the schools here are lovely btw. well apart from one lol.

3 secondries plus bus services for others in surrounding towns.

there are some laovely large 4 beds in panshanger and on the west side. both nice areas to live (i lived in panshanger, MIL lives on the west side)

Sandpit Lane is a "good" road. The houses on it closer into town are £££££! It is a "main" road but that particular house seems to be one of those set back behind the main road on a service road. There is a well-developed community around there, lots of good schools, shops nearby.

no, but live very near, drive round there a fair bit, been there loads.

i am a herts girl through and through.

again travelling from luton at peak times to hatfield wouldnt be good.

If your DH is prepared to drive a bit for work, have you thought about Tring? It's pretty and I think very friendly. There's nice countryside and the world's funniest museum. And (looking forward quite a long time) the comprehensive is supposed to be good.

Transport links? It's just off the A41 which is generally a pretty fast road and which gets you over to Hemel quickly (part of the route to Hatfield). I've never driven Tring-Hatfield, but Multimap thinks it would take about 40 minutes. Is that too far?

Tring is lovely but I think it would be along drive - would have to get through Hemel and St Albans or go on M25....

Megglevache come over to our part of herts Bishops Stortford. Excellant schools, nice town. Friend has husband who works in Stevenage. Commute is not bad Probably 30 - 40 min. Is that too far out for you.

Also near Stansted for your DH

No it is about 30 -40 min away. And dual carriageway most of the way, so a fairly easy drive. (in fact The AA travel site puts it at 39 min) Across the A120, down the A10, then across A414.
