to think the new rules on no fault eviction - means people won't want to be landlords?

All this ‘landlords are parasites’ stuff is really depressing and short sighted. it feels like a lazy, knee jerk response.

What exactly do people imagine will happen if people stop providing rental
housing for people? It’s not going to
turn into some beautifully maintained, cheap as chips, social housing for all utopia or whatever they’re imagining.

Rentals should only be through councils and at social housing rates. Owners can let their property but in agreement with the council. There should be a limit on the number of properties someone can own. Rent should be capped.
All Rentals should be 'affordable' to someone working FT at NMW.

DH rented with his ex in around 1970, peppercorn rent, landlord were keeping an inherited property until their own DC grew up. All they wanted was enough to cover upkeep. DH, for years, believed all private rentals were this way and was horrified that we had to pay full rate around 30 years ago let alone Rentals costs now. Fortunately, we got a council house and so pay a sensible rent.
My vote will go to whichever party commits to large-scale council housing build.

The standards councils and housing associations are held to should be the same for private landlords. So many private landlords don’t treat tenants fairly.
Could it help bring house prices down if private landlords aren’t buying the cheaper properties? I reckon so.
I’m not demonising private landlords, I just think it shouldn’t be something you do to make a good percentage on an investment. It should be something you take seriously as career. It’s peoples lives.

@Iminpatchinghell I will tell you now that private landlords in scotland are held to higher standards than councils and housing associations!!!! We have had to do a whole barrage of testing for years and I know for a fact that many housing associations only started doing the same testing last year!!! I only charge the same or similar rent to councils in my area and I carry out repairs usually within 48 hours!! If my tenants complain to the council about anything like damp the council would come down on me like a ton of bricks but their own properties which they rent out are a bloody disgrace!! all my flats have to be good enough for me to stay in or I wouldnt let my tenants stay in them. most of my tenants are long term tenants who have moved from one to two bedroomed flats because they know I am a good landlord. do not tar all landlords with the same brush! just like i dont tar all tenants with the same brush, even though one tenant did a runner owing rent, taking the washing machine, undercounter freezer, shower screen and fittings and also the heating unit from the lounge, god knows what for!!

We need landlords I had a short term secondment with work
not sure how practical it would of been to sell my current house and buy a house to live in for 12 months then sell it again

also In my late teenage years rented a house with my then girlfriend the relationship didn’t last long i dread to think of the hassle separating if we would of buy a house between us instead of renting

in both sonorous I wouldn’t expect social housing

Two of my friends have been given notice to vacate at THIS TIME OF YEAR, because their landlords wanted an extra £100 a month, and cos they can't afford it, they're now scrambling to find somewhere to live, one of which is severely disabled.

Both instances have come about because of essential repairs that the landlord should already be in a position to pay.

It's pure greed.

So yes, they are parasites.

I think no fault evictions should be legislated against heavily but on the flip side I think fault evictions should be made easier. So if you aren't paying your rent, it should be easier to get you out. If you are trashing the property, make it easier to get you out but if you are a good, reliable tenant? You should have everything in your favour to not be made homeless with a couple of months noticr

Quite an aggressive response for someone who sounds like a good landlord. I don’t think I did ‘tar all landlords with the same brush’ as I said landlords should take it seriously. You clearly do.
Go and bash one of the posters who called private landlords ‘parasites’ 😂
I think there should be a standard which all landlords are accountable to. It sounds like you do that already so you’re not the type of landlord I know, and have heard of.

what about someone who gets a contract job away from their family for a year and wants to rent a luxury flat in the city centre? Should they not be able to choose a luxury property?

No, but planned requirements to raise energy efficiency of rented stock will. Many landlords only have one or a small number of properties and simply won’t be able to afford this.

Losing private rented stock will mean there will be increased demand for rented stock and rents will rise.

Don’t blame landlords. Blame successive governments who for decades have destroyed or failed to rebuild the social rented market ( the near destruction of which is pretty much responsible for much of the pressure in all tenures) , and completely failed to build a proper professional private rented market.

No. All the evidence suggests that it's not tenants who buy when landlords sell. It's whole new households that are formed. It's young people who had been living with mum and dad who get a deposit gifted to them, it's elderly people downsizing who can afford way more than tenants and a smattering of divorcees who have sold a family home. Tenants are in general the least likely to be able to command a deposit and a mortgage. And just in case you were unaware, the government will NEVER let house prices fall to the extent that would have to happen for most tenants to buy.

I think it's no loss. My friend and her 2 children has just been made homeless by her awful landlord. He'd always threaten to kick them out if she asked for repairs etc.

I have a flat I rent out.
My tenant is lovely, keeps the place immaculate and pays (market rate) rent on time.
I ensure the legal requirements around boilers and fire protection are up to date.
The rent is my only income. I paid the mortgage, I still pay the maintenance and ground rent, fees for safety, as I should do.
No property, no income.
No property, no home for a lovely family.
The government sold all the social housing, look to them if you can't find housing.

If being a BTL landlord is less attractive then there's less demand for the basic properties that are good for first-time buyers too, and if those properties stop spiralling out of affordability reach of first-time buyers then they can stop renting and buy instead, so there's less need for BTL landlords, and so no problem.

If tenants can afford to pay market rents, and keep up payments they can afford a mortgage. It needs a scheme to cover deposits. I know many paying more than a mortgage amount in rent!

So everyone who thinks landlords are parasites, would be happy for all the houses currently being rented, to suddenly be put on the market, flooding it, making house prices drop dramatically over night due to a huge increase in supply, making the value of their own house plummet so that millions of people are suddenly finding themselves in negative equity?

I work in this area. A lot of landlords are selling up because of the interest rates. Some are keen to get out before the reforms. Their tenants are struggling massively to find somewhere else to rent.

Tbh I didn’t want or need social housing when I rented. I just wanted to pay for somewhere with others in London before I met dh and settled down and bought

I am loving the idea that local authorities are brilliant landlords (or were) and their tenants live in beautiful, well maintained homes in areas where everything is wonderful.

I’ve been a council tenant. It was a utopia. In fact, they were the worst landlord I’ve ever had. By quite a long way.

True, but the difference is everyone needs a place to live, and they don't have the luxury of choice. I don't need to buy a coffee from Sharon's little coffee shop if I don't want to, but I need somewhere to live and the landlord has all the power to decide what rent to charge, I have no choice. (Not me personally as I live in social housing but that's the gist).
