Oh shit Augusta - did they give a reason? How did they get this far? I'm so, so sorry. Do you think you can get a new buyer quickly?

Fedup - I don't think we ever had saw our completion date in writing either.

Ghost and Pasta - the only way is to reduce your price and try and knock off the same on your purchase. Gutting I know.

EA told me they had split up!
I did wonder why things were so slow and why there were so many queries, maybe one was more keen than the other and things came to a head as we got near exchange.. I don't know.
We are back on Rightmove and agent's website and now back to hoping for viewings.
I'm thinking of putting a sign on our For Sale sign to say, 'buyers dropped out' because we live in a small village and everyone will ask...

Thanks, I'm not ok but we're not homeless, kids are well, we have not wasted a massive load of cash but it is gutting to get this far.
On the up side...thd house we were buying was over priced- its identical twin down the road is still in market and reduced to less than thd price we had agreed. So maybe we were overpaying and it's all for thd best.
I still need gin though.

augusta that is crap Sad. What does it actually mean for you? Will the rest of the chain wait for you?

ghost and pasta IMO anyone who thinks your house is slightly overpriced will come in with a lower offer, anything up to 10% below seems fairly normal. So unless you are willing to reduce it so that buyers can offer even less than that, then I would hold out. Small reductions don't really change anything.

hinky I hope its not too much of a hit for you!

All seems go with us (tentatively very excited now), still checking a few bits but nothing insurmountable, our buyer said those exact words too today so I'm pleased they are on board too.

We have told solicitors we want to complete by 20th June, that would be an awesome result for us. Got our survey and valuation this week and going there with the builder on Friday to discuss the work doing to the new house. Eeeek!

Hit is not ideal but liveable with if the sale goes through.

Buyer now saying they need to notify insurance company (whose I'm not sure) re the surveyors report. and its only if that is ok can they proceed. Apparently the structural engineers report doesn't trump it. Can that be right?

Looks like we'll be going back on the market and lose our dream house and school place and everything. What a shitty day. With you on the gin later ap

You never know ghost - this could be the one!

I've spent the last few hours since I got home changing addresses (more!) It's never ending. I've found out that I have to change doctors and had to pay a premium of £10 for changing the address for the dog's microchip!

Our buyers contacted the EA today to find out exactly what time they could move in during the morning. He did try to explain what normally happens but she's having none of it. I reiterated that we would be out a) once the funds have cleared for the sale and the purchase and b) when the stuff is packed onto the removals lorry. Normally this is about 1.00 pm based on previous experience. She will not be moving in until I am out. Apparently she was very rude (again)! The EA even advised that I didn't clean for them. I will, because I've booked a cleaner but it's tempting. I hope I've been a better buyer.

Could I ask some advice about our survey, which came in today? DH is overseas so I have no one else to run it by Smile

We have the executive summary and some photos. The surveyor sees no reason not to proceed, but had some significant points to raise about the roof felting, pointing, lack of cross flow air producing mould in the roof, brittle roofing felt, and most significantly the poor quality secondary glazing. We obviously knew about some of this but not all.

Should we try to negotiate? We got £15k off the asking price in our accepted offer. We knew about the windows, which will be a huge expense. What's acceptable buyer behaviour with regard to surveys?

ghost it really depends on what you want and what you are prepared to accept. You can ask for anything. As a rule, I would say its acceptable for ask for a contribution towards works the surveyor deems as recommended to be done immediately. Otherwise they are just listing things that will need doing in time and really when buying a house that then becomes your responsibility. Anything that is a problem now you can probably argue for. HTH!

OMG, we finally have an offer! Pasta / Ghost - for what it's worth it's surprising what handing your notice into your EA can do Wink. We gave our notice in last week and they miraculously found two interested parties this weekend. One has offered asking price but they want us out by end of June (we're going to say end of school year as 5/6wks is a bit unrealistic really). BUT, I am very sceptical about this offer so not celebrating at all yet.

Augusta / Hinky - gutted for you both and hope you find new buyers soon. FWIW we bought our current house knowing that it would need a new roof in the next few years and some other work doing. The person who ends up buying your place won't let that sort of survey put them off - as said above they'll just negotiate on price. Hope the gin helped!

MTM our conveyancing took just over 5 weeks so it can be done. Full asking price is great - is that what makes you doubt them?

It's not the amount so much that makes me doubtful, as we are now one of the lowest-priced houses of our type on the road. It's more the speed at which it appeared once we'd given our notice to the EA. Some other EAs we had round to value said not to be surprised if this happened. I'm just hoping nothing happens further down the line which makes them retract their offer.

Interesting to hear yours went through so quickly Cuddy; we need to find a house first tho!

mtm tell the EA that you want proof of their mortgage offer and their solicitors details. That will quickly show you their intention.

We've Moved!!!

now in unpacking nightmare!

Moved into a 5 bed new build that I wasn't keen on , my DH was and really wanted to move. Its so much bigger than our old house, but I'm loving the space.

Its all white at the moment, but I also really like that, makes it feel clean and spacious.
