Currently searching for a new property in West Sussex as we are re-locating for DH's job and came across this gem on RightMove...

I thought when you sold you were selling everything included in the plan on the title deeds.

so unless they bought the garden/land area separately they can’t just decide to keep it but sell the bit they don’t want.

Behind me are 300 foot gardens, someone has been buying up part of the gardens to basically build a new street throught the back of these gardens directly behind us.
They burnt down one bungelow and manages to get planning permission to build 10 houses on that plot which is supposed to be access to the new road, since then the government bought in garden grabbing laws , so councils can refuse planning permission to build on gardens.
Over the last couple of years they have constantly put in planning permission applications to build more houses in the existing back gardens. They have even sent out bullying and intimidating letters to the existing neighbours to try and stop them putting in oppositions.

Losing the garden to a building site would put me off - the new houses are going to be built less than a metre from the house/patio if the scale is correct

Also WTAF is the shower on a staircase (picture 17)? A huge no from me as it looks like poorly thought out hazard.

Bit of digging, planning permission was granted in 2017 to build a two storey house on the land associated with that property.

I thought planning permission lapsed after 3 years but might be wrong.

They’d be better off doing the work and then selling both houses. Highly cheeky, some might even say cheeky fuckers.

I don't know the area so just was going by the photos. I was thinking that the house was quirky, and could look great after some renovation work....then I saw the red marked area of the garden and thought, "no way". The "stairs" to the loft room were odd too. I've never seen a set up like that before!

Yeah I don’t the loft room would be classed as a habitable room with those stairs.

Fuck me Worthing has become expensive. First, saying a house worth a million shouldn't have a shit kitchen makes no sense. That house in, say, Notting Hill, could have the shittest kitchen in the world and would sell in a heartbeat. Second, yes it's right on top of a terrible section of the terrible A27. Third, if the sellers really wanted to maximise their profits they should build the shit house next door themselves and sell them separately. Fourth, the new build on the next road is also hideous. I'm depressed.

Yeah that new build is soulless grey meh truly horrible no wonder it's been up for 6 months.

In Leicester where I work (don’t live) it is really common to build in the large gardens. Sometimes for families to live in but often sold on, I drive past several houses with garden plots for sale. The Asian families (it’s an Asian majority area) seem to prioritise the size of house over the garden.

It wouldn’t suit me as I rate privacy and garden more highly.

I don't know Worthing so can't comment on the price, but in terms of the likelihood of it selling, the garden is so huge that removing this portion will still leave this house with a garden roughly the same size as the house to the right.

I know that area and I just can't imagine they would get permission . Surrounding Worthing are 1000's of new build estates. I also can't quite believe people will spend 1 million on a house in Worthing, it's so manky .

You would also buy it and immediately object to the planning. I mean what moron would buy it at all though, I am not sure a lender would mortgage it either.

They got permission in 2017
So whilst it’s now out of date if they haven’t ‘put a shovel in the ground’ they could reapply.
If they’ve done some work on clearing or digging then the 2017 app is still valid

Leaving aside the whole "garden not included" issue, the listing is a bit confused tbh. it says 4 bed, then 5 bed, then talks about an annexe which I think is the same as the 'office' on the floorplan?

The area hatched red is to the side of the house and once developed and a boundary fence/hedge is in place it won't look any different from other properties. I don't know if it is expensive but in principle a lot of people would still go for a situation such as this.

Beautiful house and full of character. Was desperate to get to last page and omg, no, it will not sell easily. I wouldn’t want to be in the original house with new neighbours so close and I wouldn’t want to be in one of the new houses either, in someone’s back garden!

It looks like the new dividing boundary line is approx 1metre from the conservatory.

That smaller plan is @1/500

To think this house will never sell...

I mean, the house itself isn't very nice and definitely not to my taste, I would not buy it even with the garden. I also can't even believe planning permission was given and certainly can't see why anybody would even consider purchasing.

The carpet in the bathroom, along with a shower situated on a stair step does it for me. I could just see me falling down the stairs at night when needing to use the bathroom.

It looks like the brick walkway, beside the conservatory and most of the bushes will be removed as that is "separate" property.

1M and you get the benefit of having neighbors that will say "God bless you" if you sneeze in your house.

The 5th bed isn’t a 5th bed it’s a converted loft space. To make it a bedroom you’d need building regs and a protected stairway for escape. That’s a bit naughty of the estate agents tbh. Unless they have approvals in place which if you read the details they obviously don’t.

That's a gorgeous house. Bigger inside than it looks from the outside. And I love how it's decorated inside. But why on earth are they retaining so much of the land? (AND very likely planning on building closeby?) They could have easily given this house an extra 15 feet at the side! I mean they might do yet! They might build something 15-20 away from this house. I wouldn't risk it though!

A million though? Bit overpriced IMO.
