@Buddybud
I haven't fully looked at photos but in response to people's location concerns...

I know some people have said it is pretty much on the A1 but strangely, it is a much quieter stretch. For some reason, between Berwick Upon Tweed and North Berwick, there doesn't seem to be much traffic at all.

It is also a beautiful area of the borders but not too far really from main towns.

You could have a house with a busier road and be in a little village or town.

SmokedGlass · 29/11/2023 21:50

It’s on a busy road, stepping out onto that would put me off immediately

Jessica3075 · 30/11/2023 05:56

Absolutely not. Not for me. At the turn of the 20th century, sure but not in today’s world. Situation a nightmare. Reflected in the price, I guess.

OhNoOhNo · 30/11/2023 07:36

I like it, it has lots pf potential. If you are getting more for your money then I’d definitely consider it.

Renting out the granny annex would be a good income stream, if there is rental demand.

This is helpful context. It’s not helpful that people rushing to put a downer on it without any knowledge.

Nevermind31 · 30/11/2023 08:45

Wouldn’t be for me. Too much work to make it workable, no separation of pavement and front door, big road,

TaylorNotSoSwift · 30/11/2023 09:10

I really like it but the home report flags a few things I would want to check out. While those would have influenced the price, I would consider if I had the funds/ desire to pay for and live through any remedial works.

You're looking at the wrong house. It's on the north side of the A1 on a side road (as others have said), and the railway (which is VERY busy as it's the east coast main line) is south of the A1. There is definitely not a railway line at the bottom of the garden.

It is a busy train line in some sense but it isn't noisy. I have parents just a few miles further up the coast who back on to this line. It isn't in the least bit disruptive or noisy and they occasionally get to see steam trains such as the Flying Scotsman.

Something a bit different about that!

Jaxhog · 30/11/2023 17:05

If thats the A1, it could be busy and noisy. Internal layout is a bit odd, but you could rearrange that. Otherwise, it looks nice.

KombuchaKalling · 30/11/2023 17:22

Still a stupid layout. The kitchen makes very little sense

MaryGreenhill · 30/11/2023 17:52

Lovely! Bite their hands off OP , good luck Smile

Are they hard of hearing? 😀

It is impossible not to hear trains if they are nearby.

In one of our previous houses we were about a mile from the main line. You could hear trains at night. We got used to it, but when my sister used to come and stay with us, she commented on it.

Greydiamond · 30/11/2023 20:55

@CocoChanellee how strange. Different people's perception perhaps? Or sound echoing / travelling differently.

My folks aren't hard of hearing, nor am I when I stay and I've never felt disrupted by that East Coast Line. Maybe it just becomes white noise to me.

jelly79 · 30/11/2023 21:42

Really strange layout. Would need remodelling?
