How much extra would you pay for a flat with canal views

How much more would you pay for a flat with a view?

On one side of a road the flats face a garden and more flats. On the other side they face a garden and canal boats on a canal.

Dd lives by a canal. Mosquitos, canal water coming up in the shower drain when there's a storm, worries about the cat going out.

I used to live by a canal. There’s no basic soundproofing on boats the way that buildings have. People on boats made so much noise - this was post London Olympics when they got rid of a lot of the moorings to make the Olympic village so our part of east London suddenly went crazy busy. So so noisy. Not really people who lived on the boats, more people who’d hired one for a party. Hell.

Of course there are a lot of canals and my problems were speiciroc. I didn’t have problems with rats and mosquitos.

No to NE aspect. If you leave for work early and like a lie-in a the weekend, you’d never see the sun.

if the other side is SW, it’s a no brainer to me

The swans sound nice but I'd be worried about rats.
