To think this is rude or was my offer rude?

House on the market at 695k. I offered 640. Response was ‘sorry the price is 695.’

Surely you just say the offer is rejected? Or if it’s 695 express at the outset that it’s fixed?

House has been on the market for two years already and not sold! Recently reduced on May from 720 to 695

Not rude but it might have been quite wounding for them to hear. A house is only worth what someone will pay for it but clearly their agent has led them to expect more. Sounds like they’ve ruled you out as a buyer.

Nobody was rude, but you were cheeky, that's quite a drop you offered unless you know there's something wrong with it. That may be the worry going forward, you find something on the survey and try to knock them back further.

@Ytrri it has been on the market for over 2 years. It was reduced in may and still not sold.

So they clearly aren't in any rush to move. And possibly cant afford to move for any less???

It’s possible they thought your offer was beyond silly low…those ‘we buy any house’ places offered me more for mine that some of the people who just put in a low ball like you did.

I wonder how many times people put in a low ball offer to see if there are court agreements in place on a property that don’t allow people to decline. My friends went up for more than the court said she had to accept if offered. Bought it herself in the end, but if someone had come in below asking she couldn’t decline it providing it was above a fixed amount selected by the court.

Neither of you were rude. I think they were just being clear that there's no point coming back with an offer 10k higher or something.

I'm curious why you frame it as though one of you must be being rude? Were you a bit worried about your offer so felt a bit "told off" by their response? There's nothing wrong with a low offer.

Neither were rude but you are overthinking their response (understandably as house hunting is fraught). They are just saying they are only interested in asking price, that may be a wrong decision but it’s theirs to make.

The three times I’ve sold I’ve had offers with a bigger reduction than that. I haven’t accepted them but haven’t been offended by them. The wording was whatever the estate agent said.

Offers are just that.

Their language was a bit classless, they could had said, “we are in no hurry to sell, sorry, thanks for your offer”.

Long and short of it is, they don’t need or want to sell particularly. They want to realize the asset they think they have.

What is their situation/ age group?

It isn’t cheeky to offer any amount when a house has been on the market for 2 years.

It suggests either, something wrong with the house, or unrealistic expectations on price from the sellers. Occasionally you will get a truly unique house that is just waiting for the right/ only buyers. Almost invariably what you get is, a house that can’t be sold for some reason: acrimonious divorce, some sort of court order, owners in negative equity but not struggling with mortgage payments etc.

This. Plus, they were kind enough to not waste your time thinking you could up your offer by £10k, then another &10k etc. They let you know that no cheeky offer would be acceptable.
