offered on. The vendor has accepted but wants some time to discuss costs of her new place with her builder (she's building her own place I think?) before we go ahead and instruct solicitors. She's asked till next week before its firmly accepted. I'm hoping this is it!
timidviper id tell your son to look around. We're in London and things are crazy here with people offering well over asking price for a number of properties we've seen. Most properties aren't on the market for over a week! And we're already getting out priced off several areas compared to when we started looking 3 months ago!

Had a bit of a problem with our survey today. After initially thinking all was well, a problem was mentioned regarding electrics. ( which we expected) our mortgage co. phones today to say that unless a CCTV drain investigation is done they won't agree the mortgage !! Had already been in to our sol to ask her to go back to surveyors. So it was in hand anyway but....just not nice hearing that from the mortgage co. our sol seems to think whilst it is unusual for this to be noted, its good that the mortgage co have said something. That makes it more likely for the vendors to have to pay-as in its not us just being fussy, anyone else will have the same problem getting a mortgage.
Has anyone else had this from a survey? Am I going to lose the house?? Hmm

Oh no 123 - hopefully not! Never heard of CCTV drain investigation - what do they think is the problem? We have only just decided out mortgage so no survey here yet.

New here, hi.
We are selling in England, and need to have a buyer complete before we can offer in Scotland, as in Scotland you are committed to buying once an offer is accepted, whereas in England it could fall through last minute, as most of you know. Only just gone on in England, and hopeful of a not to slow sale, but in the meantime, we have lost out on the most utterly perfect forever home here. And I am just so disappointed. I keep looking at the details on the agency's website, torturing myself. We have seen a second one we like, but it feels like a poor second, and if we move there, I feel I will forever be dreaming about the first house. I can't snap out of it. The dream house is gone, sold to someone else. Do you ever get over it?

MILd - we haven't had the same problem but similar from a seller perspective. Our buyers mortgage co wouldn't lend due to some rebuilding of the back wall that happened eons ago and no paperwork exists for it and p permission probably not an issue now as past statute of limitations. I THINK the buyer has sorted it but it seems to be dragging on.

Think mortgage companies are very fussy at the moment. Suggest you chase it all up. Doubt you will lose the mortgage unless a major problem unearthed.

We had-coincidently-booked to go back and see the house today ( and yea we love it as much as we thought we did GrinGrin)so we said to the vendors EA about the survey and they said well I shouldn't worry about it. The vendors will have to sort it.
So that gives me a bit of comfort. The EA said he will contact vendors and get them on it.

Welcome newbies. Hope you get an offer today mission

All has been a bit quiet here till Friday. We then got our title deeds from solicitors and mortgage approvals. But we are still waiting on draft contract and fix and fittings list. Our solicitor seems to think all going well we can exchange in 3 weeks and complete by 4! Here's hoping but not holding my breath!

I am going back to the house on Wednesday to do some measurements for white goods and sofa etc.

Any tips from anyone who has done it before of anything else I need to measure /scope out?

Vendors seem really nice! and are taking most of there furniture away for us so that's a relief! Our electrician friend confirmed the wiring probably is original but we knew that anyway! Grin

First (of many I'm sure) roadblocks is that we don't have the building regs gas registration form for our house (it was a new build in 2007) and phoned Gas safe and it was never registered! Have been on to the builders this morning but what are the chances the solution will be a) cheap and b) quick?? Angry

Any word on the drains 123, is the vendor complying?

Purpletoes - very jealous of 4 weeks to completion... I am now seeing why hose sales drag on!

mil- We have the same with our boiler. Apparently we should of got a blue certificate when we had the new boiler fitted 5 years ago.We did and obviously didnt know we needed one. Like you been onto Gas safe and it was never registered either. DH wonders if it cots the plumbers a small admin fee so they just dont bother.
Weve been onto the plumber informing him of the lack of registration and he's gone silent on us!
DH will chase him again but noone has since asked about the certificate so not sure how important it is.

DH said if he cant get one that he can pay some sort of indemnity policy that covers it. No idea as the paperwork side is down to him!

Our selling side of things appears to be pretty much sorted. Contract signed. Just need to sort out the buying side now.

Yes - I don't know if it's a deal breaker for the sale or just a "nice to have" would be interested to hear about the indemnity thingy, GasSafe told us that another engineer can come and "recommission" the boiler but as it's not there own work they might be reluctant to put their name to it!

As a buyer I would be happy with a certificate to say the boiler is safe and working. What else would you want?

MIL- God i hope its not a deal breaker! We have lots of other forms stating when it was done and who by and his GasSafe number etc so hopefully that will be enough. The boiler was replaced the week after we moved into this house. We coudnt figure out how it worked so plumber came but condemend it there and then as it slowly leaking carbon monoxide! Scared the life out me as DD1 was only 9mths old then! Was 4 grand we could of done without after just moving!

The plumber only lives a few doors up from us so if needs be ill be hammering on his door till he sorts it!

OK - I'm probably being over dramatic saying deal breaker..! Spoke to our solicitor who say they "know" the solicitors who acted for the builders of our house I read that as they ARE the solicitors who acted for the builders so they are going to try and pursue them for us

I took copies of the survey to our sol and to the vendors EA today so fingers crossed they will get cracking on unblocking the flipping drains. ( as an aside whilst we were viewing on Saturday my DS needed a poo!!! Honesty so v typical him. I'm glad to report the drain seemed to work ok on that occasionWink)
Our buyers still have no word re the survey date for our current place. But our EA told me today that the buyers have paid their survey fee. If I were them I would be hopping mad and demanding a date.
Re the boiler cert...we have handed all our docs to our sol for the buyers and they haven't mentioned a blue certificate. We haven't got one, even of they did. Our boiler was replaced 4 yrs ago.
I can also see why house purchasing and selling is a looooong process
