London parents: is there a “village feel” safe spot under £750k?

We’re currently living in Walthamstow in London and, before our baby arrived, it suited us fine. But since having our little girl, I’m just not finding it feels as safe or as family-friendly as I’d like, and it’s really got me thinking about whether we should move.

Ideally, I’d love somewhere with more of a proper community feel, greener and more “villagey” in atmosphere. Somewhere with a nice high street with independent cafés, a decent pub for a Sunday lunch, and lots of activities going on for families. I don’t want to feel surrounded by towers of either private or social housing flats.

The catch is we still need to be within a good commuting distance of London (45min max) and our budget is around £750,000. I know that’s not huge in the current market, but we’d be hoping for a four-bedroom house, or possibly a three-bedroom in the right area.

I’m also very aware that we have one of the most expensive rail systems in the world, so travelling too far out just wouldn’t be financially realistic for us. (A friend of mine pays over £5,000 a year commuting from Chelmsford.) I hear St Albans is really nice, but it’s the cost of the commute that worries me.

Before anyone suggests moving much further away from London, both of us have London-based jobs and we can’t realistically find work elsewhere.

We’d also need good nurseries, schools, and general amenities.

So… does this unicorn place actually exist, or am I asking for too much?

I woukd say surbiton, Worcester park and Epsom ( check on Epsom commute cost as I think just outside zones) plenty in budget - quite nice ones too

4 beds in Surbiton For that price are all really far from the station. Meaning the 20min train into Waterloo + commute to work + walk to station is well above her 45 minute commute preference.

Ironically I would have said Walthamstow. I thought it was up and coming. You might just be swapping one not so nice place for another.

Come across to Leytonstone! It's not far, but it has a very different feel to Walthamstow, much less built up (especially if you buy close to wansted flats).

I think this is a good buy OP in Kingston upon Thames - lots of space , decent interior and 10 minutes walk to station - Kingston great for families , tons of amenities, plus river and Richmond park

Loughton or any of the places on
the central line between wanstead/s woodford and Epping might be worth a ll
look. Not sure you’d get much for your money in wanstead but loughton you’d get somewhere. Be aware that past loughton, the frequency of the central line decreases a lot.

Blackheath or Greenwich?

Sevenoaks might fit the bill but might be too much of a culture shock from Walthamstow plus would push your commute time but there are fast trains.

Took me 45 mins to get to work from holland Park! If you want to look SW you have to accept 1h plus

A fixer-upper 3/4 bed is just about doable still.

It’s not that bad. Streatham Common station is quick to get into town.

Also, it’s now easier than ever to hop on a Lime bike or a Forest bike to get over to a tube station or overground station quickly.

Absolutely agree. Always lived a 10 min walk from Tooting Bec/Balham tube and was sure I’d miss the convenience after moving to Furzedown.
It’s actually better for me. Tooting Broadway tube, Tooting Rail, Streatham Common Rail all within walking distance. Plus buses to Brixton, Wimbledon and Kingston from the end of my street.

I don’t think you’d get a house for that in Blackheath or Greenwich. Where I am in Shooter’s Hill/Woolwich you would but it’s not like the OP is looking for

You probably wouldn’t get one in central Blackheath or Greenwich but you can definitely get one at Blackheath Standard a short walk away and in East Greenwich/Westcombe Park. Good primary schools there too. Try SE3/SE10 or even SE7 or on the edge of Blackheath, Lee, SE12.

OP Walthamstow is great for families, there is loads going on. How about Highams Park if you want somewhere with less towers?

I live in E17 and the new high rises don’t bother me at all. It’s changed hugely over the last few years and I love living here. But each to their own.
