Will this tap put off potential house buyers

Builders bought the wrong tap initially. Finally got them back to finish off last few jobs including tap replacement. They have again bought a tap that can’t be used. Stuck with this ridiculous tap. We are having our house photographed on Monday by estate agents.

The builders also ordered a bathroom cabinet that got delivered after they left on Friday.

Should we wait to have these jobs done? I’m afraid my bathroom looks like a joke.

Sorry for the obvious response but get the estate agents to airbrush out (or don’t photograph the bathroom from that angle ) and the get the tap replaced asap before viewings.

As you’ve seen on here, people have different tastes so would just factor in putting in a new bathroom. I honestly think you’re overthinking it. Most people change the decor, people can see past taps and bath panels, if someone likes your house they will buy it regardless of the bathroom.

Because there is absolutely nothing wrong with the sink. Yes, it’s bog standard but brand new and sparkling clean. Whereas the tap is not fit for purpose and looks ridiculous.

I’ve asked the question re tap as I was concerned that some potential buyers may be put off as they will assume the house has been bodged. Some posters have validated this concern.

I’m in the minority but the tap is okay. The bathroom looks fine, clean and airy. I can’t see viewers backing off from your house in horror. I hope you sell quickly and are able to make a fresh start elsewhere.

I think a serious buyer can see past a tap that is a very quick and cheap fix!

If you’ve read my posts you can tell I’ve had a horrendous 18 months and am clearly stressed. You’ve been overly critical just to be nasty cause clearly I cannot make any major changes before tomorrow.

A pedestal sink is definitely going to prevent us reaching the £875k estimate!

I’ve just read some of your other thread (not sure why a bathroom requires 2 threads, but whatever). You’ve had lots of advice, mainly around not making irreversible decisions on a house you’re trying to sell (drilling holes in tiles, for example).

You don’t want to listen and are instead hyper focused on something so simple to change (the tap).

You got plenty of advice which you are also ignoring on the property page, so crack on.

And maybe use some of the helpful advice about better design when you come to finish the house you’re about to build.

And people have tried to tell you that it’s not the ugly tap that will show it up to be a bodge job, but the boxing in, cheap bath panel, unnecessary holes in the tiles.

The PP that mentioned the boxed in pipe work had a very valid point in saying that that is more of a clue to a botched job than the wrong tap. Strikes of lazy and unskilled workers.

But your average joe buyer won’t notice or care, OR they’ll already have plans to fit their own posh bathroom one day, I really don’t think any of this is something to worry about!

Yes in the other thread it was recommend that I:

  1. Not install glass shelves
  2. Remove bin and bath mat
  3. Buy some plants for toilet ledge
  4. Remove absolutely all paraphernalia

I’ve followed 3/4 recommendations. I thanked the posters for their insights re glass shelves but explained I was going to go with my own instincts.

Not read all thread, but just remove the mirror on the side. It draws attention to the size of the tap and the temporary nature of the bathroom. Less is more. Then, if you can't get tap fixed before viewings, just don't mention it.

I didn't notice our teeny tiny bathroom sink until I'd moved in and started using it. We replaced it. Easy. We love the house. It is not a deal breaker.

I’d be more put off by the pointless plug in the middle of the wall. Will look awful to trail a toothbrush wire from there to the shelf. It looks unfinished and like someone hasn’t thought very hard about design. And what’s the point of porcelanosa tiles with mistakes like that?

We have just sold a house that would have been ripped to shreds on here by all these kinds of posters - don't give it a second thought.
In the real world, people have imperfect houses (and everything else) and anyone who is sooooo picky won't be any fun to deal with as a buyer either.

But the things you have taken advice on are the things that don’t materially change the bathroom in any way.

Can you not see that removing a bath mat or adding a pot plant are pointless (as they wouldn’t be included in any sale) but drilling holes in tiles is irreversible?

Likewise people are trying to make you see that the tap is a minor point, not worth worrying about but that other things like the boxing in are the real indicators that things have been botched.

Like I said, someone trying to hard to distract by staging or expensive peripherals is likely to be a nightmare seller. Your recent posts haven’t disabused me of that notion.

That would be my concern too, especially with the odd position of the socket.
If I'm spending a large amount of money on a house then I'd not mind if a bathroom was dated or I'd want to replace it down the line, but anything that suggests there might be lots of snags and issues to uncover around the house might make me wary.

I don’t know. Ours photoshopped blue sky into the photos and removed the car from the drive, pretty standard stuff but easier than adding in something. If you’re that bothered change the tap quickly, it’s a 10 minute job. You could have changed it in the time taken to respond to all these messages.

However, as a buyer, I wouldn’t be poring over every detail of 20 odd photos before a viewing. I honestly don’t think I’d even notice the tap in one photo out of many. You be seem oddly fixated on it.

Actually plenty of buyers do notice these things - and much more than they notice a bin or an orchid.

If I’m spending nearly a million on a house, I want to know that it’s not going to cost me a fortune to undo stupid decisions (like drilling holes in tiles) and shortcuts like that boxing in.

When I bought my first flat, I accepted stuff like that because it was at the lower end of the market and I knew other things made it a good investment. But when I revamped my current house, which was full of botch jobs and poor design, things have been done properly.

At £895k people do care about boxing in, holes in tiles and plastic bath panels - not orchids and bins.

Not to say they won’t buy it with those problems, but if £895k is the top end for the location, it’s the kind of stuff that will make them think about offering lower - or looking elsewhere.

If the OP doesn’t want people’s opinions, however ‘wannabe Kirsty Allsop’ you judge them to be, why post twice and in AIBU?
