Decent areas to live in Manchester.

Hi

Which decent areas would you recommend in Manchester?

The south of Manchester (sale, Altricham etc) seems quite expensive, so what are the other areas that are decent enough to live in, where people are friendly, and there are low crime rates?

If possible, please share the postcodes.

I have been looking on rightmove, zoopla areas like stockport but which area within that are safer?
We are a young family looking to buy a flat/apartment with 2-3 bedrooms. And parks, schools and safe neighbourhood matters to make a decision.

thank you!

Why people are keeping using middle class ,according to you what is middle class category in terms of salary range??

They mean professional jobs, nicely spoken, don't drive vans for work, no football fans, no loud pubs or rough estates, that sort of thing.

Income doesn't always come into it.

looking at your priorities I'd suggest searching in SK8. It covers the area south of Didsbury around Cheadle, Cheadle Hulme, Gatley. Heald Green. You're bottom end of the budget but there's a few three bed semis around for your price.

Primary schools are great. Gatley primary is ofsted Outstanding and ranked highest is Stockport and was in the top rated Sunday Times report. Completion is fierce though. The other schools are all good. Look at modern estate properties on the edge in Sharston maybe.

Cheadle, Gatley and Heald Green are great little communities with lots going on and huge amounts of green spaces and choices of independent shops and restaurants. There's even a JohnLewis!

Transport wise it's perfect. Its a few mins to the M60 and M56. There's a mainline station in Heald Green and Gatley on the Manchester Airport line so plenty of trains to Piccadilly in less than 15 mins. There's a station in Cheadle Hulme and one being Built in Cheadle. Stockport main station is ten mins drive and has half hourly fast London trains. And the airport is round the corner. Just beware of plane noise in bits of Heald Green

You'd have to do a bit of hunting to get the right property but it's a fantastic area for families. Stockport is investing millions in a revamped town centre and new hospital but you're equally close to everything Manchester centre offers plus easy access to the Trafford Centre and the Cheshire Countryside. There's five lovely National Trust places within 20 mins at Lyme Park. Dunham Massey, Bramhall Hall, Tatton Park and styal Mill.

Good luck

Thank you so much. After researching the area, I think the Cheadle area would be better for us.
Do you know of any good nurseries or preschools (I have a 2.5-year-old child) where we could enroll our child?
We're also considering renting in the area for 4-5 months before buying, as we're not currently living in Manchester.

Hey. Honey bear in Gatley is supposed to be great. But traffic might be off putting in the morning drop off. But anywhere in Manchester gets silly in term time. There's a big kidz unlimited near the John Lewis with parking.

Rental I think you'd be looking at 1800 a month for a tidy three bedder. But demand is high for rental. SK8 has the highest owner occupied ratio in greater Manchester so there's not a lot to rent.

Crossacres primary is rated outstanding. M22 is Wythenshawe one of the biggest council estates but there's mix of properties and there's been loads of investment. It's very green and leafy. It's in Manchester but right on the SK8 border. Family friendly Gatley next door. Great transport links. Asda and Tesco within walking distance

@Couldnotfindusername unfortunately I'm now out of touch and one of them I believe is in prison.... they were both on council estates though. It's not somewhere I've heard nice things about if I'm being honest but someone with more knowledge might be able to say. I only know areas in North Manchester

Ihateslugs · 13/05/2024 18:04

I know the area and being honest, it is a bit close to Wythenshawe for my liking, I know a couple of people who live there and sometimes complain about antisocial behaviour from large groups of youths and joy riders. My advice would be to look at the other side of Styal Rd in the Cheadle postcode ( SK 8 ) but they might be more expensive.

if possible, have a good drive around at various times of day and evening to get a feel for the local streets.

Teenylittlefella · 13/05/2024 18:29

If Reddish was too rough for you you don't want to live in Crossacres.
The school is huge and many kids from quite challenging situations.

Teenylittlefella · 13/05/2024 18:31

Mind you St Elizabeth's primary is in a tiny middle class enclave and not too far away.

We’re in Cheadle Hulme, I really like it. You could certainly get something in the 250k mark but it’s bottom end of the budget. I think that’s possibly what ours will go on the market for when we eventually get round to it, it’s a 2 bed though and not big on kerb appeal (although it’s a great little house, big bedrooms and kitchen and really convenient location - walkable to village centre, amazing schools, great neighbours etc). We’re also very close to Bruntwood Park which is a real plus. But they’re just not pretty houses - very 70s. I have a kind of love hate relationship with our house can you tell?! How much we love the neighbours and how convenient it is keeps us here for now!

