Where’s good to live West Yorkshire?

To ask for help with dd buying her first house?
she’s looking for 2 bedrooms, with easy access to Leeds city centre, preferably Halifax, Bradford, Wakefield areas but we don’t know the best and worst parts of these towns to live in.
if you live in these towns and cities can you tell me the better areas to live please? She has a car, but wants to use the train to Leeds.
if anyone knows of anything near them that would be suitable please can you link? Price is £140,000 ( £150 MAX), 2 beds and parking.

With that budget you need to look along the train lines into Leeds.

Avoid the central areas of Bradford. Avoid Keighley.

You would probably find something in Shipley, Saltaire, Bingley, or Crossflats with that budget. You would not always need a car if you bought in these places. Silsden and Skipton are probably a bit too far away and more expensive.

The outlying villages mentioned above Cullingworth etc are more expensive and public transport is poor so car definitely needed.

It's probably absolutely fine. MN is very particular on areas deemed suitable to live in. I'm surprised no-one has suggested Horsforth or Chapel Allerton yet.

Some areas feel like a long way out for a daily commute. I know they're improving the rail service but that's from a very low starting point in terms of frequency and reliability. Will she have the option to WFH if there's a problem with the train?

She could look at areas along the A61, Outwood, Lofthouse, Robin Hood, Rothwell Haigh, there's a bus that goes between Leeds and Wakefield every 10 minutes for most of the day.

I'm another one suggesting Brighouse (I work there). Lots of small terraced houses, so might find something in budget, a nice little market town centre & a train station.

Outskirts of Keighley could be worth considering... Cheaper houses more likely to be within her budget, she can commute from Keighley station or the new park and ride at Steeton & Silsden, and she has a car so she can drive to Silsden, Ilkley, Skipton etc at weekends

I'm in New Wortley, I've heard Bramley is always nice and although Armley has historically gotten a bad reputation, i grew up there and it's massively improved over the years,

Bramley is a shithole. And still out of the £140k budget.

Oof that budget is bit low. Well, no you would get what you want for that but it'll be ropey areas/streets. Just looked at the couple of areas I'm very familiar with that have train stations and it'd be a hard no for all the houses in that bracket. You'd probably get a lovely apartment with parking though

How old is she, does she want a bit of life?

I think you need to do a pros and cons list.

Some of the places in Leeds suggested would have been ropey in my day.

I'd suggest;

Sandal, Wakefield - but it'd need to be a flat for it not to be the bad end

Also Wakefield Centre itself nr the train station lots of decent new builds and smaller developments around there, like a previous poster said there's a lot of investment going into the town centre and the bit round where the station is probably one of that nicest bits. Plus 10 mins into Leeds on the train and she'd be able to walk to the station.

St Johns in Wakefield is just lovely. It's about a 5-10 min walk to Wakefield station. Again it'll need to be a flat unless you get lucky.

Outwood is a bit of a shit hole.

Pontefract and it's villages are really nice now!

Wouldn't bother with Halifax unless I worked out that way if I'm honest.

Apperley Bridge in Bradford has a nice little station and is a lovely village plus you're on the line for Ilkley way which is nice for a weekend.

Definitely consider Saltaire, just brilliant, has its own station and plenty of life, doubt you'll get parking though. My first two houses were Victorian Yorkshire stone terraces with no parking and we never struggled. But they weren't really near a school or station - just be mindful of that.

Garforth and Kippax are good options in Leeds itself.

Saltaire is lovely, but I doubt she’d get a house for that budget there. Going further out, Bingley and Steeton/Silsden have good train links into Leeds and Bradford. There is free car parking at Steeton station if she were to live in Silsden. Avoid Keighley. I doubt the Wharfe valley (Ilkley, Menston etc) would be viable with her budget. Don’t know East/South of Leeds.

Does she want town/countryside/city centre?

Wrenthorpe in Wakey is not bad, but no train station. Great for access to the M1 for Leeds though.

Would she consider Barnsley? Cheaper, S Yorks, but trains to Leeds.

Some of it is fine. Lovely park with nice houses around the edge. Heritage swimming pool, loads of community stuff going on.

The other side of Bramley going down towards Armley is not as nice, granted.

Farsley hasn't been mentioned yet, lots of terraced houses that might be affordable, good train service from New Pudsey Station that has a massive free car park if she's not in walking distance, nice arty village centre.

Todmorden may get you nearer to budget but although inexpensive on the train, it can take a while. She may need to be west of Leeds rather than east.

A lot of the cheaper houses are in areas prone to flooding and would be on street parking or they're 2 or 3 miles out of the town centre and either means a scramble to park in the morning or a longish walk uphill after work

There’s nowt in Hebden at the price. A retirement property or a flat in Heptonstall on shared ownership. That’s it!

There’s more in Tod, but quite a few are in streets that have flooded. Or are flats. Often not with parking.

I love Hebden and Tod - lived there and still have family there. But it’s changed. And I don’t think I could afford it!

I live in Halifax better parts are Norton Tower, Saville Park, Hebden Bridge has direct trains to Leeds, Mytholmroyd, Sowerby Bridge, Luddendfoot,

Just seen her budget I live Norton tower and our street is 2 bed semis and they go from 130k need doing up to 170k done up for two beds

take a look at Mirfield. It’s a nice little town with everything you need including a railway station.
