Where’s good to live West Yorkshire?

To ask for help with dd buying her first house?
she’s looking for 2 bedrooms, with easy access to Leeds city centre, preferably Halifax, Bradford, Wakefield areas but we don’t know the best and worst parts of these towns to live in.
if you live in these towns and cities can you tell me the better areas to live please? She has a car, but wants to use the train to Leeds.
if anyone knows of anything near them that would be suitable please can you link? Price is £140,000 ( £150 MAX), 2 beds and parking.

Wakefield itself is pretty ropey, some of the surrounding villages seem nice enough Normanton/Outwood, Carlton, Sandal come to mind. Bradford I would avoid unless you're looking at the outskirts; Saltaire, Wibsey, Pudsey would be worth a look.

That budget might just stretch to South Leeds; Crossgates, Garforth and Woodlesford all have train stations with regular services into Leeds.

Mirfield is lovely with a nice station, however she may struggle to find anything under £150k in any of the nicer places that has parking. I live in one of the not-so-nice areas of West Yorks and the only two bed houses in that price range are mid terrace fixer-uppers with street parking only.

Following from the previous poster, I don’t know if her budget would stretch to Garforth (which is a nice town with lots of amenities and great for access to Leeds, 2 train stations and plenty of buses, on the chance that it does) but she might get something in Crossgates.

The budget is a little tight for 2 beds with parking, unless she'd like a flat, maybe?

Micklefield and Kippax are also worth a look and likely a bit cheaper than Garforth

We are in Halifax. Avoid Mixenden, Ovenden, anything in Pellon and from the town centre up to Pellon, town centre, some of Elland and Rastrick

I can only speak for Bradford as it's my hometown. I suggest Greengates, Queensbury, Wibsey, Baildon. Basically the very outskirts. On the edge of Leeds near Greengates is Calverley and Apperley Bridge which are nice areas. I think Saltaire is nice as well but I've only ever been a handful of times.
Also, Ilkley, Oxenhope, Silsden etc. There are a lot of nice places actually now I come to think of it.

I grew up in Rastrick! Is it bad now??

I also think the budget will be a massive struggle. I am selling a house currently for 160k, no parking and it needs at least 20k spending on it otherwise it would be pushing 200k. It's tiny and is on the edge of Leeds.

Bingley would be OK, direct train to Leeds and flats/small terraced houses in budget

How about Sowerby Bridge? There's plenty of nice areas there that her budget should cover! And regular trains to Leeds

Bingley, saltaire, oxenhope, Haworth, riddlesden, Morton. All nice areas and easy to get to Leeds in the train.

Wakefield is absolutely nicer than Bradford or Halifax. The city centre is currently getting a lot of investment from the council and looking better than it has in a long time. There are some nice places around it. Look at Crigglestone or Horbury

I agree and a good chance of capital growth in the property. A good investment.

Not “naice” but you might get something for your budget.

Avoid Bradford?? Parts of it are lovely and parts awful like any other city.
I live in Saltaire so obviously I think that’s a very nice area, but others are Baildon, Thornton, Wibsey, Heaton (all three the actual villages), Apperley Bridge, Cullingworth. Though you may struggle with all for the £150k.

Brighouse/Rastrick still affordable compared to leeds suberbs, train station and a decent shopping centre with actual shops, Mirfield good but more expensive and shopping not as good

It's a low budget for 'nice' - anywhere ... even in The North.
Tbh it would probably get you an 'OK' house in a less than OK area.

Saltaire would be excellent but your budget allows for an apartment rather than a house unless you're very lucky. But, it has its own train station and very good bus links too, and a lively arts and cafe scene. Bingley is on the same train line and also a nice place.

Wibsey and Queensbury are at the wrong side of Bradford for the train.

Anything on the Wharfedale train line (Guiseley round to Ilkley) will be out of budget.

Saltaire is a nightmare for parking and I don't think you'll get somewhere with its own parking for that price. I'd look at Shipley, there's more affordable areas with parking.
