Good sized market town;
Nice countryside but near large town/city;
Excellent primary schools, stretching;
Some choice of private schools;
Able to walk to school instead of drive;
Pretty town, aesthetically pleasing;
Refined feel to the area;
1 and a half hours commute to London.

Can anyone help me name this town? Or does it not exist? Thank you!

Cierncester? Just under 1.5 hours on the train, about 2 hours by road.

Wokingham is only an hour and ten minutes from London, but otherwise fits your requirements. It's very expensive, though.

Increase the size of the town too much and you increase the number of schools which are less favoured and the price of the houses near the schools you want your children to get into. You then wouldn't be able to afford a house near the schools you want and would end up with a school you didn't want. You might as well go back to renting in Guildford.

East Anglia, Norwich 2 hours & Ipswich 1 hour by train to Liverpool Street. Lots of market towns & lots of space. Plenty of schools to choose from, private & state. Get a lot more house for your money! Smile
