Hi all! Hope everyone is well.

Questions to wise West London mums; does anyone know roughly how much refurbishment/extension work would cost to a three bedroom house in Kew? Could a bungalow have a two story extension at the back at all?

I liek the way minipads tried to swipe some extra cake off my plate glad she enjoyed it, DS still hasn't touched any yet

Strange incident just occurred, DS was lying down on kitchen floor (which he never does), he was little warmer than ususal then he sicked up a little bit of milk, then he demanded a biscuit whcih he ate and was fine. He's been fine all monring apart fromthat, just put him for a nap and will ring docs if he should still come for jab.

Originally they said he did have to have jab at hospital, but after lots of toing and froing they said it was ok at the docs, such a palava

My refurb including central heating a kitchen 2 bathrooms and a toilet and a little internal rebuilding cost about £40k all in (could have got away with £30k if I'd been a little leaner with things like the fireplace and tiles)

Quote for single story extension IIRC was about £30-40k also but depends on complexity.

I think you would get planning permission to do a loft extension in a bungalow, two storey extensions seem to be a little harder I think but again depends on where it is what neighbours have done etc.

Sj is there a reason why he might need his MMR at a hospital?

DS had a terrible night last night - had a problem geting him to sleep then he woke at 11pm and struggled to settle, then woke again at 3am at which point I put him in bed with me because he wouldn;t stop crying. He would only sleep plastered full length against me - any attempt to separate caused another crying bout. I can only assume he'd had a nightmare as he wasn;t ill (slight runny nose but no more) and he seemed well and happy enough this morning.

I however am a shattered wreck - got very little sleep. Was only thining yesterday how well he has been sleeping

SJ as I remember with dd she was a bit 'slow' after the jab, nothing major then about 10days later she was low again for a couple of days, but she has no allergies.

bit worried here because there was some faint pink discharge, guess will wait and see before calling the doctor, have no pain but didn't with last mc so for now just eating biscuits and fretting

sfx, if it's any consolation, I had spotting/bleeding all through my pregnancy. I'd make an urgent appointment with docs and a scan if possible. Hope everything is going well. Thinking of you.

QC, sounds like night terrors. Hope it's one-off and you and Gherkin-kun have good night sleep tonight.

DS hasn't had MMR yet as he has an egg allergy which can cause severe reaction to MMR. I've waited til he is older as his egg allergy will reduce with age, thus hopefully reducing the risk of reaction to jab

Hugs to you SFX, try not to panic, it might be nothing. I had plenty of bleeding when pg early on. Kept convincing myself it was mc but each time went to see docs the baby was fine and growing. Hope all goes ok with you

I love those little bungalows but had no idea they cost so much. Great location thought opposite the railway line - but all teh trains are pretty much stopped by the time tehy get to that point so probably not very loud and there are no non-stopping trains on that line.

Have a look at what the others have done - I would be more inclined to put masterbed/small bathroom in the roof (£40-50k?)and knock one of the downstairs rooms into teh living room as its quite small.

Could you live in it with some minimal refurb - could probably do a pretty good job on £20k refurb including a new kitchen and if you don't need three bedrooms at the moment you could utilise one of the bedrooms as a dining room for a while.

Split the refurb up into smaller chunks and do them all in stages to spread the cost.

I love refurbing houses - will project manage for a minimal fee!

just realised that I was only looking at dining room measurements - in fact both areas together look a pretty reasonable size. How does it compare in size to what you're in now?

you may also find it is possible to convert garage into say Bedroom and bathroom if it is easy to connect to house. You can geenrally get permission if you can show you have off st parking even if you convert garage. Or a granny flat?!

sfx, yes, early bleeding pretty common, isn't it? but that won't stop you feeling worried sick and vulnerable, i know.
take it easy and sending you loads of positive vibes.

kew, dd pads into our room in a nightly basis and goes to sleep attached to my back lilke a branacle. much to dh's despair, she calls it 'mummy, daddy and DD's room."
all entirely down to us, of course. but will sort it at some point. all these things are a phase..(albeit lengthy)

hijacking sushi's request (hello sushi ) if i could get a phone number off you some time. kew, for people who did your building work. getting some quotes together at mo.
like the bungalow btw, sushi. would love to have a separate workshop space.

sj, good luck for jab. sure he'll be fine. give him a fair old dollop of calpol afterwards.

