To think this is rude or was my offer rude?

House on the market at 695k. I offered 640. Response was ‘sorry the price is 695.’

Surely you just say the offer is rejected? Or if it’s 695 express at the outset that it’s fixed?

House has been on the market for two years already and not sold! Recently reduced on May from 720 to 695

I don’t think either are particularly rude. Your offer was fine but equally they can choose not to accept and stand by the price

I mean they probably don't want to say "no offers" because they might gladly accept £5-10k below asking, but feel you've been really cheeky with your offer. They're offended and their response shows it.

Neither is rude. It’s probably just another way of saying they don’t want to negotiate to make sure you don’t just up your offer by £10k.

They put the house on for 695 and then when you offered lower clarified politely that they wanted 695. I’d say they said this to avoid you wasting time your own time and their’s by dripping offers of small increments. I’m struggling to see how they’ve offended you.

If you are in Scotland the default is “offers over” so in Scotland a house priced at £695K would likely go for £720k+

They didn't just say "the offer is rejected" because they don't want you to come back with £650k. They're trying to save everyone's time.

I would suspect if it has been on that long and that’s the response they ain’t taking any less.

I agree with previous posters. It isn't rude. I personally think your offer was a bit low to invite any back and forth or negotiation.

Does it say online offers over?

we saw a house a year ago. Was on for 695, we put in an offer of 655. They said no. Then changed it online to offers over 695. Didn’t sell and now they’ve gone with new EA and it’s saying offers over 700k!

Not rude on either side. You could now go back and ask ‘would they accept 668?’, so you meet half way.

I agree with other posters. Them saying the price is £695k indicates they're not open to offers. It's up to you if you want the house at the price they want to sell it at. I was buying a house and got the same response to my offer £10k under the asking price. Saying the price is the asking price let's you know they're not open to offers (or they may be but much much closer to asking) but I suspect their back is probably up at such a low ball offer.

Some people genuinely aren't in a hurry to sell. I once viewed a house that the owner had been trying to sell for 5 years. I casually asked him if there was any room for negotiation and he point blank said no. He was essentially hoping for some sucker to come along who loved the house enough and would pay asking.

I think what they were getting at is that the asking price is 695, so they’re implying that your offer is too far under it by reminding you what it’s on the market at. Perhaps not as clear as it could be but it sounds more like a surprise response than rudeness (which I don’t think it is at all).

I think they’ve seen your offer and, because it’s so low, thought ‘but it’s on at 695’ and just reflex reacted by highlighting that. I don’t think this means they’re literally not open to offers but this is so far off what they think is reasonable that it wasn’t worth negotiations.

They have not been rude. They have recently reduced the price. Your offer was extremely low. Your offer was rejected. That's it really no one was rude.
