Got a first time buyer coming at 6.30!!!!!!

the saga continues..the house we loved has now gone because of toss pot who put in last offer then changed mind with out so much a bye you leave..but we have a guy coming tonight who has been looking at 2bed near us and thinks there rubbish so has decided to look at three's..there are not many three bed semis here and without being a big head, ours is really nice very high standard inside(last owners did a lot of it), clean and utterly unoffensive, our garden is on the small side, but as we thought when we bought the area is so lovely and the house is great, we wern't botherd(still got patio then nice lawn plus shed tucked behind garage, so half garden is walled and looks pretty).. i know its too late for the one we wanted as i rang agent earlier, but we just want to sell now cos we've never really waited this lng beforeSad

dont know why cos apparently its a youngish lad, but ive just been and bought fresh flowers for living room and kitchenBlush and de-girlied dd's room(hid majority of teddies and dolls!}..so contrasting behavious..i am going mad..not desperate as we havent found anything else, but really want a sold sign up, so we can breath a little easier and have something to look forwrd too

do flowers etc make a difference, do you reckon?

We are trying to sell and mostly I've concentrated on decluttering, weeding the garden a bit and general cleanliness - is lack of cut flowers where we've been going wrong?

well my viewing routine is:

Dettox all surface = clean smell

hoover through(got flooring downstairs and trendy dredlock type rug = fluffy floor!and cream carpets all upstairs)

open all windows and get stale air smells out

spray curtain and bedding with fabreze

tidy all curtain, bedding, cushion, surfaces etc

spray with new air fresh(smells like clean linen, actually think thats what its called?!)

closee windows

shine up all chrome bathroom fittings, light switches and handles

put nice smelly down loo

turn all lights on

open all blinds so loads of light in

put fire on

hide dd in understairs cupboard..oops scrap the last oneWink

god am mega nervous now!

I have a similar routine Evesmama, if given enough notice that is !

Eliminate all odours, make it warm and as light as possible. Tidy up (although in our case it is a family-sized home so I'm less precious about toys and kids' stuff as long as it looks orderly), wipe over kitchen with dettox, clean floors, shine taps, mirrors and shower screens, put loo seats down, empty bins etc.

I feel flowers do add a splash of freshness and life to a room and for a few pounds a fortnight they're worth it. Our garden is just coming to life again so that may help too.

hmmm you are prob right about the flowers LIZS. Think we need to try harder as we haven't had any second viewings yet.

get some cakes or biscuits in the oven (if your a 'baker' - otherwise oven on low - sprinkle some flour on a baking sheet and put it in there - makes it smell 'homely'

well in four weeks we've had
one official asking price - they had to sell their own first and have since withdrew offer and took theirs back off market??

one unofficial(asking price they told me when veiwing, not agent) they wanted and would pay asking price, but again had to sell thiers and hasnt been back to agent

one £3k under asking price - refused at first, then first couple pulled out so we said to him to up his offer, he said hed changed mind, we then said we'll take the lower offer, he still said no(they are going to carry on renting??)

lots of people love it, but they all have to seel thiers first..very annoying as i feel theyre wasting my time, however im doing the same so cant compain really.

2 guys said garden too small, one lady who is desperate for ours but hasnt sold said garden is perfect??cant please everyone can we..

just doing bathroom and chrome stuff now while dd having dinner..phew, ill have a heart attck by the time this gets sold!

oh yeah, point was only had one couple for second veiwing as everyone else has to sell first so no point yet..may be the same if your houses arnt first time buyer prices too?

that's not bad, EM! We've had several viewings, one of which was a 2nd but no offers serious or otherwise as yet.Hate this, so stressful, isn't it?

Possibly, we've had over a dozen viewings now. Some have plausible reasons, some are very positive here but become elusive when agent tries to contact them, others say too much work (ideally kitchen needs doing and some decor), others basically can't afford it or decide to spend more and get more. Only 2 were already under offer and one in rented. Makes it hard to know what we can do.

and poor dd wanted lasagne and garlic bread for dinner, but she had to make do with my own homemade, practically no odour pizzas and dp wants fish for dinner!..hell have to wait till viewer been..been to house where they were cooking a big greasy roast and although i already veiwed house and liked it, dp wouldnt entertain if after that as he felt the house was greasy and smelly!!Shock

we're in a buyers' market locally, unfortunately. Our agents have tons of v.similar (but generally cheaper) houses on their books so take each potential buyer to quite a few..they don't particularly have much of an incentive to sell our house over any other, esp as dh bargained them down on the commission.

personally, i blitzed house with magnolia paint before putting house up, even touching up current magnolia walls and repainting white ceilings..all friends think im mad, but i feel better being able to say to them oh ive just finished decorating blah blah blah..i try and make it inofensive and a fr4esh lick of paint brightens house up and smells fresh?..got an almost full 10litre tub of white matt here if you need to blitz too!Wink

we bargained % down too and got 3 free ads plus jsut a 8 wk contract not 13, so they are trying i cant fault them other than they havent actually sold house yet!

Had that the other day . Phone call at 5pm ,they just had to view that evening but managed to put them off until 7.30, rushed to feed kids with sausages cooked in oven (to contain smell) and then cleaned up and dh and I ate afterwards. It was so stressful and now they won't even return EA's calls to give feedback , even though they gushed at the time - grr Angry

p.s great tip for cleaning chrome = old sock and rub!..no potions or lotion, they come up a treat!
