Layout looks a lot more sensible to me than a lot of new builds.

Thank you. I do love that there’s the extra sun room downstairs

They look beautiful. Does the front bedroom
on top floor have a window?

MellowPinkDeer · 23/05/2025 14:50

I wouldn’t buy a semi but otherwise the floor plan looks good, lots of built in storage and the kitchen is lovely. The location looks stunning!

Looks a lovely location, as well. Go for it if you have the funds.

I really like the downstairs layout.

cramptramp · 23/05/2025 15:01

Really nice.

MissyB1 · 23/05/2025 15:04

Lovely, good layout, beautiful views.

BarnacleBeasley · 23/05/2025 15:06

As newbuilds go, I like it - the layout as PPs have said makes a lot more sense than some of them. If I were being picky, I don't love the layout of the downstairs where the entrance to the kitchen is opposite the patio doors. That makes the half of the kitchen with no units into pretty much a corridor, and if you want to use it as a dining or seating area you would be interrupting the flow of movement and have to walk round every time you want to go outside. I also think it's a strange choice to have lovely big windows downstairs on the side of the houses which look straight out onto a wall. The gardens are tiny but you expect that with newbuilds. The choice to slope it downwards is sensible though as it means you can see over the wall from the patio and enjoy the sea views.

MadisonAvenue · 23/05/2025 15:07

The layout works well, great to have two en suites and a family bathroom if you have a family all getting ready at the same time in the morning.

Really love the location, I’d love a view like that.
The only negative I can see is that it’s semi detached.

Glitchymn1 · 23/05/2025 15:11

The gardens look small and the rooms are small, but I suppose new builds are usually smaller. I’m not in love with them- but I see I’m alone! 🙈

I think there are a lot of positives to the house, but I echo Barnacle's comment about having to carefully consider the layout of the remainder of the kitchen. For a house that size, the actual kitchen portion looks a bit small in terms of no. of units, so additional storage is likely to be needed in the other part of the room, but also maintaining access to the back door.

Admittedly, the utility room might provide some options too, hard to gauge without a pic of that space though.

Yeah the utility room is large enough to accommodate storage for kitchen items if needed. I don’t feel like I’ll need much else storage though. Maybe that’s just me.

to be honest I won’t be putting in a huge kitchen table so hopefully they’ll be a little bit of space between the table and the door.

a small garden is exactly what I want. That doesn’t not bother me. I’m not a gardener. I’m never gonna be a gardener. 🤣🤣

They've actually done a good job of it, although, I'd prefer halls adjoining in a semi detached. How's the soundproofing?

MiddleAgedDread · 23/05/2025 15:19

The view is good (once that pile of rubble has gone!) and it's nicely finished and styled.
The room sizes look small and it's a bit top heavy with 4 or 5 bedrooms and 3 bathroom. The driveway is small, your car would be right under your dining room window. The garden is small and there's no room to extend or add value.

EachandEveryone · 23/05/2025 15:21

Absolutely gorgeous houses

It looks like there might be more houses going up in front of the house. The back view should remain though!

Bluevelvetsofa · 23/05/2025 15:42

I like it too.
