Just got photos from Estate Agents - what do you think?

Just got the photos and brochure from our flat which we're selling from the EA.

What do you think of the pictures and the blurb? Please feel free to be honest!

I can change the blurb and select a different set of pics for the brochure - they give you access to do it yourself.

It's the wide angle lens again making things look odd!
The toilet roll holder looks like it's miles away. In fact, if you're sitting on the toilet, it's simply on the wall on your left.

Not daft btw! It's really useful to hear what it looks like to someone who's only ever seen the pictures, thanks :)

I agree with the others re changing the way the rooms are presented.
I think it makes more sense to have the rooms at the back as living spaces, including kitchen/bathroom, and have the doors out near them and keep the bedroom at the front - shutters are good sound insulalation.
It also leaves more space for storage of clothes, most couples couldnt fit all their clothes into that small wardrobe in your pics and this woudl put me off (there is good space for wardrobes in the current living room).

Also agree re adding some stuff, eg mirrors/pics/rug/lamps/fruit bowl, nice towels etc. Pull the living room furniture into the room rather than placed at the edges too, esp the footstool.
This will make it seem much more welcoming and homely.

And yes, clarify the "garden" flat issue.

Btw not sure your patio pic is helpful as it doesnt show the space, however nice the mirror is!

Given it clearly stated VACANT possession, I disagree about putting more stuff in. Then it will start looking like it's professionally staged. For me, staged lifestyle = top price and leaves me feeling like I'm paying for "fluff". Wide angle shots are the norm and as a buyer, you get use to them. You have enough furniture there to provide a sense of scale.

The photos are fine, cricket field road might be a problem.... Which end of it are you? It might be worth being more specific as the hackney end (rather than Clapton) is definitely easier access etc

Zoelda, have you been to Clapton recently? It's gentrification in action! We have some good shops and a great new pub. It's also really near the marshes / River Lea so perfect if you have a dog.

I'd much rather live at the Clapton end than at the busy junction at the other end. The Hackney end is Pembury Estate anyway, I'd rather live in a nice Victorian conversion than an estate any day.

I've lived in Clapton 15 years and I'm very fond of it.

oh i love clapton! its a great little spot. i lived there or thereabouts for 10 years. i just think cricketfield road itself gets a bad press, mostly b/c of the traffic so that might cause you problems, rather than the proeprty itself whic looks lovely
