Will this tap put off potential house buyers

Builders bought the wrong tap initially. Finally got them back to finish off last few jobs including tap replacement. They have again bought a tap that can’t be used. Stuck with this ridiculous tap. We are having our house photographed on Monday by estate agents.

The builders also ordered a bathroom cabinet that got delivered after they left on Friday.

Should we wait to have these jobs done? I’m afraid my bathroom looks like a joke.

The whole bathroom would put me off bit tbh - i don't like pedestal sinks with no cupboard/cabinet and the boxed in piping below the sink makes it look like a bit of a budget/poorly designed job. That would then leave me suspicious that generally there were other bodge/cheap jobs around the place.

I agree. If I loved the rest of the house and wanted to buy it, my priority would be to change the bathroom completely and get rid of the horrible tiles as well as the sink and the other things that need doing. But I think most purchasers can see beyond a bland bathroom with a daft tap and I wouldn't bother changing it if you're putting the house on the market. Most purchasers would probably factor in a bathroom refit so I wouldn't bother changing the tap.

I appreciate that you have gone through a lot living in short term accommodation and with the insurance claim, and want to get on with selling the house. In any circumstance selling a house in England given the process is stressful (I'd replace it with the Scottish one unless someone could do even better).

However, do not let the wrong tap put people off, and I am sure most estate agents could creatively photograph it to avoid it being an issue.

Hope you find a buyer soon.

Horrible tiles? Really?

Bland? Sure. But horrible? We purchased them knowing we were going to sell and the tiles are about as inoffensive as you can get.

The fact that some people think the tiles are horrible - I don’t like them either - just goes to show that it’s impossible to appeal to everyone. You’re totally overthinking this. I hate P shaped baths too so the bathroom would be getting a complete refit if I bought your house. It wouldn’t stop me from buying it if everything else was right.

I mean, it's clearly a kitchen sink tap put on the wrong size of sink. And is it me, or is it slightly on the wonk? It might be the picture though.

Personally, I'm house hunting myself at the moment, and a single slightly odd tap certainly isn't a deal breaker. Most people probably wouldn't even notice it.

From a house buyers perspective, it's important for the seller to be honest AND realistic. If YOU think the tap will put people off, you can easily get a note put on the Rightmove etc listing to say that it's temporary.
I viewed a house on Thursday that in the listing had a lovely-looking aga in the kitchen. I know how expensive agas are, and know what a big selling point they can be for some people. I turn up, go into the kitchen, and instead of admiring the aga, there's a cheapo-looking free standing oven shoe-horned into the space. And because it's a different size, there's no tiles around it, or paint, to match the rest of the room.
"Where's that lovely aga?" I ask. Turned out it had recently broken down, the part would be expensive, so the woman just took it out.
It didn't put me off, because as it happened, the rest of the house wasn't right for me, but I'd call it a bit false representation.

If the listing or estate agent mentioned the bathroom tap was temporary, or due to be replaced, I would assume the seller was quite mad. An Aga, sure. But a tap?! I would definitely see a red flag and unless the house was my dream house, priced to shift, I wouldn’t even bother viewing. It would scream that someone had spent money and time doing it up to their aesthetic and would expect everyone to see it as a turnkey dream house - ie overpriced.

It’s like when property developers take Victorian terraces, rip out the fireplaces, stick in 25 ceiling spots and grey carpets in all the rooms then expect people to fall over themselves to buy because it looks like Instagram.

@needalotofmoneyfrommyhouse Sorry but in my opinion the tiles are horrible and I wouldn't be able to live with them for long. But as other people have said, you can't appeal to everyone's taste and having to refit a bathroom wouldn't put most people off buying a house if they liked the rest of it.

Honestly, you are overthinking it all.

Some people will think the tap is amusing, some won't notice and others won't care. The same with the tiles, if you replace 'amusing' with 'lovely/horrible'. It's a tap. A couple of hundred quid at most will replace it, and compared to the price of an actual house, anyone factoring that in to a decision to buy has to be insane, and would probably be a nightmare purchaser. Chill.

It wouldn’t put us off buying - but I’d advise careful photography in the bathroom, and installation of a mirrored cabinet above the sink, wide enough to take in the socket.

I think the tiles are lovely, but DH hates boxing in so I know he’d be mentally calculating the cost of a new bathroom because he’d want to rip out the boxing in.

We currently have little storage in ours and it’s not big enough to add a separate floor cabinet, so we need a sink cabinet not a pedestal. Have you got room to add a small cabinet that you can take with you?

We've been looking for a house for over a year now. Have been put off by a lot of things. A tap would not feature on any list to put me off a house!. (Oh the things we've seen!)

Oh yeah, boxing in is awful. We had loads in our bathroom, seriously changed my life when we had almost all of it removed when the bathroom was redone (we are left with a tiny bit between the wall and the toilet that could not be removed but I just treat it as a shelf for the shower spray and toilet brush).

I would be put off. Not because of the look, but because it looks like a bodged job, so I would be wondering what else had been fucked up.

ask the estate agent to airbrush it out, use a different angle or just not use a photo of that room.

this.....also if I was looking for a reason to offer a reduced price, that photo would be a starting point.

If you’ve read my posts you can tell I’ve had a horrendous 18 months and am clearly stressed. You’ve been overly critical just to be nasty cause clearly I cannot make any major changes before tomorrow.

A pedestal sink is definitely going to prevent us reaching the £875k estimate!

OP, I don’t think Skybloo was being nasty, but raising a concern. Surely you can defer the photos for a few days?

Do you have local plumbers (or a very good handyman) that you trust, or have had recommended, who could come tomorrow and replace the tap? Regardless of cost.

I'd imagine that anyone prepared to drop several hundred thousand on your house wouldn't be too deterred by the need for a few quid for a replacement tap OP. And if they were, tbh they'd be the sort of nightmare buyers that you'd wish you'd never met so you'd dodge a bullet.

They can’t photoshop without stating that they have done so, which will put people off as they’ll assume it’s something worse than a silly tap.

Honestly, you’re overthinking. Change the tap or don’t- won’t make a big difference. Declutter (perhaps you already have). Jobs a goodun.

Op, there’s very little wrong with it, and most viewers wouldn’t even notice it. Honestly, just get it on the market.

However, I’m the market is a very weird place at present. Lots of weekly reductions was too many are pricing themselves too high. Look at the market and chose your price wisely.

I actually don’t mind the look of it, it’s kind of a statement. But even if I didn’t like it, I would expect to want to change paint colours, curtains, flooring etc. anyway so a tap isn’t going to put me off. No one expects a house to be absolutely perfect unless it’s a new build and some people actually leave walls untiled and bare boarded floors so the new owners can pick their own finishing touches. So in the nicest possible way I think you’re overthinking things. Just make sure it’s clean, remove clutter and try not to sweat the small stuff 🙂

I find this a bit odd and see it on here a lot. People who plan to completely redecorate, recarpet , change fittings etc when they move in. Huge huge cost on top of the budget.

we do change things, but it is not we walk in expecting to redo the whole place . Every single person I know does it over years and years, when things go done. Sure if something is heinous you might change it quickly, but no one expects to change it all irrelevant of what it looks like thay I know.
