Buyer keeps asking us to go back and collect items

We completed in my late father in laws bungalow 2 weeks ago. We were contacted as the buyer did not want items we had left ( believing them to be useful ). We duly collected these items as they were not fixed. They then contacted us again 3-4 days later asking us to get rid of more things again spare tiles etc which we again collected and disposed of. They have now asked us to go back again to remove a fixed coal bunker, the fixed shelves and workbench in the garage and a tool storage in the shed. The property is 100 mile round trip for us and whilst we have agreed the other items were not fixtures and fittings we are now becoming exasperated by them wanting us to go yet again and collect. The estate agent agreed they were now taking things too far and that we should block their number and that their solicitor would advise them that this was not something that we should have to do. It’s now two weeks after the sale and by no means is the property vast so they should really have listed all the items when they moved in. Do we have to remove these items as this is becoming very stressful

Block, let the solicitors on both sides deal with this now.

So spare tiles and cupboards for storage in the garage this would have annoyed you. We collected them swiftly with an apology. I don’t see the issue with trying to be considerate, when they didn’t want them we dealt with it.

Yes this would’ve annoyed me so I can understand why they were annoyed… I did agree with you though that the latest stuff sounds like it should’ve been left there…

AdiLane · 04/08/2024 14:40

We had this.

We left a fitted wardrobe, which the buyer asked us to remove, we declined.

Then we received a bill, via their solicitor, for £50.00 for removal!

All after we had agreed a £10,000 reduction in the price.

We returned a message that said just that
‘we are sure that the £10,000 saving, can be used to pay the £50 costs of disposing of the wardrobe’.

We didnt hear from them again!

Actually we were trying to be just that, when we realised it wasn’t helpful we collected with an apology. It was not random stuff as you state but items that would have been useful like spare kitchen and hall way tiles.

Any normal people would have just got rid of them if they didn't want them, not bothered the seller about their helpful gesture.

Fraaahnces · 04/08/2024 14:43

I thought fixtures were supposed to be left behind. I agree with solicitors.

Saccol · 04/08/2024 12:33

Just to clarify for the people saying we left crap and old tools etc I have now attached photos of how it was left, this will hopefully filter out the posters who are assuming we left random told, fridges and god knows what else.
the ladders and bottles were removed before the sale. The coal bunker is at the back of the side picture.

Everything in the first picture really should have been cleared out imo. The shelves are cheap and flimsy, easy to remove and unlikely that people would want them (though of course asking would be fine). The coal bunker is them taking the piss obviously.

Regardless, you’ve been told to block them now so that’s what you should do.

Shelves are fixtures and must left unless otherwise agreed.

Fuck sake, some posters on here. 🙄 you can spot the ones who know fuck all about house buying and selling.

Ilovelifeverymuch · 04/08/2024 14:53

Saccol · 04/08/2024 12:36

Thank you this is really helpful. We are really just concerned that they keep asking us to go back numerous times.

Your agent already told you to block them, many people here already told you to block them, your solicitor told you they are taking the piss yet you're still making this a bigger issue than it is and going back and forth.

Tell them you will not be picking anything anymore, they own the house now and should sort it out and block them. Are you worried they will reverse the house sale? There is no 30 day return policy for a house.

Neither of these things need to be removed.

MissMoneyFairy · 04/08/2024 14:54

I'd gave taken everything except the coal bunker and the white shelves, if they are planning to convert or use the garage for parking it all needs to go. They might be cutting their noses off, shelving, plant feed, petrol cans are all useful. If you asked and they said they didn't want any of this stuff then it should have gone. Let both solicitors deal with it, if it ends up your responsibility then hiring and paying for a local rubbish clearance is cheaper and less stress for you and probably less than solicitors getting involved.

ilovemydogandmrobama2 · 04/08/2024 14:57

You have gone above and beyond - it's their house now.

I had a buyer who initially said he didn't want the appliances, but then changed his mind so left them free of charge.

He then tried to get me to pay for carpeting despite viewing the flat which had tiles, and kept sending solicitor letters asking for a contribution.

Some people will take the mick.

anothernewstart9 · 04/08/2024 14:58

Block them.

YellowAsteroid · 04/08/2024 15:01

items we had left ( believing them to be useful ).

Well, this is entirely your own fault: and I expect they're annoyed at this, so that's why they keep asking you to remove other stuff.

There should be a list of Fixtures & fittings in the contract of sale. Consult that, and take away anything that's not on it. But you shouldn't have left stuff not on that list.

Contraryjane · 04/08/2024 15:06

My seller left a load of crap that she thought I would find useful. Her old toilet brushes? No thanks.
it was a real pain to get rid off, including going into the loft and shifting big heavy stuff in the garage. It needed two skips and my solicitor got her to pay for them.
All well and good but it was a great inconvenience.
What do people not understand about “Vacant Possesion”?

CaptainMyCaptain · 04/08/2024 15:07

Lalalacrosse · 04/08/2024 12:08

Block. Those things are arguably fixtures and so it’s for them to sort it out for themselves. block and refuse to engage.

This.

That is fixed. People don’t generally take their kitchens with then when they move, and they’re secured to the wall by nails.

Aniseedtwists · 04/08/2024 15:17

They sound like complete chancers & are being ridiculous. We’ve just bought a house & the vendors have left various things in the shed, some may be useful & some may not but I wouldn’t dream of asking them to collect them. It was the same when we bought our last house. Ignore some of the posters on here attacking you, you’ve been more than reasonable.

Dramalady52 · 04/08/2024 15:22

Friend of mine moved into her new house and found the previous owners had left a garage full of crap and even left wet clothes in the washing machine! Despite trying to contact them and even billing them for removal and skip, she got no response.

One house I've moved into still had clothes in the fitted wardrobes, not much you can do once you've moved in unless the vendors are willing to collect as you have been

twomanyfrogsinabox · 04/08/2024 15:23

Our sellers left a load of junk, but took the light fittings and left bare wires hanging! And a locked garage full of other stuff that they deigned to remove a few weeks later, 'you don't mind do you', well actually we do but...

On the other hand we went back to our buyers to explain how the gas heaters worked, they couldn't figure them out. And show them where the stop cocks were, etc. They were a bit clueless, first time buyers, but were at least grateful for the help.

I’d just block them. Things that are fixed to the wall and cemented in are part of the property. They are CF and taking the piss now.

Items that could have been useful, if you had consulted the buyers.

I don’t agree.
If you have an issue, say so. Like the buyers have done.
But telling the seller over 3 times and expecting them to do the trip each time? Nope that’s taking the piss.
If this was such an issue, they should have said so the first time, let alone the second.
More likely that they’ve now decided they dint want that and expect the OP to do the work for them as she has done the first two times.

My Ikea wardrobes are fixed to the wall by more than nails lol.
Thanksfully too.
