How much extra would you pay for a flat with canal views

How much more would you pay for a flat with a view?

On one side of a road the flats face a garden and more flats. On the other side they face a garden and canal boats on a canal.

It depends whether its a leafy bucolic canal or one filled with trolleys.
All joking aside..I dont think i would be up for paying a premium for a canal view, unlike a sea or river view. I like canals but I kind of put them in the same category as a park or a field

It would probably tip the balance for me making an offer on the canal view flat vs the flat view flat, but I don't think I'd pay a huge amount more for it. Possibly 2% more, all other things being equal.

More likely bad smells in summer , undesirables late at night and rodents - pay more did you say ?

If anything i’d be concerned about boat noise and moorings. I wouldn’t expect the price to be inflated just because you can see some boats, comes across as a very grabby landlord.

My first concern would be flooding ratber than views

Does the canal flood?
Most of the River Avon which flows through Bath and Bristol, for example, is actually the Kennet and Avon canal. It floods in both cities.

So it's not really a canal view in the relaxing, scenic sense of the word, just an urban strip of water with buildings on either side.

Nothing special means nothing extra.

Also: I like sun and light. Which way do the flats face? because whichever gives a west or south aspect from the principal rooms would be my pick.

In that circumstance, the canal would make no difference at all and I wouldn't pay any kind of a premium for a canal view.

The canal is very pretty, greenery around and swans and pretty canal boats.

The buildings are quite far away on the other side of the canal so there are no light blocking. But on the other side they're more crammed in together so less light.

If the flat has a better orientation, more light, then I would prefer it to another in the block that was overlooked or shaded for most of the day. The fact it overlooks a canal is irrelevant to that, even if it's quite pretty in itself.

Even pretty canals have rats and mosquitoes... And lots more people trudging past, can they see into the property from the tow path? I would not pay extra to be anywhere near a canal, personally.

I love having a river view, even if there’s a tube station the other side. Buying a place with two rivers in view and it totally tipped the balance in me making an offer. Only being able to see other flats is super depressing.

DD's rented flat overlooks a canal at the back. It has narrow boats, ducks etc. There's a big old warehouse opposite so it's not terribly scenic, but I would deffo pay extra because the movement of the water, watching the ducks etc is very soothing, as opposed to watching a road. How much, I'm not sure. Maybe 20%? If I could afford it.

Nothing - it isn’t the same as a lake/river/sea view.

North east facing is a bit grim though - I’d rather have the light and a less nice view.