Great, Kew - you can project our refurb The R word is making me shudder as we have sooooo much to do on the place we are buying - will start with a complete rewire and take it from there. Mind you, a pre-Christmas moving date would be good at this point. Sorry you are so tired today, my top tip is to sling on a pair of huge sunglasses thus making you look glamorous and chic, hiding any signs of fatigue. Needless to say, I am in my all the time. SFX - go and get a check up asap but fingers crossed all is fine. Don't hang around, try and get in to see the doctor today as you need some reassurance.

My goodness, you are sooo good, QC! I am fowarding your message to DH right now. I know, it's a bit pricy, could knock 30k off easily (wishful thinking?). I could do with minimal refurb as I'm used to it . So all should cost 80-100k? We deffo need 3rd bedroom/study for DH to wfh. It's a very small house, tho, posssibly smaller than our house.

SJ - what a coincidence ds has just had his MMR this morning. He went for his asthma check and I mentioned that he was too ill last time for the MMR and she said she would do it there and then. He was fine but now the worrying starts. Good luck for this afternoon.

Sushi - my friends are having nightmares at moment trying to get plans approved for a side extension (both of them!) and they're only adding a single bedroom. I would look at the planning website and see what sort of plans are being approved. Planning rules have changed recently and my friend's dh is a builder and even he can't get any extensions through - he's lost a lot of work over it. TBH I doubt that they would allow a two storey extension on an existing single storey building.

sfx - sorry meant to say I had spotting around 9 weeks and thought that was it. I did read somewhere that a lot of pg's are twin ones and when you have this "bleed" it is actually the 2nd egg. I went to the Birth Centre for an early scan and all was ok. You may want to ring up the scanning department and see if they will fit you in - just make more of it and they should let you come along. Good luck sweetheart - I'll keep everything crossed for you.

if its working form home - why not just convert the garage to an office, it would be pretty cheap (no plumbing and assuming it has electicity already) and doubt you would need planning for it as it is "workshop" already. Would need a builder to comment but drylining and putting in some decent heating shouldn't cost a fortune I wouldn't think.

Oh no Steppie - wouldn't recommend the people who did mine still sorting out the problems. I can ask around - how big is the job?

I think we may try panto this year -- it's reasonably interactive and shouting at the baddies, etc., is positively encouraged so it's not as though DS has to sit in hushed silence throughout. Plus he managed all of Ratatouille a couple of months back with only one bathroom trip and several whispers of "What's gonna happen, Mummy?" at the tense bits

I have suggested a Kew pass to DH as my Christmas present, so may be able to join you all next year when I'm on (whee!) maternity leave. I like the sound of Christmas at Kew though so may fork out real money for that at some point...

DS tends to wind up in bed with us by morning but doesn't even wake me up any more, so I don't mind.

Our boiler may have packed up (suspicious lack of hot water this morning). Can anyone recommend someone good with boilers?

yes I have a good boiler man - but his number is at home will email later - he only put a timer on and added a radiator but his rpice was slightly cheaper than otehr quotes, turned up on time and did the job well.

MrsR, that's worrying re permission. We had our extension done 7 years ago and it was quite straight forward (we had our architect to deal with that anyway). Maybe converting the garage to workshop is a good idea.

Regarding the twin-early bleeding thing, that's v interesting. When I first had spotting at 6 weeks the scan showed an empty sack and was told could be a twin egg which didn't develop.

kew, it would be knocking through the back of the house basically (kitchen/backroom and getting rid of the existing lean-to-esque extension at the back, then extending to the side a bit to join up with neighbour wall and out a bit into the garden.

think they basically just shove in a big square box (can you tell don't really know what i'm talking about?) the plan is to do at the same time as our next door neighbour so can do the boundary wall and just go through a building site hell once..

oh, and depends if we can get dosh together, of course..

oh, yes, think i remember you talking abbout on-going problems with work
