Will this tap put off potential house buyers

Builders bought the wrong tap initially. Finally got them back to finish off last few jobs including tap replacement. They have again bought a tap that can’t be used. Stuck with this ridiculous tap. We are having our house photographed on Monday by estate agents.

The builders also ordered a bathroom cabinet that got delivered after they left on Friday.

Should we wait to have these jobs done? I’m afraid my bathroom looks like a joke.

I’d be more put off by the pointless plug in the middle of the wall. Will look awful to trail a toothbrush wire from there to the shelf. It looks unfinished and like someone hasn’t thought very hard about design. And what’s the point of porcelanosa tiles with mistakes like that?

Our builder put a shaver socket placed like that floating in the middle of a wall. We have finally got round to installing a small glass shelf under it and it doesn't look daft any more

Very unlikely I’ll happen to have the same taste as the sellers, so any “renovations to sell” have zero value, as they’ll almost certainly be ripped out 🤷🏻‍♀️. I wouldn’t pay any attention to things like taps.

I don’t think it would put people off viewing if they like the rest of the house, and you / the agent can explain it when they view in person. No big deal!

You actually give a fuck about what your neighbours might think about having a tap in the bathroom sink that's probably 5cm too tall, if that....?!?!

I'd always assume I would need to do some renovations if buying a house. The type of tap is totally irrelevant.

I’m guessing the issue is more functional? It looks like the height of the tap plus the shape of the sink means that water splashes everywhere, so it would be easy to accidentally turn it on too much and have a mess on your hands.

And it does also look silly.

You are paying the EA so you can tell them what photos to include. Wait until the tap is changed, then take a photo yourselves and send it to the EA to add to the listing. Problem sorted.

I tend to agree with not drilling into the tiles. You could always say to buyers there is a bathroom cabinet to go up, if they want it added you will either get it done or leave the cabinet for them.

Surely anyone with enough nous to get a mortgage on a lovely home wouldn't need explicit advice from the EA that the tap can be changed? The whole house interior can be changed, and often will be.
It's such a minor. I'd be annoyed if I had to live with a non working tap (I wouldn't obviously), but it's so easily remedied a buyer would be mad to care.

Is this a new house OP, or just a place that you've refurbed?

Either way, I'd wait and get the cabinet put up and the tap sorted out before listing, as first impressions really DO count, and as someone else said, I'd be thinking if they're listing the place looking like that, what other botch jobs have been done, which would put me off viewing. As the saying goes, 'you don't get a second chance to make a first impression', so if you can't get the builders to pull their finger out and sort it quickly, then buy another tap, and either fit it yourself, or ring round the local plumbers to see if someone will fit it for you in between other jobs, as it really is a quick fix if you know what you're doing. Avoiding showing photos of bathrooms is also not a good idea, particularly if it's nice and new as this one is, as people are often influenced to buy, based on a property having a nice kitchen and bathrooms.

Finally, have you already signed with your agent, if so, and your agent is a good one, they will probably do a ring around of keen buyers, who are proceedable, telling them that the property will be available shortly, and that it would be a good idea to get in and view it before the pictures are launched. If they have anyone hot to trot, they'll come round and view, without even waiting to see pictures, in order to get ahead of the game.

The problem with wanting to move asap and suddenly realising that strangers will see your house is that you get bogged down in the little details. Trust me, this will not put serious buyers off. Better not to mention the tap at all - if buyers want to know about it, they'll ask. I would advise that you get your estate agents to do the viewings - when I viewed my third house, the owner was hiding it as well as she could, but was clearly desparate for a sale so I played hardball when negotiating the price and got a bargain. Good luck with the sale.

I think maybe the issue is the cabinet won’t fit in with the big tap?

the tap wouldn’t bother me, but the stranded shaver point would. Because no lead is going to be long enough. I don’t agree with the poster who said stop drilling holes. The shaver point is there and is uses less due to its height. Personally I’d fix it, but I doubt anyone would not buy due to it.

howver I’d have a bathroom fitter round, they will likely charge you a hundred quid or something, and fix it.

A tap isn’t going to put someone off a house!! Personally the bathroom isn’t to my taste at all and I would just factor in replacing it all, but I’d be happy to have a working bathroom initially so I wouldn’t have to do it straight away. It’s the same with kitchens, most people want to change them eventually.

Meh, when we bought our flat the bathroom had insane taps. Tbe one in the basin was too long and set slightly off centre so if turned on fully water slopped over the side and soaked your top. The bath had a horrible faux victoriana "telephone" style tap and shower attachment that was all bunged up with limescale so it was really hard to divert the water from bath to shower.

It did not put us off.

The whole bathroom would put me off bit tbh - i don't like pedestal sinks with no cupboard/cabinet and the boxed in piping below the sink makes it look like a bit of a budget/poorly designed job. That would then leave me suspicious that generally there were other bodge/cheap jobs around the place.

That’s a good spot - definitely looks cheap. Check the photo again and it looks like there is a horrible plastic bath side, too. I stand by my earlier post - it shows poor design that someone is trying to hide with ‘expensive’ products. Problem is, poor design is the thing that costs money to rectify - and if it’s compounded by someone having drilled holes in tiles to put up shelves and cabinets I probably won’t like the style of, I’d walk away.

I’m also wary of anyone who has clearly spent money on peripherals and /or done too much staging - I’d assume they will be a nightmare during the buying process because they will assume their taste (and the money they’ve spent on it) commands a premium.

Having said that, I have never understood ‘turn key’ properties as I don’t imagine myself ever wanting to slip inside someone else’s home and crack on - so I’m not likely to represent the buyers the OP is trying to attract. Good luck with the sale!

I would imagine Potential buyers would be concerned firstly about the structural soundness of the house. Something like a tap they don't like can easily be remedied. It doesn't look that bad to me 😅

So for photos I personally would remove the tap and place a normal one in its place as long as it's not obvious on photos that it's not fitted

If you’ve read my posts you can tell I’ve had a horrendous 18 months and am clearly stressed. You’ve been overly critical just to be nasty cause clearly I cannot make any major changes before tomorrow.

A pedestal sink is definitely going to prevent us reaching the £875k estimate!

As you’ve seen on here, people have different tastes so would just factor in putting in a new bathroom. I honestly think you’re overthinking it. Most people change the decor, people can see past taps and bath panels, if someone likes your house they will buy it regardless of the bathroom.
