Looked on google - is that a railway out the back - I bet it shakes all day - what with the A1 in front!

CyberCritical · 27/11/2023 22:50

What's your family set up? The ground floor, bedroom, bathroom, kitchen, living room is ideal as a 'granny flat' to separate off.

It need redecorating throughout but the likelihood is that you'd want to put your stamp on any house so that's not something I'd consider.

The layout is odd though so if you don't have need or use for a separated independent living space you'll have to do a fair bit of reconfiguring.

Only £270k. Cant buy diddly squat round our way for that. Definitely nothing like this.

But that doesn't make it a bargain. It's in the middle of nowhere, right next to one of the busiest roads in the country.

£270k for a 4 bed doesn't look particularly cheap from where I am and we have things like public transport and easy access to amenities.

Buddybud · 27/11/2023 22:47

Nah, looks like there’s a garden then a field on Google earth. Just the view I think. No pics of garden, might be a state.

Looks like there is the garden, thrn a railway, then a field. With that and the rd it might explain the price unfortunately

Josette77 · 27/11/2023 22:56

It's huge, but looks cold and lacks character to me. The layout is weird and it needs a lot of work.

LadyGaGasPokerFace · 27/11/2023 22:57

Looks like a pub with the main kitchen upstairs on the first floor. It’s close to the road too. Not for me.

Vettrianofan · 27/11/2023 23:01

Not for me. Overpriced for what it is.

Redlarge · 27/11/2023 23:01

This is tonnes better (just look beyond the decor) for the price. The area is quite expensive so im guessing the original house is cheap due to rd and railway.

This one is really nice. Parking, quieter rd, still got outbuildings/summer house. But private mature gardens.

Area has a high level of crime I’m afraid, crime in other area is practically non existent.

How much furniture can one cram into each room of the house?!?

Ijustdontcare · 27/11/2023 23:15

If you go on the street view link on the page, this is how it pops up. The noise from the road is going to be constant.

To ask your opinion on this property?
larkstar · 27/11/2023 23:16

@Redlarge I was reaching for the epipen looking through those rooms - "too much" clearly isn't enough for some people; I need a lie down in a dark room.

ReadingSoManyThreads · 27/11/2023 23:19

Don't buy via Purplebricks, they are notoriously awful. They still accept and welcome offers on properties when a buyer is going through conveyancing. Although, saying that, I know the property buying/selling system is different in Scotland, so not sure if they can get away with that there or not. They're still an awful 'agent' to buy/sell through though generally speaking.

The road noise and pollution will be awful. I personally would not buy it, imagine if you had a child, they step out of the front door and an oncoming lorry swipes them clean out. Not worth the risk.

AVOID!

ETA ok so just looked on streetview and it's not right on A1, so the lorry/vehicle knocking down a child/dog risk isn't quite as I thought, however, I'd still avoid, you'll get so much road noise from the A1 and then the trainline. There are better properties out there.

threelittlescones · 27/11/2023 23:21

Do you currently live in Duns? Are you familiar with the area?

As others have said, it depends on your family dynamic really. And how comfortable you are having that road literally on your doorstep...

What in the name of God is that?

GlasgowGal82 · 27/11/2023 23:31

It's amazing how many of you can't use google maps! This house is not directly on the A1, it's on a little road just off the A1 behind some conifer hedging. Still probably fairly noisy, but the way some of you were going on you'd think the front door opened onto a dual carriage way. There's also a parking spot directly opposite for around 5-6 cars. Google maps also has a picture of it in 2018 when it used to be the Granthouse Arms (explains why that bar area looks so authentic!), but it looks like it's been a private home for a number of years. The trainline is on the far side of the A1 and I have no idea from looking at the photos why people think it is at the bottom of the garden! There's a bit of grassed garden with hedges across the road from the house, and it looks like a yard out the back.

It's not my cup of tea OP, but if you bought it you'd definitely get plenty of house for your money with good connections.

BIossomtoes · 27/11/2023 23:21

What in the name of God is that?

Do Dunelm do a loyalty card?!

Someone has a cushion fixation and has not quite copped on to the concept of "less is more"! I know that when one views a house one should imagine it empty and bland to see it more accurately but the I think I would struggle with that on the basis of the sensory explosion!

AndWordsWhen · 27/11/2023 23:43

Not one for me - the noise from the A1, the road a few feet from your windows and the trains would put me off.

Siha345 · 27/11/2023 23:48

The house looks quite big but the layout is awful so it’s not for me. It looks like the downstairs is built for parties and the bedrooms seem cramped for the size of the house.

Just wanted to ask about the home report as I only know bits and bobs about the Scottish system. Does the seller pay for the survey? And do they have to do that to put it on the market? How come it’s from 2020, is that how long it’s been on the market?

BlueGrey1 · 27/11/2023 23:50

Looks quite nice on the outside, it has some character, internal layout is a bit strange and would need quite a lot of work, Building energy rating is also quite low so you would probably need to put quite a bit of money into it to improve that otherwise the house could be quite cold

Very difficult to comment otherwise as I know nothing about your needs or wants and I’m not familiar with the area/ employment opportunities around there or schools
Would you intend to live in it?

Busy, is what it is. Travellers? Tbh I can't decide if I love or hate it. Perhaps with several full time cleaners I could live there. Minimalism is so last century yada yada.

It's a certain style for sure! I can see how it could be lovely once everything is stripped away. And it needs to be. Get rid of it all.

confusedbythesystem · 28/11/2023 03:57

First house cold and bland. Second house looks as if a branch of Dunelm has been emptied down the chimney. There is a middle ground.

Mummyoflittledragon · 28/11/2023 05:02

You get a lot of house for your money by the looks of it. But I don’t know the area. Could you live with the downsides? Ie, no parking, directly on the road and an odd layout. As it’s been on for a while, maybe the owner will take an offer… do be warned though that as it’s been on the market for a while it’s obviously a difficult property to sell!
