Ahahahaha LadyT you are already discovering the disadvantages of mobile babies!!

I also meant to say to trace we have also had an accident with a freshly poured cup of tea (fortunately with milk in it), DS cried but fortunately was fine. Also left him on the bed when he was 6 mnths and had just learnt to roll - school boy error, straight on the floor, waaaaaahhhhh!! Seriously don't beat yourself up, I am surprised I have only had these accidents!!

LadyT really not surprised those houses sell for that much. One of the reasons I don't like London !! We are looking for houses in the real world, exciting but there is not much out there at the moment.

effie yes, personally I would like quite a low threshold for CS. They pissed me off last time by going "Oh you need a CS, sign these forms" "OK", "Oh actually we'll just try this, which involves you lying on your back for 10 minutes unable to move while we fanny around (literally) while we hold some gas and air over your face because we know it will hurt....and then act all surprised and offended when I freak out and kick you all in the face. And then give you a CS anyway as you are too much of a pain in the arse" I SAID OK IN THE FIRST PLACE JUST BLOODY DO IT!!! they were actually very good about letting me move around in principle last time, it was just them wanting to do internal exams and faffing around that was the problem. I am still not convinced that there was actually much wrong, that's the thing. I wish they had just left me alone, but I suppose it was better safe than sorry.

Guys, I leave you all for one afternoon/evening and come back to find it has been so busy on here - extraordinary!

I haven't had time to read up on all as am off to dentist. BUT last post I read was LadyT's question about 22 weeks - I'm 24 weeks now, I think (eek, so not sure is that bad?), maybe 25 and I'm actually generally smaller than I was last time - but that's because I haven't quite let myself eat as much this time round - although close! BUT I would say that my tummy is bigger - so I look more pregnant, but smaller!

Right, off for a drilling! From dentist, though, not husband!

Katie, it's really nice!! And I bet Ledbury is really expensive. (For those of you that don't know it....Ledbury is a really really pretty village/town near the Malvern Hills). What's the situation, have you had an offer rejected or are there other buyers involved? It's hard to say how much something is worth in an area that you don't know....but I wouldn't be surprised if it's worth close to asking.

Just wanted to pop on and say thank you for all you recent advice and wisdom ans support about me and Lu's health. I think there have been many posts that I haven't acknowledged so I apologize for that. Yes invis I have thought a lot about what you said and wonder whether Lu needs a chance to talk about things with someone. Will chat to the docs about it. Really sorry if I've not seemed grateful or repsonded to people's helpful posts. I really do appreciate them.

Right Katie, it's a super house. But it was last sold for £540,000 in March 2006 and www.zoopla.co.uk has the approximate value as beinG £546,601. Bearing in mind the people selling it will want to make a profit, I would try to get it for as close to £575,000 as you can and depending on how in love your parents are with it, on NO account exceed £600,000. Check out home values on www.zoopla.co.uk - it is a fantastic tool. Good luck! Another one to compare it to www.mouseprice.com but I think zoopla has the edge...

Just looked on mouseprice and it gives you a 'value range' so maybe worth checking out. I do thoroughly recommend these sites to Summer and Beans and anyone else who is househunting - it really gives you an edge.

Sorry about your sinus pain Rubs I hate waking up to that pain.

SL I think even though your hosp has high CS rates as it's a specialist hospital it will also have pretty good VBAC rates for otherwise normal pregnacies. The standard these days in the bigger hospitals is to do everything possible to have the VBAC. The midwives will be up for it. A friend of mine who had an attempted HBAC ended up in hospital because there was meconium in her waters. The midwife practically screamed a registrar out of the room who was carrying the ventouse ready to pull the baby out and instead she performed an episiotomy which did the job and out came her DD safe and sound.

I spoke to a friend of mines DP the other day. She is over 40 & pregnant with their first child. She is keen to have a HB & everything is going well but as she is 40+ she is under the care of a consultant. The consultant is being a bit annoying and though there is no reason that late pregnancies should have a complicated birth she is refusing to allow a homebirth and is saying they. have to sign a legal waver if they want to have one. Luckily she has met a lovely lady who will be her doula and she is meeting to discuss things with head of midwifery but it's all a bit stressful for them. She feels that just because she is over 40 the Consultant is pushing for a hospital birth and even advised a CS. I've known a few over 40 first mums and only one was under a consultant and that was for pre eclampsia

OK, must go do some work now, but one more VBAC thought for you SL - check their induction policy. Some hospitals will start inductions (at least with gels) for those trying for VBAC, others absolutely won't and so will book a C-section date for you if you go overdue (mine did, but in the end DS was early). Not sure what I would have preferred, never really fancied the idea of inductions.

katie - gorgeous house, but I think at the moment there can be serious mismatches between seller's expectations and what is sensible.

It says my house is worth significantly less than it has been valued at!!! However we have done a LOT of work on it since we bought it, so I think the valuations are right. It doesn't really take into account that does it? But it does give an idea.

Try mouseprice.com instead, Summer - that tends to give a wide range valuation and you know yourself if you've had a lot of stuff done and it would be at the top of that range.

Invis there is NO WAY they are giving me that drip thing again. They can SOD OFF! I'm having a CS.
I have been negotiatng agent's rates on the phone this morning. I found that nervewracking and there are hundreds of pounds at stake. What am I going to be like when actually negotiating buying and selling houses????

To be honest, I'm not that worried about my house, we are in an area where houses sell really quickly and I have a fairly good idea what it will sell for. Ones like the one Katie looks at are more tricky - more expensive, probably less potential buyers, less properties to compare with as it's quite unique.

Yup, agree. Negotiating a price for the house we bought was horribly stressful. On the other hand, if you can dance to the vendor's tune in ways other than price (eg being flexible about when you move) you can be in a stronger position.

Oh yes I had forgotton about that website Lady. Very pleased with our flat's valuation on there after all our hard work Also did the house we're renting which isn't as much as I thought though it did have a very very average quick refitted kitchen done so I'm not surprised - I even put in all those details

Just a very quick one, re baby injuries dd has got a scar on her heads still from when she bashed her head on a solid wooden coffee table 2 months ago, and deary me the door frames have been taking a battering too. She always leans back at just the wrong moment.

Re that mouseprice thing, apparently according to them our house is worth 50% more than what DH paid for it 6 years ago. I think they might be slightly over optimistic there!!! Either that, or we're selling up now My euro millions house is either this one or if we move away from this area, how about this, I love the bluebell wood.

You will be on Mill Road though, and your adventurous DD would probably manage to escape and play in traffic!! Your first link doesn't work...boo hoo, though if it's near cambridge I have probably looked at it, even if it is millions as I had a look at the most expensive ones on the market too just for dreaming.

Lady, I looked on those websites as well and said the same thing about not going over £600k to the folks, however we have been negotiating for two weeks now and are already at £610k. The vendors want another £5k, but I'm advising sticking at 610. I hate all this, especially as it's their future. They have me doing it all for them as they have never bought a house before (army for years and then inherited current place) but they never seem to listen to my advice and I'm petrified of them blaming me if it all goes wrong. They have totally set their heart on this place although another one in the same road has just come on the market (or rather hasn't yet, but is about to) so I have insisted they look at that this w/e before going any higher.
