What can we turn an unused, unneeded study into?

The house we're hopefully moving into already has 2 studies downstairs, for myself and DH, so we have no use for the one on the 1st floor. We also already have enough bedrooms and a playroom, so we have no idea what to do with the room.

The room is 12x12 with a staircase in it leading to Bedroom 4 on the 2nd floor.

If it is a room that leads to the 4th bedroom could it be a dressing room/bathroom?

The sale fell through, so we no longer have a spare room :( But we are however in process of buying another :)
