To think that it’s odd no one has come to look?

I wasn’t sure how to title this - but we put our house on the market 3 weeks ago and have had utter tumbleweed. I’m including a link - am I missing something? I think it’s priced right for the market and I think the photos are lovely but maybe I’m too close to it?? AIBU to think we should have had a least a little interest? Or am I missing something glaring??

It’s overpriced compared to what you can get for your money
The basement and loft have been converted so all storage has been lost
I can’t work out if the basement room is habitable. A pic showing the window externally would help
The carpets are thin and dark and tbh a put off
The kitchen is basically one huge island with a fridge to the side. It’s just a big route walking around it all and not a seller.
There’s a bed in one room in front of the chimney brest which screams there’s not enough room in this room, so I’d move the bed
original features have been lost.

I would definitely not have the garden as your second picture.
The house externally is beautiful and the front image a real plus I just think you need to lower the price so it sits amongst similar properties on rightmove at the very least

Not that there is anything wrong with Grantham, it's just one of those areas where house prices are generally cheaper, I live in Northants and houses are cheaper there too. It's just overpriced so people probably wouldn't bother looking.

No, just that while the house looks lovely, its a small house for that price. The location doesn't justify it.

I think the flurry of "selling houses in completely random locations to Londoners" is a post Covid thing that is starting to slow now, OP you should have sold this two years ago and you might have done it for that price

Ok - wow! So to answer some of the questions asked.

  1. to whoever queried that it was sold for £50k about 10 years ago - nope that was an anomaly and to do with a divorce!
  2. to those saying what a narrow house it is - again nope - but the photos do look that way! It’s a huge 4 storey 1800 square foot house - the ceilings are 10 foot high - the living room and kitchen are 30 foot long - not narrow anywhere but I agree the photos don’t do it justice.
  3. to the people who say because the lights are on then the house must be dark - again nope - all estate agents around here so it that way -no idea why! But we have huge sash windows letting in lots of light.
  4. to the person who thought in the attic room there was only a tiny door - that is a cupboard!! The door is normal sized.
  5. for those talking about the smallness of the garden - it’s 70 foot long and at the bottom is a huge double garage. There is also a side return - but I agree the photos aren’t great.
  6. to those suggesting that there are other houses near by on for less - yes there are - but none of them have a fully converted basement room and a fully converted attic room - and the other one on this road has a tiny courtyard garden with no garage!
  7. for those who hate the kitchen - fair enough but that isn’t exactly constructive is it! I’m not responsible for putting it in and I can’t afford to remodel - it’s a long and wide island with everything in the centre - it’s definitely a marmite kitchen.
  8. for those who said the bedrooms look a bit sad - yep fair point!
  9. for those who said it only had one bathroom - nope - it’s got an en-suite but there’s no photo as I fell through the shower screen the day before the photos! But we definitely need to get photographs of it.
i do agree that the floor plan should have measurements - I hadn’t clocked that! And I do know there are lots of other houses 4 beds for less money - many of them on estates and therefore normal estate style houses whereas mine is from 1908 and a typical Victorian house.

Ad I’m sure you are aware - I clearly didn’t cost the house up myself - we had three estate agents coming in at the same price based on the current market value per square footage for this area alongside other similar houses that have sold. For those who say Grantham is cheap - yes relatively so but it depends on where the house is! It’s not that cut and dried!

But thank you to those of you who gave constructive criticism - it’s given us a lot to think about. I absolutely take it on board but those who think it’s helpful to say ‘well I hate your kitchen’ - seriously?? I know Mumsnet can be brutal but downright unhelpful?
I won’t be returning to the post - mainly because I know a huge number of people
can’t be bothered to read updates so there’s really no point.

I know a lot of the feedback was direct, but you have some great points to take to the estate agent now and have your house re-listed. On MN if you want an honest opinion, you'll get it.

Good points, also - OP, you acknowledge that the kitchen is "marmite", it's not going to suit everyone. Many people wouldn't want to live with that, but if the price was right, then they would untill they could afford to remodel.
So. We're back to the price.

I don't think the pictures are great. The whole house downstairs looks like a corridor with no windows.

The kitchen looks non existent.

There house looks beautifully presented, but very awkward.

I would redo the photos. Maybe you need now of the features of the rooms.

I thought that, one long corridor and the huge table / worktop in the kitchen adds to the corridor feel.

The garden needs a bit of a tidy up.

I don't know your area at all but that alone suggests you're overpriced.

Great find. This house looks even nicer and better laid out than OP's and sold for £150k less. It appears OP has significantly misunderstood the current market conditions.

That Harlaxton Rd one at £235k is a lovely house. Good sized kitchen, lots of storage space, nice garden. It looks like a great family home.

I'm not sure why you said that people saying they didn't like the kitchen wasn't constructive, OP. You didn't know why people weren't coming to look. The kitchen is a deal breaker for me. I cook a lot from scratch and the tiny kitchen is what would stop me looking. Isn't that just the feedback you were asking for? Why people weren't coming to look? I hoped it might offer you an idea from my perspective at least.

It really isn't - it was built in 1908. Victoria died in 1901. It is Edwardian.

If it isn't getting viewings maybe change the price to "offers over 370" which means it would come in the Rightmove 350-375 bracket. A lot of people set their alerts for specific price brackets but may be willing to come up if they feel they are getting a lot of house for their money.

The garden looks more a driveway than a garden. A small strip of land. That's the only thing that would put me off. Surely they could photograph that differently. Chuck a few chairs out there.

justice- no photo of the corridor/hallway. There needs to be some sort of logical order too- as if the buyer is walking through it. A view out of the garden doors too- the kitchen looks unfinished? Where are all the appliances- I can’t imagine living here- it would be better either completely empty or you need to dress it properly for that price! The rooms look like students digs and I lost interest in the rest of the photos as they all looked samey, almost clinical. On paper you can demand that price due to basement and loft, but looking at the photos I wouldn’t consider it worth more than 350k at all!

It’s a lovely looking home. There’s a bit of clutter under the console table in the dining area and in the bedrooms that I would put away, as it suggests you have little storage. Ultimately I think it’s price. What comparables did the estate agent show you, and did you pick the highest suggested price from the estate agents that came to value? Edited: to add that they do this to flatter you and get your business, they’ll be planning to suggest a price decrease soon.

The house looks like millions of others crammed into roads across every UK town and city - average and unremarkable. If it was built in 1908, it's Edwardian but that's irrelevant in this case.

Watched the walkthrough and the kitchen area is really unappealing to me personally, but may suit others. Also the bathroom looks very meh and dated. Realistically your best solution is to drop the price 50k and see how it goes, while also getting the estate agents to rearrange the photos (put the nice living/dining area on first as that’s the best bit of the house) and possibly retake a few.

Also maybe put some nice artwork up above the radiator in the kitchen to bring a bit more warmth to the kitchen area as there’s a big empty wall there. If you want to go a bit more extreme, spend a grand replacing the upstairs carpets before a reshoot.
