Augusta poor you. It's endless isn't it. We've exchanged on our sale which is risky as we've not exchanged on the purchase. Another load of questions have been pinged to the other side's solicitors today re planning permission, building regs, covenants, missing deeds, removal of an internal wall and the list goes on. I just can't see us being ready to move in on 23rd May, which would mean our stuff would have to go into storage and we are abroad for a week on 25th May. God knows where we will live! Eek! Trying hard not to panic as there are still two weeks left.

Good luck with your other viewings Ruby - hope it helps you to make a decision. You may even find something better!

Trying to pack up some more today. I think my husband may be in denial of the fact that we are moving in two weeks time! I'm starting to feel the strain. This time next week, if we are not close to exchange on the new house, we (I) may have to look at short term let options.

Cuddy I hope you won't need to rent, these things always seem to take ages sometimes but things can come together quite quickly at the end. Just keep bugging everyone who can make it happen!

Augusta waiting is rubbish isn't it, whats taking so long? Do you have your buyers solicitors details?

Our buyer was concerned as our property had previously been underpinned (preventative though, not due to subsidence) so we have agreed to pay for the survey to keep her in, she seems very genuine and nice when I speak to her (unlike the lying EA! Angry) so I am much more hopeful now.

The surveyor should be coming over on Friday and he can give some verbal feedback as soon as he's been so if that all goes well with regards to structural stability then we should be all ok. Fingers and toes are tightly crossed!

I am the biggest nag around. The delay will probably be from the other side as she's not as quick as my solicitor.

Cuddy, have you exchanged both your sale and buy? Why do you think the delay maybe?

I have exchanged on the sale because we had agreed we would be out by 25th May and they were getting twitchy and the EA described them as volatile.

There's not a delay as such with the purchase, in fact it's probably progressing quicker than normal. It's just that we offered a couple of weeks after we started processing our sale and of course need to be in. We are awaiting some confirmation re building regs certificates and whether the other side will pay for indemnity policies etc. I just don't know if everything will be done in time.

Still no news today for us. Not sure if I should call agent to chase buyer and their mortgage...
I'm sure you'll be ok on your purchase, but if there is a week or so can you stay somewhere till your new place is ready for completion?
I didn't realise you could exchange on one but not the other when you are in a chain. Perhaps we should look into that to get into our new place as quickly as we can...should I ask our solicitor?

Well it's not the norm to exchange on the sale separately and indeed risky but I couldn't face the buyers pulling out. Of course if the sellers decide to pull out then we will have to rent and buy somewhere else. I am probably paranoid but I sense things going sour and I can't put my finger on it.

Augusta I would chase the EA and your solicitor.

Cuddy I think you've done the right thing, whatever happens now you have at least sold and are in a strong position to buy. Even if you have to rent, you can arguably recoup those costs in making a slightly lower offer as you are not in a chain.

Our buyer hasn't called the surveyor to confirm tomorrow, I hate waiting on other people and now I'm just stressed. I really want to call her again and ask but she is very nice and I don't want to hassle her - so frustrating Angry

I'm so frustrated!
No news from the viewers who were said to be super keen and speaking to mortgage advisers. Although another viewing is booked for tomorrow, for different people. So there's still hope.

The house we viewed and liked the other week is now not looking so great. We took ourselves off for a good walk around the area at the weekend to get a feel for things and were pretty much put off Sad A shame as the house itself it lovely, with loads of potential.
I saw 2 more on my own yesterday. One of which was nice, gorgeous garden, which is important and in a better position, but too small and I can't see that it would be sensible to extend Sad
There are no suitable houses coming on in the area we really want. There seems to be less around now than when we first started looking several months ago.

I'm so Envy of all of you that are packing up and getting going! Even though some of you are having your hair raising moments.

It now transpires that my sellers are not selling as much furniture as they anticipated. They were meant to be downsizing and are now planning on a move to a similar sized house with a smaller mortgage. This means we now have no dining room furniture - we sold ours as we were mislead that their dining room furniture would be included with the sale and then we were told it would be available separately! I hope that they are not hoping to complete on their purchase and make us wait as they said they would move into rented. Feeling a little more uneasy now...

Hope you hear soon Terry - perhaps a gentle nudge this afternoon.
Turnip - it is so frustrating isn't it. This is the reason why I exchanged on our sale as I couldn't go through all that again. At least if all goes tits up we can rent and look for something else.

Our buyer called, apparently she has a life did something else this morning Hmm Grin

Survey booked for first thing tomorrow morning, hopefully we will know either way how committed she really is by this time tomorrow!!

Had email from solicitor this afternoon.,, thought it was about dates but was more questions from our buyers. Weird odd questions and I'm getting fed up now. Apparently they still don't have their mortgage offer.... I would be jumping on their lender if it was me. Am so cross and yes Cuddy I have that same niggle of worry that things aren't going to go according to plan...

Terry - still awaiting a comment back from my solicitor. I suspect he's doing some chasing up before he gets back to me. Good news re the survey!

I really don't want to rent Toomuchtea but feel that I need to be making that decision some time soon - perhaps by this time next week. That will be exactly a week before.

Fedup - poor you. Hope your buyers are happy to wait.

Oh goodness you are all getting me so worried about all the stresses to come if anyone ever decides to offer on our place! Good luck with all your 'wrinkles' and I hope they are resolved speedily in your favour Smile

I told our EA that we want to give notice on our agreement with them. They're not happy and offered to keep low commission rate if we go multi-agency with them and another agency. Has anyone any positive tales of multi-EA selling? I'm inclined to only deal with them one bunch at a time!

How anyone of you do all this and hold down jobs is beyond me!

monkey we went with 2 agents in 2007 when we sold or flat but that was because we were in a rush to sell and wanted to play them off against each other pot a rocket up their bum.

nowadays with the market being so uncertain for many people, if I see a property marketed twice online then I immediately think "what's wrong with it".

I would find one agent who you can see is successful in your area, have a drive round and check out sold signs and take it from there. IMO the main thing agents offer you is people they gave on their books, after that the main way they get viewings is via the websites. For this reason I would seriously consider using an online agent. my friend used House Network and he raves about it.

Hmm solicitor thinks there is still a chance that we may complete in time, however, he has suggested that we make enquiries re rented accommodation. My questions is do I need alternative accommodation for days, weeks, months! Is it even possible to rent a house for a month?

Monkey - I think a fresh agent is the way forward. Thankfully I work part time but I don't know how things would get done at all if I was full time!
