Age 40…divorced
earn 50k…
I have approx 130 cash
bank will lend me 180 🙄 and that’s not even for sure…

So that’s max price of 310…there’s nothing in my area even close to that, I need 3 beds as I have two dc…bloody hell!

I thought that I was in a good position…obviously not!…just having a moan.

Bloody hell OP.. get a reality check! I’m nearly 60, got £100k of the equity of our marital home and have been able to buy again perfectly fine. You may not like it but downsizing and moving slightly out of area is the answer.

Maybe OPs job and family aren't in the NW.

@Childmaintenanceq1 it's tough in expensive areas. Maybe you will need to choose between living further out, buying a 2 bed or looking into shared ownership (none of the options are ideal, I know).

its such a rubbish situation. I am guessing you are in the south east. You have a great deposit too. Sorry no advice. The housing market is a mess unless you bought 20 years ago.

Any two beds don’t have the space for this either to be honest. It would be ridiculously tight.

There’s no one beds in my town. And there’s 2 2beds at the moment, but he of which are not worth the price tag and no space to put beds in a living area.

I know I’m pushing al ideas but that’s because I’ve been through the all, they are not viable. I’m just having a bad day sorry

Your options are:

  • shared ownership (you could look at a re-sale house rather than a new-built property)
  • moving somewhere else
  • smaller property.

Buying a first home is very often a compromise.

If you keep hoping for a 3 bed where you currently live it is not going to happen...

Then it’ll never happen, I’ll bed to stay put and save some more for a few years at least! And hope prices go down too!

You don't want a 1 bed, even a 2 bed would be a squeeze.

In your situation I would be looking into shared ownership. Or carry on renting with a view to buying somewhere in future. It must be so annoying when you're on a good salary.
