Buyer keeps asking us to go back and collect items

We completed in my late father in laws bungalow 2 weeks ago. We were contacted as the buyer did not want items we had left ( believing them to be useful ). We duly collected these items as they were not fixed. They then contacted us again 3-4 days later asking us to get rid of more things again spare tiles etc which we again collected and disposed of. They have now asked us to go back again to remove a fixed coal bunker, the fixed shelves and workbench in the garage and a tool storage in the shed. The property is 100 mile round trip for us and whilst we have agreed the other items were not fixtures and fittings we are now becoming exasperated by them wanting us to go yet again and collect. The estate agent agreed they were now taking things too far and that we should block their number and that their solicitor would advise them that this was not something that we should have to do. It’s now two weeks after the sale and by no means is the property vast so they should really have listed all the items when they moved in. Do we have to remove these items as this is becoming very stressful

Block. Those things are arguably fixtures and so it’s for them to sort it out for themselves. block and refuse to engage.

No, do not remove any more. They are being completely unreasonable and using you as their disposal service.
There was a coal bunker at our place when we bought it but we disposed of it and did not expect the seller to.
Let the estate agent deliver the message to the buyer to tell them to make their own arrangements to dispose of unwanted items.

What was on the Fixtures and Fittings list?

The general rule is that if it’s attached (it sounds like the latest round of stuff is) it’s left. So you don’t need to make this trip.

But you really should have left it empty, it’s not OK to leave anything for people to deal with, even if you say it might be useful. So I suspect they’re not best pleased with you!

You have been very generous and kind up to now, but they're taking it too far. I would send them a friendly text saying you won't be collecting any more things and then repeat as necessary.

The loose stuff I can sort of understand, although spare tiles are pretty handy imo, the fixed stuff is entirely down to them.

Don't go back and definitely don't remove any fixtures until you spoken to your solicitor, what if you damaged part of the property whilst removing something? I'd contact your solicitor and advice them to contact theirs

You shouldn't have left stuff.

The point of the fixtures and fittings form is it lists exactly what is going to be left.

If you've left random other stuff that "might be useful" (old fridges, random furniture etc) then strictly speaking it's breach of contract and if you have left (what the buyers consider) a load of old junk they can seek legal redress.

They are unlikely to do so unless there really is a LOT of old junk because it's usually cheaper just to dispose of it but if they've gone to the trouble of contacting you maybe they will.

It’s not generous and kind to leave enough random shit laying around that they’ve already had to ask OP to come twice to remove it

Whilst we now agree with not leaving items we have not sold a property for a long time. Having realised this we duly went back and collected and disposed of said items.

Not sure how wall shelves are considered free standing furniture. It's surely common practise to leave installed shelves, coat racks. Hooks etc on the wall. And courtesy to leave current paint and tiles.

Obviously junk. Old decorating stuff tools etc should have been skipped. I'd not be going back.

It was not general shot these were storage cupboards and things that we honestly believed were useful. Also we did not argue when they said they did not want them and we collected as requested. The property was left clean and clear and these items were in the garage so I think you may be being a bit presumptive

It was not junk and not old fridges etc it was storage units in the garage and then spare floor tiles that were requested two separate times. The property was fully cleaned and left totally clear theses small items were in the garage

Is this latest stuff all things that were listed on the fixtures and fittings list?
If you put this stuff on the list then it stays. If you didn’t, then they would have assumed you were taking it. Since you left a bunch of other crap for them to clear out and only removed it once asked then they are probably just not in the mood to let you away with this too. If you didn’t include it on the list of stuff that was staying then you need to go and clear it out.

I’d not engage any more - no way should you be expected to remove fixed items after completion.
