Decent areas to live in Manchester.

Hi

Which decent areas would you recommend in Manchester?

The south of Manchester (sale, Altricham etc) seems quite expensive, so what are the other areas that are decent enough to live in, where people are friendly, and there are low crime rates?

If possible, please share the postcodes.

I have been looking on rightmove, zoopla areas like stockport but which area within that are safer?
We are a young family looking to buy a flat/apartment with 2-3 bedrooms. And parks, schools and safe neighbourhood matters to make a decision.

thank you!

I know the vast majority of Manchester and the surrounding areas esp Sth Manchester very well . What you will find is that you can go from very nice to not so nice within only a couple of miles .
you will find beautifully presented homes in your budget but invariably they will be in the less desirable areas. As they say ‘buy the worst house in the best street’ .
But if move in condition is your main priority then that’s not going to work for you .

Op you mentioned middleton prior. There are some nice and affordable houses in middleton and you're close to heaton Park. Also have a look at failsworth

This is true - I think it's also true that places change very quickly too.

I grew up in Sale, the prices there amaze me now, especially for some areas which growing up were not seen as the 'nice parts'. But Sale as a whole (apart from certain areas) was definitely the poor relation to Altrincham - whereas now it's getting equally desirable. Within Altrincham - Broadheath used to be it's own area, and again not so much a desirable one - now it's almost like it doesn't exist - it's just listed at Altrincham (or occasionally 'West Timperley') with Altrincham prices to match.

Where I am now Cheadle Hulme - I think we're in the cheapest/ worst houses of what is actually the 'nice' bit, but maybe some others would perceive our little estate as not so nice - although it's very safe and pretty much young professional families all around. Lots of ex-council houses though and still have the HA flats at one end which some people may turn their nose up at. Having said that, anything bigger than our tiny house is going to come in over OP's budget (maybe ours too - haven't had it valued properly yet). To get in budget, you'd be looking at Adswood border or maybe somewhere around the Councillor Lane area - definitely perceived as 'not as nice' - but also actually perfectly nice as far as I'm aware and have friends living there quite happily. Good schools, nice parks etc. I think the only thing OP can do is as she's doing - visit the houses they're interested in, take a good look around the area, maybe visit at different times - see if they can chat to any potential neighbours if the chance arises even.

Solid middle class Baguley??
Really?
Are you talking about the little enclave that borders Sale?
Baguley Hall area is def not solid middle class.

Lots of nice thirties and new build detached and semis in M23 especially near the metro link up to half a million. I say that's a middle class enclave. Like I said, south Manchester is pretty compact so there's up and coming by already arrived by never going anywhere.

I want to live somewhere people (neighbours) can talk to each other and really willing to help. Where they value community rather than status.
kids can play together and be friends.
rather than comparing each other, “where your kid is studying” oh ours is going to private. Good for them but lots of judgements comes through that.

I would live in Reddish and attend St Mary's and Reddish Vale secondary any day, over living in Wythenshawe and attending Crossacres primary followed by any of the Wythenshawe secondaries. And that's from someone who goes into a lot of schools for work.

If you are close enough to Gatley or Sale that you can move out for secondary then I might consider it.

This is, obviously, only my opinion.
