How much £ should we allow for a loft conversion?? No idea currently.

Ours cost £12,000. Its nice and a good job. Not very big. It has a proper staircase. We live in a victorian mid terrace.

OUrs has taken about 6 months in total, but was not entirely straightforward as involved using an existing room to form staircase and then turning another room into a bathroom. Also massive delays in the scaffoliding and steels arriving.
OUrs is an older house so plenty of room in the loft. Cost about £40000, more or less, but included formation of a new bathroom on the first floor and also timber windows and slate roof. The way we saw it, the roof needed renewing anyway and that would have cost about £10000 at least, so.....
And now we have a lovely large loft bedroom with our own bathroom in the loft.

OUr price excluded all plumbing by the way, because that was free. Including the pump we put in the cellar which pressurises the system so you get a skin stripping shower in the loft.

We have a modern house (built 1999) and I would love to do this. I realise it would be a big job because there are roof joists all over the place but is it possible? We have quite a large gallery landing so I envisage the new stairs could go over the existing flight of stairs. Are we looking at the top end of the quotes here? Although we do live in Yorkshire so might be cheaper than London rates.

We are just at the point of signing on the dotted line for our loft conversion. Terrified by the whole process. Will we have any regrets?

We have just had the guy start on our loft conversion last week...cost is £20k inc. dormer window and en-suite shower room. Victorian terrace though so no probs with roof struts.

He told us that from April 1st building regs are changing so that you will need fire doors on all doors that lead onto the escape route, door closers no longer enough. You also have to have elec smoke alarms.

You may not need planning permission but you will need to comply with building regulations and the council will inspect and sign it off. If you write to or ring your local council then they will be able to tell you whether or not planning permission is necessary.

Where do the stairs go in most loft conversions? Is a room usually sacrificed?

think so, or maybe half.depends on stair-type, ceiling height,landing area etc

So, sacrifice a small room to get a bigger one or two, is that the thinking?

Is there anyway you can nose at someone else's plans? Do the council let you? I want to see what people in my street have done without the tedium of getting a builder in for what will be a very far off "one day" job.

We're just about to have ours down - house is 4 bed Ewardian semi. Loft quite big. We're having bedroom and en-suite - basic quote was £23K but we've opted for a rear dormer with balcony which is going to cost and extra £6k.

Anniemac, it took six weeks for the whole build inc decorating. There were a few weeks before it started while we approved plans etc.

BK - try A1 Lofts. They did ours and we love it.
re seeing neighbours lofts, why not knock on the door and ask. We've had loads of people round to see ours. I think it's quite a nice way to meet the neighbours!
