DH and I have a couple of properties we rent out. We have been renting to a young couple who always seemed like good tenants. We gave them notice a couple of months ago as we are going to start renting on AirBnB instead as DH thinks we will get more money (don't get me started).

Anyway, they moved out on Saturday and everything seemed fine. Today I went to get everything cleaned and I found (what I think to be) weed residue next to the sink. I'm Furious. I feel completely violated and uncomfortable being inside the property. I'm sick with worry that they have been using illegal drugs in my home and what the legal ramifications could be!!

Obviously we have their deposit. I was planning to refund it this week. After my discovery today, I now feel incredibly reluctant to make any sort of refund. The idea of supporting/funding their lifestyle makes me very uncomfortable. And they never would have been given permission to abuse my property in this way.

DH seems to think none of this is a problem and seems to completely miss the point - it isn't about cleaning it up - it's about the abuse of our trust.

It's the fact illegal activities have taken place in a property I own. That surely isn't acceptable and I have a good mind to report it to the police!

But you have. You're legally required to put the deposit in a scheme.

Are you older or very conservative op? I can't understand this hysteria over one weed. Or why you'd need to sterilise the property,as if weed is catching.

Can't quite get your angle. Residue of weed? are you sure it wasn't just cleaning not wiped - either way, if you are looking for a decent reason that would be burnt carpet, gouges in the wall broken beds etc not something you made up that causes no damage. Moving from still making money (hopefully with morality) providing homes to being part of the bigger problem hmmm

You’ve been a negligent landlord by not protecting the deposit and you’ve the cheek to question THEM? Laughable.

You sound pompous and ridiculous. What are these “ramifications” that you’re deluding yourself about? You think anyone will care if your ex tenants smoked some drugs? 🤣

I hope they take you for everything they can and you sell up to someone that can actually manage a property.

I’m so amused at the way these alleged potential major players in the drug trade looked after the property so well an extra wipe around the sink is all that would be needed.

So different the ones that skip paying rent, cause trouble with the neighbours, trash the place, grow in the attic, rig the electricity meters etc.

The OP had herself some very considerate and polite king pins in the drug world!

I don’t agree that by renting it becomes their home. If you buy a seat on a plane, you don’t start claiming you have a right to the aircraft! Yes, of course it’s important the house is in a good and liveable condition (and I can assure you it is) but renting doesn’t give someone the right to break laws, or treat me/the property with total disrespect.

You’ll all be delighted to know I have sent back the deposit. I was very tempted to tell DH to take the property off AirBnB, but since we already have bookings I don’t feel that’s an option. I will be writing a list of rules and leaving it on the kitchen table for check-in - including no illegal use of drugs - and a threat of prosecution should this rule be broken.

OP, there is no right to private prosecution in this country. You can threaten it til the cows come home but you have no power to do it. And believe me, if people are coming to your AirBnB with a plan to do drugs, you leaving a note telling them not to is hardly going to deter them if they actual law doesn’t…

They've been great tenants until you decided you wanted to evict them to rinse money from people via Air BnB.

Is the house ok? No damage? Keep your moral judgements to yourself, give them back the deposit and clean the house from top to bottom like you should be doing anyway.

You are most definetly the asshole here for multiple reasons. Kicking good tenants out of thier home for profit (yeah yeah its your house but even still, dick move), you found some coriander under the sink and think you can steal thier deposit?

I can't wait to see your wake up call when you're dealing with Air BnB people that literally dont give a shit about your house from the weekend they will be partying in it.
