To ask for help with dd buying her first house?
she’s looking for 2 bedrooms, with easy access to Leeds city centre, preferably Halifax, Bradford, Wakefield areas but we don’t know the best and worst parts of these towns to live in.
if you live in these towns and cities can you tell me the better areas to live please? She has a car, but wants to use the train to Leeds.
if anyone knows of anything near them that would be suitable please can you link? Price is £140,000 ( £150 MAX), 2 beds and parking.
thanks all Grin

How about Huddersfield?
Commute to Leeds betweeen 20 -45 mins depending on when you leave
Town Centre not the best but they are spending loads of money on it and there is a new leisure development there
Nice villages such as Lindley, Slaithwaite, Marsden

Isseywith2witchycats · 17/10/2025 13:22

Bradford look at Otley,Wrose, Shipley, Bingley I don't know prices but they are the better areas of Bradford don't touch Buttershaw

This is a nice property on a good little street in Hebden Bridge. It’s up a hill so if it ever flooded, you would expect to see Noah sailing past in his ark. It’s on street parking, a few metres away from the house, and a pleasant walk up to the National Trust property of Hardcastle Crags, plus a five-minute stroll into the centre of town. The neighbours are great (I know them!)

Check out this 2 bedroom terraced house for sale on Rightmove

2 bedroom terraced house for sale in Lees Road, Off Foster Lane, Hebden Bridge, HX7 for £155,000. Marketed by Peter David Properties, Halifax

Otley isn't in Bradford, it's a suburb of Leeds in Wharfedale. It has a 'fast' bus to Leeds but no train station.

Addingham has been mentioned but the budget won't allow, and again doesn't have a station.

INeedABrewPlease · 17/10/2025 13:36

Woodlesford/Oulton/Rothwell/Carlton area is lovely. Nice village feel and plenty of shops, cafes and pubs. Good bus services into Leeds City Centre, and the train from Woodlesford takes less than 10 mins.

NebulousDeadline · 17/10/2025 13:39

25 minutes on train from Selby to Leeds centre but wouldn't get off road/ allocated parking

There’s nowt in Hebden at the price. A retirement property or a flat in Heptonstall on shared ownership. That’s it!

There’s more in Tod, but quite a few are in streets that have flooded. Or are flats. Often not with parking.

I love Hebden and Tod - lived there and still have family there. But it’s changed. And I don’t think I could afford it!

Edited

That’s the thing - it’s the ONLY thing that puts me off about this area the flooding aspect!

Ah yes I mentioned Addingham - I love

Addingham, Otley and Ilkley ❤️

But unfortunately- Addingham doesn’t even have a petrol station let alone a train station !

DenmarkGirl · 17/10/2025 13:52

What’s great about Ilkley is it has a Booths 🙌

Ramblethroughthebrambles · 17/10/2025 13:54

I wouldn't consider anything that needs a change of train in Huddersfield or Bradford. I nearly always miss connections to Leeds because of late trains, though it could settle down a bit as they're currently upgrading some lines. It's worth her also looking at some of the apartment complexes as she's going to have to compromise on something for £150k and there are plenty of nice apartments in converted mills with parking and rail access in many of the places people have mentioned e.g. Brighouse.

Hellinnnnn · 17/10/2025 13:56

To be honest, if you look on rightmove, within 30 miles of Leeds there is virtually nothing that meets your criteria. Ilkley and addingham you’d need to double your budget at least. Could she cope with one bedroom?
Its pointless wondering about where would be nice before working out where you can compromise, and number of bedrooms might be a start if the budget is non negotiable.

DenmarkGirl · 17/10/2025 13:58

Horbury is nice and close to Leeds

Hellinnnnn · 17/10/2025 14:01

Ooh actually take that back. Guiseley might be ok. Direct, regular and short train journey. www.rightmove.co.uk/properties/161766695#/?channel=RES_BUY

Mirfield is is lovely, some parts of Morley are nice and it has good motorway access, sandal, Hornsey and newmillerdam are nice parts of wakefield but not necessarily great for public transport. I wouldn’t recommend Bradford unless it’s the Saltaire, Haworth, Bingley side of Bradford. Sowerby Bridge is nice and has a good community feel to it. Cleackheaton has some night bits but other parts are quite right wing. Other than that perhaps gomersal?

frenziednurse · 17/10/2025 14:11

Shipley is ideal providing you live more on the saltaire side…… as in don’t venture too far towards frizinghall…. So many nice places to eat and drink, lots of things within walking distance and fabulous for commuting to Leeds 15-20mins max and frequent trains

I think you’ll find theres a very successful all-women punk band there now @😉

There was Every Punx Mother, back in the day!!

And Belladonna!

I think there’s an even newer one called Riot Women! Look out for them😉

DenmarkGirl · 17/10/2025 15:40

East Ardsley?

jeremyclarksonsthirdnipple · 17/10/2025 16:49

Morley..wakefield postcode but 7 mins to Leeds by train. Its way cheaper than Leeds just cos of the postcode.

Hdoodley · 17/10/2025 17:09

The suggestion of a small terrace in Skipton is a good one. Trains regularly into Leeds. Fantastic quality of life living there.., best of both worlds especially if she’s got a car to enjoy the Dales but can be in Leeds with all the things that offers. Skipton has direct London trains also 😀

ThebigDees · 17/10/2025 18:47

I’m dead grateful for all your help. We currently live in Huddersfield, colne valley, so she’s suffered the wrath of the train station and all the improvements. Wants to get off this line.
i know her budget is tight, but she works in Leeds, can work from home ( and does, 3 days out of 5), but needs a decent nightlife, quiet area to live, parking and 2 bedrooms if possible! Not much to ask Hmm
she has plenty of time, so we will look at all your suggestions, thank you!

@cantpullthetrigger I grew up in riddlesden and it was full of young families (70’s, 80’s). My parents lived there until they died in the 2010’s and I noticed it became a bit tired and busy with too many cars for the streets. My son and his partner now live there again so I visit often - bits are unkempt (scruffy gardens), but the majority of streets are still lovely. Good for dog walks along the canal and up into the fields. I have fond feeling for it still.

Frizinghall is actually not so bad these days, though further towards the Manningham area is run down.
But you are right about Saltaire, lovely place to live though I’m biased 🙂

Sw1989 · 19/10/2025 21:38

We are also in the Saltaire area and it's great isn't it! I was convinced I didn't want to move away from Leeds but my wife talked me into it and I love it! Prices seem to have shot through the roof recently though, our old house has just gone on the market again for 70k more than we sold it for!
