How much £ should we allow for a loft conversion?? No idea currently.

BK - Try Lawson's as well - based in Surrey but do all over London.We were well happy with them! (Our stairs went in dd's room but we only had the stair bit of wall boarded and plastered, so the under-stairs bit is still part of her room - and the perfect size for her bed!)

On ours stairs will go up the landing and he may have to nibble a bit out of our bedroom ceiling.

Not sure if i would sacrifice a room for stairs though even if only small, seems to defeat the object of adding ann extra room??

In our old house the loft had been done out but there wasnt room for proper stairs so there was a nice wooden ladder, substantial, not like a DIY type ladder that we used to fold away against the wall when the loft not in use (used it as a spare room for guests).

This worked well if you are thinking of it as an occaisional room.

Would spiral stairs fit anywhere better so you dont have to lose a room??

Not sure. Not very good at picturing where they could go although house very standard 3 bed semi layout so would all be in a day's work for a builder.

AI sent a surveyor who was brilliant. I couldn't imagine the result at all even while they were building, but it all made sense. IN fact, anything I suggested was wrong and they were right. We have a couple of sockets in the wrong place purely because I thought it was a good idea to put them there against the firm's advice!