More likely to get a 3 bed for that budget in Cheadle itself, or Cheadle Heath. Won’t be masses of choice though.

Hazel Grove might be another option - busier though I find. Or look at Handforth and Heald Green. I think one of the things that drives Cheadle Hulme up is the High School, it’s very good and does better than many of the surrounding ones - but depends how far ahead you’re thinking (and also how much things may well change between now and when your DC reaches that age!). Pretty much all of the primaries around here are good, that’s not so much of a concern.

As for nurseries in Cheadle/ Cheadle Hulme - we used a childminder and my DC now goes to the school nursery. Since I’ve namechanged I’ll say it’s Bradshaw Hall, which is honestly the loveliest school I’m so happy with it. Just got outstanding Ofsted - not that my opinion would have changed but nice to see it recognised!

For day nursery types the ones my friends have raved about include First Steps Orrishmere, St Cuthberts Old School Nursery and Elm Cottage.

Overall I think this area is fairly comparable to somewhere like Sale or Altrincham price-wise.

Sorry I did that annoying thing of not reading all your posts and realising the thread had moved on!

The area for this one is close to both Gatley and Heald Green (it’s about 6 mins drive to Etchells Primary in Heald Green which is not oversubscribed and it’s a lovely school - but a PP has mentioned that Crossacres is rated outstanding so that would be worth checking out at least).

What do you think about this one - https://www.rightmove.co.uk/properties/124327397#/?channel=RES_BUY - Handforth which is classed as Wilmslow but neighbours Cheadle Hulme/ Heald Green

Bruntwood park is lovely

Don’t know about schools sorry

Its very close to Didsbury, Altrincham, Hale - all have really lovely high streets with plenty of cafes, lovely parks, sports clubs etc - you’d never be bored on a weekend and plenty to do without travelling into the city centre.

One thing to mention - we once stayed in the Premier Inn next to Bruntwood Park for a couple of weeks between house moves. The airport is so close taking off/landing it literally felt like the planes we’re going to touch the roof of the hotel! And the noise of planes taking off every couple of minutes all night was horrendous - we got no sleep at all and had to check out. If you can cope with this (bare in mind in summer with windows open the noise is even worse) then it’s a good locality.

BirtyDird · 13/05/2024 19:25

There is a thread on mumsnet already about Wythenshawe as an area and sorry OP but it doesn't read well. I don't know the area at all, but I believe Wythenshawe is mainly a large council estate (largest in Europe) and comes with a bit of reputation , or at least it did. It might be much better nowadays, id definitely do some more research on the area. Maybe check out that thread that someone created a few years ago to get a better idea.

MancMa · 13/05/2024 19:49

I’ve been in Wythenshawe today at a funeral , I lived there until I was 7 and pass through occasionally , mostly for family funerals these days. If you can find something suitable elsewhere I would.
there’s a lot of new build private houses these days but the estate is very mixed . Sorry I hope you don’t mind me being honest , I’m not a snob far from it .

MancMa · 13/05/2024 22:17

https://www.rightmove.co.uk/properties/147943376 could this work for you OP in Marple. I rented here for a while during my marriage break up and it’s a lovely place to live and bring up kids. Countryside on doorstep, two train stations. Traffic not great but i would move back in a heartbeat if I had more connections near there.

The area described as Wythenshawe covers a huge area including upwardly mobile Northenden and solid middle class Baguley. Sure there's some rougher areas and it certainly doesn't have any chi chi areas like Didsbury or Cheadle village. But around the edges are some bargain areas with access to amazing transport links, great schools and easy walking to good shops etc. I'd look at newish builds in Sharston on the Gatley or Northenden borders. The house on Crossacres the OP posted, is by Hollyhedge Park, only a five minute walk down to desirable Gatley with its great schools, bars and restaurants.

Most of South Manchester is very mixed. London price Didsbury borders Burnage which is a lot less popular. It's a fairly compact area which also makes it very vibrant.

Teenylittlefella · 14/05/2024 08:17

Solid middle class Baguley??
Really?
Are you talking about the little enclave that borders Sale?
Baguley Hall area is def not solid middle class.

I think you would struggle to find something within budget that doesn't need doing up and is in a nice area in Manchester to be honest.

I do not think so, There are property if you put filter on what you with the locality, something nice always comes up. Thanks for your concern though.

But you don't know the localities and if they are nice or not. Isn't that the point of this thread?
