How can landlords accept parental rent support for a minimum wage graduate?

My daughter has just graduated from Manchester University and has landed a job in the city but it is minimum wage.
Me and her dad have said that we will pay approximately 75% of her rent for her but, when she enquires about a property and they ask her wage, she is being told that she doesn’t earn enough.
Is there a way that we can make it clear to the potential landlords that she can afford it with our contribution?
Her dad, who earns more than me, is willing to be her guarantor but the conversation has never progressed to that stage with the estate agents.

Perhaps there’s also the possibility of her (via you) paying 6 months rent in advance.

She could write a cover letter to present with her applications explaining how 75% will be covered by private income.

both of mine just told the agent they had guarantors. My son is using an agent who specialises in students & graduates.

is she looking at HMO’s? My daughter rented through Dexters in London but most of the agencies seemed to accept guarantors.

It's disgusting that a full time salary isn't sufficient to afford a ROOM let alone a house!

if it’s going through estate agents then I presume she’s looking at studio or one bedroom flats because shared houses usually just interview people to replace the person who has moved out.

the estate agents usually have a minimum income for the flat which is often three times the rent. Guarantor will help but not much.

She has been applying through Rightmove so far and it’s only become obvious today that it’s an issue when two separate estate agents have said that she can’t view the properties she enquired about because of her income.

the agent is not able to do this - I believe it is illegal now after the rent reforms in May 26

I know dd needed a wage of £40k to rent a house in Sale

Where is your daughter roughly looking, city centre or a tram ride away? Obviously don't answer if it is not relevant, but there may be places where the rent is cheaper but just as convent for the centre but a few stops out

this was where my dd started, in a flat share - she found online through spare rooms. He name was added to the tenancy and then the other flat mate left after 12 months and dd interviewed and picked someone else. It wasn't difficult as there are so many people looking.

My DD is looking for a one bed flat near to where her university accommodation was as she feels comfortable with that area. She is autistic and has OCD and anxiety and so she isn’t comfortable with a house share.
The flats that she’s looked at are in the £850 to £1050 a month range. Crazy money to me as she could rent a nice three bed house for that where we live!
Thank you to the poster who suggested a joint tenancy. I’m wondering if this might be the way to go.
Thank you all again for your replies. Hopefully we’ll find a way to make it work out for her.

can she count your contribution as income and answer based on that rather than salary to reflect the money she actually has every month?

Either this or she needs to include your income and give a ‘total household income’ figure if you’re going to sign the lease or act as guarantor

When they do the credit check it wouldn’t it fail, as the income isn’t at that level though?

The credit check needs to cover everyone paying the rent. Ie the daughter and the dad

Yes, my son is in Leeds and is about to go into an HMO but he’s lucky in that 2 of his current uni flatmates will be sharing with him along with another friend.

How will she pay council tax, other bills, food , transport ?

Surely a room in a shared property would be more affordable

Your DD will not pass the affordability checks for a 1 bed

That is now illegal under RRA.

If you become a joint tenant, there might be implications for you re: 2nd home council tax, capital gains tax on your own home etc. I would look into it thoroughly.
