London parents: is there a “village feel” safe spot under £750k?

We’re currently living in Walthamstow in London and, before our baby arrived, it suited us fine. But since having our little girl, I’m just not finding it feels as safe or as family-friendly as I’d like, and it’s really got me thinking about whether we should move.

Ideally, I’d love somewhere with more of a proper community feel, greener and more “villagey” in atmosphere. Somewhere with a nice high street with independent cafés, a decent pub for a Sunday lunch, and lots of activities going on for families. I don’t want to feel surrounded by towers of either private or social housing flats.

The catch is we still need to be within a good commuting distance of London (45min max) and our budget is around £750,000. I know that’s not huge in the current market, but we’d be hoping for a four-bedroom house, or possibly a three-bedroom in the right area.

I’m also very aware that we have one of the most expensive rail systems in the world, so travelling too far out just wouldn’t be financially realistic for us. (A friend of mine pays over £5,000 a year commuting from Chelmsford.) I hear St Albans is really nice, but it’s the cost of the commute that worries me.

Before anyone suggests moving much further away from London, both of us have London-based jobs and we can’t realistically find work elsewhere.

We’d also need good nurseries, schools, and general amenities.

So… does this unicorn place actually exist, or am I asking for too much?

We having lived in Windsor twice, great if you want zero sleep - living there kicked off my neuro and blood pressure issues due to next to no sleep - the flight path noise in most parts is unbelievably awful - and then to cap it all had to have various tests at wexham park hospital which needs pulling down !!!

Burnham not the loveliest of places but plenty of housing stock.

It's not hugely known yet it has Elizabeth line straight into central London, close to M4/M25 & is in catchment area for four grammar schools. Surrounding areas can be wealthy or a bit grotty, plenty of high end village pubs within short drive.

Leigh-On-Sea - not a village but great community feel and lots of cafes and things to do. C2C line into Fenchurch Street is also cheaper than Greater Anglia.

I paid well over £4,500k a year commuting from Leigh on Sea, at that was 5 years ago.

How on earth do teachers afford to live near these fantastic schools when the houses are so bloody expensive? In fact, how does anyone buy a house there if they just have an average salary?

Seriously, get out of London. Buy a decent house in a commuter town. Suck up the commuter costs

Work on getting a hybrid job that allows you to wfh 3 days a week

Yes, there is, just up the road from in Walthamstow. The roads within the St Ann’s rd, Green Lanes, West Green Road & La Lane boundary. Also roads around Downhill’s park. Great schools, shops & parks.

Moving from Walthamstow to this area of Haringey would make absolutely no sense at all. Where is the lovely high st with independent shops that the OP wants? I really like the houses on the ladders, but you aren’t getting one of those for £750000. Walthamstow has loads more going for it. Downhills Park is no nicer than Lloyd Park, and you’d be well out of catchment for outstanding secondary schools.

Hi, not the ladders, they are out of price bracket now. I’m suggesting an area on the other side of green lanes. Great shops on green lanes & West Green Road. In catchment for Crouch End secondary schools. Absolutely agree though, there’s nowhere in North London where she’ll get exactly like for like with Walthamstow for less money than Walthamstow.

Other than Pasero, where are the great independently shops on West Green Road? I’m genuinely interested as I work over that way and haven’t noticed anything new. East Haringey is way behind Walthamstow / Leytonstone / Leyton in that respect. You’d also be way out of catchment for the good schools in the area.

@NameChange30845654 out of interest what are the great secondary options? When I was younger SE was a bit of a black spot, I know Charter North is great.

My kids are too young for this yet, but I've heard that St Matthew's in Blackheath is very popular now (and I believe the religious criteria is very relaxed). Lots of kids round us commute in to Haberdashers in New Cross, or out to the grammars in Sevenoaks, Eltham, etc.

Have you not looked at Highams Park or North Chingford? Both have the village feel, you're only a couple more stops on the train line but the forest is right on your doorstep. Highams Park was a well
kept secret but now the property supplements have got hold of it, it's getting pricier. Or Loughton, as suggested upthread.

Im far from London but recently visited Uxbridge which had a lovely town and many houses around rather than flats. Easy commute to Euston....

Give up London now. Schools are better outside London. It depends where in London you need to commute to but I’d be looking at the Chiltern line. Straight into Marylebone. Princes Risborough, Thame etc

As I said there isn’t anywhere like for like in North London, which is cheaper than Walthamstow.
Shops, pub’s & restaurants are True Craft (sister pub to the Walthamstow branch), The Palm, The Salisbury, The Dusty Knuckle, Yard Sale Pizza, Uncle Johns bakery, Lo Sfizio deli, Mum’s Wholefoods, Green on the Lanes, Perkyn’s, Petals & Bloom & the best Turkish restaurants in London. There’s also a great new little wine bar on the junction with La Rose Lane.
In catchment for Crouch End secondary schools.

Yes, I live in Chislehurst, but I don’t think you’d get that much for the OPs budget, or in Blackheath.
