It's lovely! Easy to live in while you do up the strange pub style areas. Most of it has been done very nicely.

Maps is wrong - it's not on the A1 but very close. Depends how you feel about the noise.

Mad isn't it - mine is worth about that - 4 bed semi, large kitchen dinner, study, drive for 3 cars, big garden, 10 mins from the station - 1hour 15 mins from Euston!

I live not far from Grantshouse and I definitely wouldn't want to be so close to the A1. If you like the area why not look at Cockburnspath, Reston or Ayton?

Jeeze no, unless you live on a road that’s as busy as that currently and it doesn’t phase you. The pollution would still bother me even so.

You can only get a 2 bed semi where I live in Yorkshire for that price

I live right on a main road like that- in a rental - don't recommend it at all. Traffic wakes you all night rattling the floor boards and wardrobes. You never fully relax.

I don't know if you're familiar with the Scottish buying process but typically you would add at least 10% to the asking price, and in the Covid pandemic when everyone wanted to be 'rural ' some folk offered up to 30% above the asking price. So you could be thinking £300-£350k for the property.

Tamworth - West Midlands - lovely park, castle, Saxon history, loads of countryside all around - Birmingham 15 mins away by train, London - just over an hour direct. Also has a pub that's won beer garden of the year and pub of the year - oh yeah!

I don’t personally like it, it looks like downstairs could be used for guests and upstairs the living space. Was it previously rented as two apartments? I don’t like how it’s right on the path. It’s not ticking any boxes for me however does it tick any for you? We will all have different needs or requirements from a house so it only matters if you like it

Where are you that has 4 beds for 270k 1:15 from Euston?

But that doesn't make it a bargain. It's in the middle of nowhere, right next to one of the busiest roads in the country.

£270k for a 4 bed doesn't look particularly cheap from where I am and we have things like public transport and easy access to amenities.

It's definitely not cheap!

I wouldn't buy a house on a main road, the A1 will be busy. Pollution not only shortens lives but diminishes quality in later years. We can't avoid all pollution etc but I wouldn't purposely put myself and family in that position

air pollution concerns me so I checked a pollution map and it’s only orange as opposed to red. I know that’s still not great but virtually every city and town is red. Perphaps the pollution is lessened by the fields and stuff..

To ask your opinion on this property?

-Unusual property (pub conversion)
-No off street parking
-Right next to the A1 - no peace and quiet with lorries zooming past at all hours
-Seems very expensive for the area
-Also this looks to have sold in August this year for the same price, so why is it back on the market so soon?!

I'd definitely pass on this one unless you can see solid advantages that I'm not seeing.

Not the PP (or necessarily relevant to the OP) but a significant chunk of the West Midlands is <1h15 from Euston. Solihull, Coventry, Rugby all qualify and most of that area will have 4 beds around 270k or less.

it will take more money than you may think to turn it into a functional family home because its so big but there is plenty of space and scope to rearrange it and its perfectly liveable as it is

It need redecorating throughout but the likelihood is that you'd want to put your stamp on any house so that's not something I'd consider.

Gosh I thought the added on part was lovely. The older (presumably pub part) including the room with the bar and the older kitchen would need to be reworked unless you plan to do airb&b?

The road seems to be the main drawback for most folk.
