London parents: is there a “village feel” safe spot under £750k?

We’re currently living in Walthamstow in London and, before our baby arrived, it suited us fine. But since having our little girl, I’m just not finding it feels as safe or as family-friendly as I’d like, and it’s really got me thinking about whether we should move.

Ideally, I’d love somewhere with more of a proper community feel, greener and more “villagey” in atmosphere. Somewhere with a nice high street with independent cafés, a decent pub for a Sunday lunch, and lots of activities going on for families. I don’t want to feel surrounded by towers of either private or social housing flats.

The catch is we still need to be within a good commuting distance of London (45min max) and our budget is around £750,000. I know that’s not huge in the current market, but we’d be hoping for a four-bedroom house, or possibly a three-bedroom in the right area.

I’m also very aware that we have one of the most expensive rail systems in the world, so travelling too far out just wouldn’t be financially realistic for us. (A friend of mine pays over £5,000 a year commuting from Chelmsford.) I hear St Albans is really nice, but it’s the cost of the commute that worries me.

Before anyone suggests moving much further away from London, both of us have London-based jobs and we can’t realistically find work elsewhere.

We’d also need good nurseries, schools, and general amenities.

So… does this unicorn place actually exist, or am I asking for too much?

Hither Green. You’ll be in London Bridge in about 18mins, brilliant pub, coffee shops etc and 10 min walk to Blackheath which is fabulous (but pricey!). An extra 10 min walk and you’ll be in Greenwich Park.

As someone else mentioned, Beckenham may fit the bill budget-wise. The high street is perfectly nice, decent coffee shops and great supermarket options, but the restaurants are crappy. I guess being commutable to central London means you can eat out there.

We had a lovely meal in Bella Roma the other night, and DH had a nice lunch at Branded. Lots of perfectly good restaurants nearby and if want Michelin then go to London.

Agree - but also don’t think they’re much different to Walthamstow tbh. When we moved down south we were choosing between the two. Went for WN. It’s greener round here I suppose.

Go further out and look at villages on the central line. Start at Wanstead and look at each stop up to Epping.

They all fall outside Zone 6, I think so come into the £££ commute category. And it would be very hard to find a 4 bed for that price.

OP, have you looked at the end of the Piccadilly and Northern lines? Cockfosters, Oakwood, Southgate area or High Barnet? Not quite the village you mention, but Cockfosters is very leafy with gorgeous Trent Park. When I visited, all the mums were at the cafe in the park with their children. It had a very happy atmosphere. And there are lovely parks near Southgate, which is a bit grimier, but not as edgy as Walthamstow. And only 30-35 mins into central London.

Agree, these are nice family areas with good schools. Also not far from Walthamstow if you're visiting friends.

East Barnet village would be within price range. Local schools all excellent. Shopping is a bit limited but lovely parks and cafes.

Another vote for East Barnet village. Transport links also good as the train from Oakleigh Park to Moorgate is under 30mins. Lovely area for families.

Hanwell? Might be pushing the budget for a 4 bed but it’s leafy and has a a couple of nice pubs.

If you mean 45 mins to London then look at the high speed line to Kent. Ashford/Folkestone/Faversham you can get an awful lot for your money (so don't need to spend the full budget leaving money to cover travel) and schools are good too. Good countryside, beaches nearby.

If you need to get to work in 45 mins door to door then look at Shenfield. Fast train to Stratford then swap to Elizabeth line into central London. You won't get quite as much for your money but it's quite nice. Nice cafes/wine shops/florists etc. Lots of countryside.

Alternatively look along the central line - Theydon Bois is a village with a duck pond and a tube station. Or there's Epping, Woodford etc.

That’s a 25-30min walk to Pinner and then a commute into town. It will be hard to find anything for that price closer to Pinner station unless you start looking more towards Rayners Lane or Hatch End. Ruislip and Ruislip Manor are an option too, much nicer than Rayners Lane in my view.

There are 3 on Marsh road which is literally 5 mins from the station on zoopla all under budget but 3 beds

Look at where you work in London.
What is the nearest mainline train station to that.
Go 45 mins overland from that place (2 trains an hour).
This will be a market town.
It will have some nice pubs / playgroups / nurseries etc.
Move here - your itch to go somewhere more villagey/safer/naicer will only increase as your children get older.
It will be full of ex Londoners.
The coffee will be good.
Buy a 3 bed.
Or retrain and move 2 hours from London.
