London parents: is there a “village feel” safe spot under £750k?

We’re currently living in Walthamstow in London and, before our baby arrived, it suited us fine. But since having our little girl, I’m just not finding it feels as safe or as family-friendly as I’d like, and it’s really got me thinking about whether we should move.

Ideally, I’d love somewhere with more of a proper community feel, greener and more “villagey” in atmosphere. Somewhere with a nice high street with independent cafés, a decent pub for a Sunday lunch, and lots of activities going on for families. I don’t want to feel surrounded by towers of either private or social housing flats.

The catch is we still need to be within a good commuting distance of London (45min max) and our budget is around £750,000. I know that’s not huge in the current market, but we’d be hoping for a four-bedroom house, or possibly a three-bedroom in the right area.

I’m also very aware that we have one of the most expensive rail systems in the world, so travelling too far out just wouldn’t be financially realistic for us. (A friend of mine pays over £5,000 a year commuting from Chelmsford.) I hear St Albans is really nice, but it’s the cost of the commute that worries me.

Before anyone suggests moving much further away from London, both of us have London-based jobs and we can’t realistically find work elsewhere.

We’d also need good nurseries, schools, and general amenities.

So… does this unicorn place actually exist, or am I asking for too much?

OP I found this house in Hampton for a shade over your budget. We have friends who live there and whenever we visit I think how cute and villagey is, cafes, independent shops a little train station into central London, village green with a playground, near the river and parks. Idyllic really (but I admit I know nothing about the school situation).

@Gasp0deTheW0nderD0g London primary schools are great all over but I did think there were issues in parts of SE for secondary. However this could be just based on people I know & their bias, it was often an excuse for leaving London or choosing private.

It certainly was back in the 1990s and 2000s when we knew lots of people with school aged kids, but I think things have changed a lot since then.

Worcester Park & the other places I mentioned I certainly wouldn’t class as grotty. They are very safe with great schools & family oriented & I know people very happy in those areas. Yes the high streets are not hip but you won’t get that for the OPs budget.

This is the most biazzre comment. Have you been to Theydon Bois or Epping in the middle of Epping Forest? Great spots to look at…

Houses at that price point in Leytonstone, Snaresbrook, Wanstead, South Woodford and Woodford tend to have at least one significant compromise. That’s five tube stops worth of houses.

I would say the possible exception is some of the modernish townhouses. Lots of people don’t want them because of all the stairs, so they tend to be lower priced, but they can be a solid option.

I agree Epping could be a possibility on price, but the commute could be an issue as the tube station is a long walk from a lot of the housing. Theydon will likely be too expensive.

Yes Chingford and Highams Park are cheaper than towns on the central line out to Epping.

Especially Palmers Green 🤣 ain’t nothing green there.
I remember an old Alan Davies joke, the only thing green in Green Lanes is the salad on the pavement thrown out of kebabs.
I vote lovely Chingford.

I think Chingford would be leafier. You can walk straight into the Epping Forest.

Any towns around the Epping forest would be leafy, and the area isn’t so far from where she is now which has advantages.

I read the comment to which I responded. Are you expecting people to read and keep track of all your comments, then refer to all of them when responding to any of them? As I don’t think anyone is going to do that.

Worcester Park is very grotty, indeed. Cheam Village (and its high street) is most certainly not. So, I suppose we’ll have to disagree.

Buckhurst Hill has a good vibe, but it's pricey. You have Knighton Woods, cafés, Waitrose and excellent schools on the doorstep. On the Central Line.

Otherwise Winchmore Hill/Southgate area.

As someone else mentioned, Beckenham may fit the bill budget-wise. The high street is perfectly nice, decent coffee shops and great supermarket options, but the restaurants are crappy. I guess being commutable to central London means you can eat out there.

They all fall outside Zone 6, I think so come into the £££ commute category. And it would be very hard to find a 4 bed for that price.

OP, have you looked at the end of the Piccadilly and Northern lines? Cockfosters, Oakwood, Southgate area or High Barnet? Not quite the village you mention, but Cockfosters is very leafy with gorgeous Trent Park. When I visited, all the mums were at the cafe in the park with their children. It had a very happy atmosphere. And there are lovely parks near Southgate, which is a bit grimier, but not as edgy as Walthamstow. And only 30-35 mins into central London.

East Barnet village would be within price range. Local schools all excellent. Shopping is a bit limited but lovely parks and cafes.

Royston in Hertfordshire? I'm in one of the outlying villages. 4 bed house will set you back about £650k. Fast train from royston into St pancras.
