Just got photos from Estate Agents - what do you think?

Just got the photos and brochure from our flat which we're selling from the EA.

What do you think of the pictures and the blurb? Please feel free to be honest!

Estate agent's website

I can change the blurb and select a different set of pics for the brochure - they give you access to do it yourself.

What do you think to this pic instead of the hallway one?

definitely better!

but it leads to another Q - are those fire escape steps, or does the upper flat also have use of the outside space?

alicethehorse · 06/07/2012 14:03

The upstairs has a separate garden, that's their access to it.

The front page says "ground flat" - ???????

Not clear ifthat should be ground floor flat or lower ground floor flat?

MrClaypole · 06/07/2012 14:14

And it is a lovely flat, you will sell it very quickly!

amistillsexy · 06/07/2012 14:19

I would definately swap the living room and bedroom. Those steps are up into the back garden aren't they? And the upstairs flat has the back part of the garden (accessed by the metal steps that can just be seen), while you have the bit of the garden closets to the house?

I think many people would feel unsafe sleeping next to external doors, so will look at you flat and think it's lovely, but discount it on safety grounds. Swap those over, and you have an inside/outside lliving space, ideal for entertaining!

alicethehorse · 06/07/2012 14:20

Yes, "ground flat" doesn't make much sense at all does it! I'll see if I can change that too.

Much better pic.

Yes def swap the rooms around - good thinking.

Pootles2010 · 06/07/2012 14:25

Oh I like the way round it is now! Love the thought of sitting in bed with those doors open...

Lovely flat v jealous!

notsomanicnow · 06/07/2012 14:30

given the divided opinion on the rooms front or back, I would definitely make more of this in the details e.g. "equally, this room could be used as the living space, creating an ideal inside/outside entertaining area"

alicethehorse · 06/07/2012 14:35

The thing that's stopping me from doing that is it's on a fairly busy road.
I'm worried that if we move it to the front it might put off light sleepers!

Also I loved having the bedroom at the back of the house where it's peaceful. Like pootles says it's lovely lying in bed with the doors open in summer :)

notsomanicnow that's a good suggestion, think what I need to do is make more of it.

Lovely flat but I thought the pictures looked really distorted from the wide-angle lens. It made me feel dizzy. It gave me the impression that I would be really disappointed if I viewed it, as it looks like someone has Gone Too Far with the wide-angle attempts to make it look bigger.

alicethehorse · 06/07/2012 14:36

Thanks everyone, this is all really useful :)

I've added an image of the garden to my profile (or try this link Patio picture

What do you reckon? I took it with my iPhone, rather than their posh camera!

Is it usable, do you think?

OP posts:
alicethehorse · 06/07/2012 15:25

I'm wondering if it's a bit dark compared to their gleaming white shots?

morethanyoubargainfor · 06/07/2012 15:41

I have no idea about the photos but just wanted to say I love your garden mirror! Good luck with the sale.

alicethehorse · 06/07/2012 15:47

Thanks :) I love it too! We just got it from B&Q just this week (or was it homebase maybe? They're all starting to merge into one!)

It was on sale.

I think you need some stuff on the walls, hang pictures, mirrors. And some accessories on kitchen worktop, maybe a rug on living room floor. It looks very bare. And I agree the estate agent is using a weird lens. Hire me to dress it for you and take good photos! Grin

CuddyMum · 06/07/2012 15:55

I like it and I like the sparse look too. Gosh, property is expensive!

alicethehorse · 06/07/2012 16:02

What do you think of this patio pic that I took?

Is it good enough too add? (Not too dark?)

Fab mirror indeed!

notsomanicnow · 06/07/2012 16:29

housenetwork only allow you to upload landscape photos (I know, really annoying). if you try to upload portrait it fails.

starfishmummy · 06/07/2012 17:01

Ok, so I know this is a really daft question.......but why is the loo roll holder next to the basin and not by the loo?
