Decent areas to live in Manchester.

Hi

Which decent areas would you recommend in Manchester?

The south of Manchester (sale, Altricham etc) seems quite expensive, so what are the other areas that are decent enough to live in, where people are friendly, and there are low crime rates?

If possible, please share the postcodes.

I have been looking on rightmove, zoopla areas like stockport but which area within that are safer?
We are a young family looking to buy a flat/apartment with 2-3 bedrooms. And parks, schools and safe neighbourhood matters to make a decision.

  • have never been to Manchester



Going for the first time this month actually.

But - did buy a flat in 2019

And learnt a hard lesson

Avoid leasehold if poss..

Even share of freehold - is better than 100 percent of leasehold

What about North Manchester? It will be cheaper, you'll get a lot more house for your money. South Manchester suburbs like Chorlton, Didsbury are very expensive. I don't know much about Stockport but I've heard Maple and Heaton Chapel are nice, but again expensive.

The Saddleworth area of Oldham is lovely, lots of nice villages, Uppermil, Delph, Diggle, Greenfield to name of few. Access to lots of green space and nature, good schools, cafes and restaurants etc. More expensive that other areas of North Manchester though.

Bury also has some nice areas, and good transport links into the city.

What is your budget? Do you need to drive or use public transport to commute. Do you need primary or secondary schools. Do you mean Manchesyer or Greater Manchester. House prices in Sale and Altrincham are driven up by the grammar schools in the area.

Prestwich which is north of Manchester and part of Bury borough is quite popular. A lot of families who can't afford Sale/Alty/Chorlton or Didsbury opt for Flixton and Urmston although prices are increasing now. Stockport is considered up and coming although the Heatons were already more expensive due to good rail connections and closeness to Didsbury.

I'd personally avoid M9, M8 or M40 in north Manchester. It's cheaper for a reason and although there's a lot of regeneration going on it's still not nice.

Try the Heatons — Heaton Moor, Heaton Chapel. Levenshulme is also totally fine, gets a bad rap but my DH lived there for years. Avoid Didsbury and Chorlton — so overpriced.

We are still reading the market but 250k seems affordable for us and i can see there are available houses in this price range.
i need to go to office twice in a week which is in centre.
we have car but ok to use public transport.

how is middleton side area?

You'll get more for your money North of Manchester. Prestwich is nice and has good transport links or even further out on the Bury tramline. I have friends in Chorlton and Cheadle but they are more expensive areas.

Personally I would avoid Middleton but only because I know a police officer who works that area and it doesn't sound great! But obviously she is going to see the worst of it.

I am from and live in North Manchester. I grew up in Middleton and Blackley. Middleton like most areas has its rough patches but if you look around Alkrington there are good schools and it’s a really lovely area. DP is from Oldham so that’s where we live at the moment, again lots of places to avoid but as a PP mentioned Saddleworth is lovely though to me it feels a bit out of the way and can be a nightmare in bad weather. We are Royton/Shaw way and have been for a number of years - we have never had any problems here at all. Housing is (was!) affordable, great transport links to Manchester, decent schools and open spaces.

Well I think Didsbury Village itself.

West Didsbury is very nice, predominantly young professionals and now just as pricey as Didsbury. Less access to parks.

East Didsbury gets much cheaper - outside the range of the good primary schools and definitely not as 'naice' in Mumsnet terms. Still great transport, decent access to shops but not the nicest of the Didsbury Village ones but a pretty easy walk/tram/bus ride in to Didsbury Village and East Didsbury still has a local train service that gets you in to Piccadilly in 10 minutes (30 minutes on the tram).

So all good - probably all count as M20 postcode as well.

It really depends what is more important to you, location or house/space.

Didsbury is lovely , a desirable area that has excellent transport links, but 250k will not go far in that area, maybe a small house or flat with no garden. If you are fine with that then I'd definitely consider didsbury.

It space is more important then definitely consider North Manchester, you could get a detached with large garden for the same price in some decent areas.

I live in a village not far from PP, the tram gets me to Manchester in about 45 mins.

With your budget I'd suggest Prestwich, postcode M25. It's one of the nicer areas in North Manchester.

You have Heaton Park and it's on the tram. It is also close to the M62. I've heard that it has gone a bit more upmarket recently. Restaurants and bars etc.

I've had a Quick Look on Right Move and there are a few 3 bedroom semis for about £250,000.

Altrincham, Timperley, Didsbury etc are lovely but very expensive. You'd be looking at a flat for your budget, then you'd have management fees on top.

With your money I would look at Stockport over North Manchester (outside Prestwich). Reddish is solid working class and affordable. You won't get Heaton Moor for that budget but worth looking at Heaton Chapel and Mersey. Avoid Brinnington.

You might just about get a 3 bed terrace in Stretford in Trafford also. Lots of regeneration going on and it's safe with good transport links to Central MCR.

Trafford has grammar schools hence the higher property prices. It is a nice place to live though (and the schools are good). You could consider Urmston which is quite a lot cheaper, easy to the city and still has a grammar.
Cheadle Hulme, Bramhall, Wilmslow, Knutsford, Lymm are well regarded, safe areas, with decent schooling at secondary generally.
Chorlton and didsbury are a slightly grittier but nearer to city centre and very popular. Mix of schooling, particularly at secondary.

Thank you, at the moment we are in primary schools but we want to live in the good catchment areas ofcource.

we are bot very pub going or party types people, really like nice walks and friendly neighbourhood is our thing.

Urmston is m41. Youd like it but do you have boys or girls? Secondary options outside grammar better for Flixton girls. We do grammar so don't mind but you have to tutor from year 5.

Not much in the area for your budget.

Davyhulme is further out of Urmston near trafford centre. Flixton is further from Urmston in the direction of Carrington. Flixton bit of a quiet area but lovely schools and parks.

I love Stretford but it's not got a good centre. Schools good primary but not so much secondary.

I rented in Marple for a while a year or two back, I loved it. Schools are good, lovely locals and on the edge of beautiful countryside. Train links are good as 2 stations on two different lines, but it’s not great getting out by road in rush hour. I’m in Heaton Moor now but wouldn’t discount going back in the future.
